ARLINGTON, TEXAS — SCM Real Estate Services has arranged a lease expansion for Tenaska Inc. in Arlington. The Omaha, Neb.-based energy company now occupies 32,100 square feet at 1701 E. Lamar Blvd. The lease represents the company’s fourth expansion of its regional headquarters within the building. Gary Walker and Renee Efimoff of SCM represented Tenaska in lease negotiations. Phil Sandlin of Bradford Commercial represented the undisclosed landlord. Terms of the lease were not disclosed.

ROSENBERG, TEXAS — Biotics Research Corp. has announced plans to complete a $2 million expansion of its 42,000-square-foot facility located in Rosenberg. The addition will total 35,000 square feet and will expand the company’s existing manufacturing and warehouse operations at the site. The City of Rosenberg and the Fort Bend County Commissioners’ Court also approved tax abatements for the project. The construction timetable was not disclosed.
IRVING, TEXAS — Fort Myers, Fla.-based Interop Technologies plans to open a new operations center Irving. The 23,000-square-foot property will be situated within the city’s Las Colinas submarket. Approximately 40 percent of the center will be dedicated to raised floor development, quality, assurance and systems processing. It will be staffed 24 hours a day. Interop plans to shift responsibility for supporting its hosted and turnkey customers from its current operations center in Fort Myers to the new facility. The company expects to spend approximately $3 million to purchase and renovated the building. Construction is scheduled for completion in early 2010.
ARLINGTON, PLANO AND DALLAS, TEXAS — Grubb & Ellis has completed three Dallas-area office leases. In Arlington, Unified investigations & Sciences leased 19,360 square feet of space, located at 1700 Tech Center Pkwy., from Parkway Industrial Partners. Cribb Altman and Lee Wagner of Grubb & Ellis represented the tenant. Canon Shoults of Holt Lunsford represented the landlord. In Plano, RamQuest Software leased 15,745 square feet of office space at Three Legacy Town Center, located at 5801 Tennyson Pkwy., from Tennyson Development LP. Grubb & Ellis’ Daniel Rudd and Billy Vahrenkamp represented the tenant. Ward Eastman of CAPSTAR Commercial Real Estate Services represented the landlord. Finally, Robert Half International leased 13,424 square feet of space, located within Dallas’ Occidental Tower at 5005 LBJ Freeway, from Occidental Tower Corp. Heather Shover and Russ Johnson of Grubb & Ellis represented the landlord. Kyle Pierson of Newmark Knight Frank represented the tenant.
DALLAS — Corgan Associates has been selected to design the new Reading Room for The Sixth Floor Museum at Dealey Plaza, a museum devoted to the assassination of President Kennedy. The Reading Room will be located within the Dallas County Administration Building (formerly the Texas School Book Depository) at 411 Elm St. Corgan will renovate former administrative space and the southeast corner meeting space, as well as create a Media Room that the museum will share with Dallas County employees. The museum is scheduled to open in November.
FRISCO, TEXAS — Construction is currently under way for the expansion of Bonnie Ruth’s Café Trottoir et Patisserie, a restaurant located within The Shops at Starwood in Frisco. Bonnie Ruth’s will expand into an adjacent 2,137-square-foot vacant space. The expansion will contain additional bar seating, a private dining area for groups, a take-out area and an expanded bakery. Construction is slated for completion in September. The restaurant will add a breakfast menu to its offerings to coincide with the expansion. The Shops at Starwood is a mixed-use center located at the intersection of the Dallas North Tollway and Lebanon Road. Phase III of the project is scheduled to break ground in 2009.
RICHARDSON, TEXAS — W.P. Carey & Co. has selected Jones Lang LaSalle as the exclusive leasing agent for 2370 North Performance Drive, a 282,000-square-foot, Class A office building located in Richardson. Constructed in 2001, the seven-story property is situated within the Galatyn Park submarket. It contains 846 parking spaces, convenient access to a nearby DART station and an average floor plate size of 40,285 square feet. Sandie Matejek and Shannon Brown will lead the Jones Lang LaSalle leasing team. This most recent assignment brings the company’s leased and managed portfolio in the DFW Metroplex to approximately 15 million square feet.
CORPUS CHRISTI, TEXAS — Corpus Christi-based Susser Holdings Corp. has reached an agreement to purchase a portfolio of 25 convenience stores. The purchase includes leaseholds for 24 of the stores and the real estate underlying the final property. Twenty-three of the stores are located throughout Texas and the other two are located in Louisiana. All of the locations have been constructed in the past 7 years, and Susser currently supplies fuel to 11 of the stores through its wholesale fuel business. The company plans to sublet a majority of the locations to independent operators. The all-cash transaction is expected to close at the end of August. Susser Holdings currently operates more than 515 convenience stores in Texas, Oklahoma and New Mexico under the Stripes and Town & Country brands. Its wholesale fuel division supplies branded fuel to approximately 370 independent dealers.
HOUSTON — Hendricks & Partners (H&P) has brokered the sale of Chancellor, a 224-unit multifamily community located at 311 Parramatta Ave. in Houston. The property was purchased by Miami Beach, Fla.-based JPMCC 2006-LDp9 Parramatta Lane Apartments LLC. The seller was locally based Chancellor Apartments LLC. Chip Nash and Greg Austin of H&P’s Houston office represented the seller. Terms of the transaction were not disclosed.
SAN ANTONIO — The San Antonio office of Transwestern has completed a lease for 50,000 square feet of office space at Bank of America Plaza, located in San Antonio’s central business district. Martin Down and Larry Mendez of Transwestern represented the landlord, Talcott Realty Investors, in lease negotiations. The tenant is the General Services Administration. Bank of America Plaza is a 532,900-square-foot, Class A office tower located at 300 Convent St.
