FRISCO, TEXAS — Home décor and accessories retailer Panache at Home is relocating to The Shops at Starwood, a mixed-use center located at the corner of Lebanon Road and the Dallas North Tollway in Frisco. The retailer plans to make the move in April. It had previously spent the last 5 years at a location at the corner of Legacy Drive and Lebanon Road. The Shops at Starwood is owned by Dallas-based Hermansen Land Development. It offers restaurants, boutique retail shops and luxury office space. Phase III of the project will break ground the year; it will include the construction of a Class A office tower with structured parking, specialty retail and luxury dining. The project originally opened in November 2006.

OWASSO, OKLA. — JCPenney will hold the grand opening next month for a new location at 9056 N. 121st St. in Owasso. The 104,000-square-foot store is one of nine nationwide JCPenney locations that will open on March 6. The new store will highlight two of JCPenney’s new concepts: its Sephora beauty boutique and the American Living line of apparel. Other features include a portrait studio, in-home custom decorating services and a full-service salon. The retailer will add approximately 125 jobs to the local economy.
HOUSTON — Colliers International has negotiated a lease for 4,000 square feet at Kingwood Commons Shopping Center, a 177,000-square-foot retail property located at the corner of Loop 494 and Kingwood Drive in the Kingwood submarket of Houston. Marshall Clinkscales of Colliers’ Houston office represented the lessee, Zachary’s Cajun Café. The landlord, OZ/CLP Kingwood Commons LP, was represented by Cindy Alexander of Jenco Realty. Terms of the lease were not disclosed.
WYLIE, TEXAS — Fort Worth, Texas-based NAI Huff Partners has arranged a lease in Wylie for a new restaurant. Curbis LLC has leased 1,936 square feet at First Wylie Shopping Center, located at 627 N. Highway 78, and plans to open a restaurant named Meteor Hamburgers. NAI’s Frank Jester represented Curbis LLC in lease negotiations. The landlord, Thomas Z. Hoffman, was represented by Brad Quine of Quine & Associates. Terms of the lease were not disclosed.
CORPUS CHRISTI, TEXAS — Development is under way for Mirador, a 206-unit senior housing facility located at the corner of Staples Street and Yorktown Boulevard in Corpus Christi. The gated, resort-style community is located on 13 acres and features 110 independent living apartments, 40 assisted living suites, 40 skilled nursing care rooms and 16 memory support residences. Amenities at the community include a 25,000-square-foot common area that houses an on-site beauty salon/barber shop, comprehensive wellness programs, restaurant-style dining and a creative arts studio. Mirador is owned by Texas-based non-profit organization Senior Quality Lifestyles Corp. and is being developed by Greystone Communities. Architecture firm three is serving as project architect, with Gignac Landscape Architecture providing landscape architecture services and Bridget Bohacz + associates inc. serving as interior design firm. Andres Construction is serving as general contractor. The construction timetable was not released.
FORT WORTH, TEXAS — Mazur Capital has acquired a property located at 3017 Morton St. in Fort Worth for the future location of Capital Bar. The 0.3-acre property currently houses a 1950s-era building that was most recently used as a print shop. The building will be demolished to make way for a 2,600-square-foot bar. It will feature a modern-industrial lounge design with a 38-foot long bar, flat-screen televisions, exposed beam ceilings and a central staircase that leads up to a 1,500-square-foot covered, rooftop patio. The property will provide space for on-site parking, as well as the possible addition of an outdoor live music stage. Completion is scheduled for May. The project architect is locally based Barnes Architects.
HOUSTON — Houston-based McCall Gibson & Co. has signed a lease for 8,271 square feet at Wortham Green, a three-story, 63,000-square-foot office building located in Houston. The accounting firm will use the offices, located at 13100 Wortham Center Dr., as its corporate headquarters. It will take occupancy in June. Mike McCall of Jones Lang LaSalle’s (JLL) Houston office represented McCall Gibson in lease negotiations. The building’s owner, Sacramento, Calif.-based Panattoni, was represented by Louis Rosenthal of JLL, as well as Justin Bennett and John Patterson of Panattoni. Terms of the lease were not disclosed.
AUSTIN, TEXAS — Columbus, Ohio-based RockBridge Capital has closed a $19.4 million financing package for a 140-room aloft hotel that is being developed in Austin. Financing consists of a $15.6 million first mortgage and $3.8 million in mezzanine financing. The loan is secured by the aloft Austin Northwest at The Domain, which is currently under development within The Domain, a 304-acre mixed-use development. The hotel will feature loft-style guestrooms with 9-foot tall ceilings, 42-inch flat-panel televisions and large guest bathrooms. The hotel will include a lobby bar, grab-and-go food options and 1,000 square feet of meeting space. The hotel will be operated by LodgeWorks, one of RockBridge’s partners. Phase I of The Domain opened in March 2007; it includes a 700,000-square-foot lifestyle center anchored by Neiman Marcus and Macy’s. Once the project is fully built out, it will contain 3.5 million square feet of office space, 1.6 million square feet of retail and restaurant space and 4,500 residential units.
HOUSTON — CB Richard Ellis (CBRE) has brokered the sale of a 3,567-square-foot medical building located at 3429 Bellaire Blvd. in southwest Houston. Simmi Jaggi and Elizabeth Clampitt of CBRE’s Houston office represented the buyer, Ahab Investment Group, as well as the sellers, Kenneth and Ann Huete. The acquisition price was not disclosed.
HOUSTON — The Houston office of Hines has announced that the company’s 717 Texas office building, located in the central business district (CBD) of Houston, has received the silver level of LEED – Existing Buildings: Operations & Maintenance certification from the U.S. Green Building Council. This makes the 33-story, 696,000-square-foot tower the first commercial office building in Houston’s CBD to receive the designation. The building participated in the LEED Core & Shell pilot study in 2002, and it has also received the Energy Star label from the Environmental Protection Agency. Sustainable features include a green and reflective roof on the parking garage, an air purification system, filtered drinking water, low-flow restroom fixtures and a building-wide recycling program. The property is fully occupied by a tenant roster that includes Avalon Advisors, Calpine Corp., Charter Title, Crimson Exploration, Jones Day, Kayne Anderson, Plains Explorations, Rosetta Resources, Smith Barney and TransCanada. The property was developed by Hines, and is currently owned and managed by the company, as well.
