HOUSTON — Simply Fashions has opened a new 11,449-square-foot location at Huntington Village, a shopping center that is located at the intersection of Bissonnet Street and Dairy Ashford Road in Houston. Braxton Brockenbrough of The Houston office of The Weitzman Group represented the tenant in lease negotiations. Mike Parker provided in-house representation for the shopping center’s owner, Centro Properties Group. Terms of the lease were not disclosed.

HOUSTON — CB Richard Ellis (CBRE) has brokered two Houston lease renewals. First, Nippon Express USA, renewed its lease for 34,800 square feet of distribution space at Interwood Business Center I, located at 14430 and 14440 John F. Kennedy Blvd. in Houston. CBRE’s Patrick Rollins represented the landlord, KTR Capital Houston, while Brad Marnitz of NAI Houston represented the tenant. In addition, Land Tejas Cos. renewed its lease for 12,246 square feet of office space at The Offices at Piney Point, located at 2450 Fondren Rd. CBRE’s Jon Lee and Rich Pancioli represented the tenant, and Mark Stringer of Noex Management represented the landlord.
AUSTIN, TEXAS — Kennedy Wilson Auction Group has conducted the auction of the remaining 19 condominiums at Brazos Place, a 14-story residential tower located at 800 Brazos St. in Austin. The condos involved in the auction range in size from a 623-square-foot, one-bedroom units to the 2,745-square-foot, three bedroom penthouse. The units were sold from $168,000 for the one-bedroom unit to $970,000 for the penthouse. More than 500 people attended the auction. Brazos Place opened approximately 2 years ago. It consists of the residential redevelopment of the former Commodore Perry Hotel. It features 75 residential units, as well as ground-floor retail and office space. Amenities include a fitness center, a rooftop terrace, and valet and concierge services. The 19 units involved in the auction were the only unsold units left in the building.
BROOKSHIRE, TEXAS — Arlington, Texas-based Bob Moore Construction has been selected to finish out the retail store portion of the new Rooms To Go distribution center currently under construction at 31111 Miller Rd. in Brookshire. The showroom will take up 81,728 square feet of the approximately 1 million-square-foot facility. Bob Moore is also serving as general contractor for the construction of the rest of the distribution center. In addition to the main building, the project will also include construction of a separate 12,000-square-foot trailer maintenance building. Rooms To Go is acting as its own developer for the project, with Atlanta-based MacGregor Associates Architects serving as project architect. Completion of the distribution center is expected in early 2010. In 2004, Bob Moore also completed an 851,000-square-foot distribution center in Arlington, Texas, for Rooms To Go.

Glynn Mireles of CBRE’s Houston office represented the landlords: Lee Toombs, Liza Toombs and Ann Toombs Alej. Caleb Lawson of The Lawson Group represented the tenant, oilfield parts supplier Mud King Products. Terms of the lease were not disclosed.
RICHMOND, TEXAS — Construction is complete for a new Kroger Marketplace at Waterside Marketplace, a shopping center located in Richmond that is owned by Jacksonville, Fla.-based Regency Centers. The new grocery and home goods store totals 123,000 square feet. It features Kroger’s normal grocery sections, along with a wine shop, a natural and organic foods section, a drive-thru pharmacy, a Fred Meyer jewelry store and a home furnishing section featuring Ashley brand furniture. The center will hold its formal opening in October. Once that occurs, it will be the largest Kroger Marketplace in the state. Waterside Marketplace is a 147,917-square-foot community shopping center located at the corner of Grand Parkway and Mason Road. It is currently 65 percent leased.
TULIA, TEXAS — Grubb & Ellis has brokered the sale of a 3,060-square-foot industrial building, located at 426 N. Highway 87 in Tulia. Chris Wright and Blake Anderson of Grubb & Ellis’ Dallas office represented the seller, Walco International. The property was acquired by Rocky Wilhelm for an undisclosed amount.
CORPUS CHRISTI, TEXAS — Corpus Christi-based NAI Cravey Real Estate Services has completed the leasing of the former CompUSA building, located at 5701 S. Padre Island Dr. in Corpus Christi. The 12,502-square-foot building will be occupied by SPID Corpus Development, which will operate a cancer facility at the site. Matt Cravey and Lynann Pinkham of NAI Cravey represented the landlord, 5701 So. Padre Island Drive LLC, in lease negotiations. Jaime Batten with the College Station, Texas, office of Keller Williams Realty represented the tenant. The building has been vacant since CompUSA closed in January 2008.
DALLAS — Centro Properties Group has leased 4,231 square feet within Skillman Abrams, a shopping center located in Dallas, to Stone Elephant, a bar and grill. The space is situated at the intersection of Skillman Street and Abrams Road near East Northwest Highway. Marcia Minton provided in-house representation for Centro in lease negotiations. The tenant was represented by James Hartsough of Dallas-based Swearingon Real Estate. Terms of the lease were not released.
DALLAS — Hendricks & Partners (H&P) has brokered the sale of Buckner Village, a 172-unit multifamily community located at 1810 John West Rd. in Dallas. Peter Hartnett of H&P’s Dallas office represented the seller, Delaware-based BLS Buckner LLC c/o Coral Gables, Fla.-based Bayview Financial. Buckner Village was acquired by Austin, Texas-based KJO Investments for an undisclosed amount.
