FORNEY, TEXAS — Stan Johnson Co. (SJC) has brokered the sale of a 12,900-square-foot CVS/pharmacy, located at 775 E. U.S. Highway 80 in Forney. The pharmacy is currently subject to a 25-year, absolute net lease. It is situated on a 14-acre property that will soon be home to Forney Regional Medical Center. SJC’s David Clary represented the seller, a Chicago-based institutional client. The buyer was a private investor completing a 1031 exchange. The acquisition price was not disclosed, but the property listed for $5.43 million.

ARLINGTON, TEXAS — Dallas-based Henry S. Miller Brokerage (HSMB) has completed a lease for 186,344 square feet, located at 2400 Centennial Dr. in Arlington. The space will be occupied by Flex-N-Gate Texas, which will use it as manufacturing space. The company had previously been subleasing the space since 2005. HSMB’s Pete Richardson and Drew Richardson represented the tenant in lease negotiations.

THE WOODLANDS, TEXAS — The Woodlands Development Company has held the grand opening for Riva Row Park & Boat House, a 1.6-acre public park located along The Woodlands Waterway in The Woodlands. The park is located at the junction of the upper and lower levels of The Woodlands Waterway. The park features the Riva Row Boat House, which rents kayaks for use on the waterway. The project was conceived by Sasaki & Associates. Contractors for the project include Millis Development & Construction and Jones & Carter.

FRISCO, TEXAS — Hall Financial Group has negotiated two leases at Hall Office Park, the company’s 162-acre, master-planned office park located in Frisco. First, TITAN Engineering has signed a new lease for 10,175 square feet at 2801 Network Blvd. The company will be relocating its corporate headquarters here from Carrollton, Texas. The lease carries a 5-year term. Hall’s Jean Farris and Tammy Lomonaco negotiated the lease. In addition, the Frisco Family YMCA has renewed its lease for 8,768 square feet at 2401 Internet Blvd. The transaction was negotiated by Farris.

GRAND PRAIRIE, TEXAS — Fort Worth, Texas-based Speed Fab-Crete has completed construction of a 17,000-square-foot retail outlet for SIX & Mango Co., a construction equipment sales and rental company. The new building is located at 4011 W. Interstate 30 in Grand Prairie; it replaces the retailer’s west Dallas location. The facility includes showroom space, a product display area, a parts department, sales and administrative offices, service work bays and a mezzanine for storage. The project was designed by Fort Worth-based Callahan & Freeman Architects.

SPRING, TEXAS — The Houston office of Stan Johnson Co. (SJC) has completed the sale of an approximately 1.9-acre ground lease, located at the northwest corner of Interstate 45 and Louetta Road in Spring, for $1.61 million. The property currently contains an 8,000-square-foot Cheddar’s Casual Café restaurant. SJC’s Daniel Herrold and Hunter Haggard represented the seller, Houston-based Louetta Towne Center Ltd. Jay Levelll of Charlotte, N.C.-based Berkeley Capital Advisors represented the buyer, a New York-based individual investor participating in a 1031 exchange.

HOUSTON — Sandvik has signed a lease for 80,000 square feet of flex space located within Cole Creek Business Park at 8618 W. Little York Rd. in Houston. The company will consolidate two of its existing locations into the new facility, which will house the company’s Material Technology Tube Products Southeast regional sales office and warehouse. The new lease represents an approximately 30,000-square-foot expansion from the division’s former locations. Faron Wiley of CB Richard Ellis represented the landlord, Cole Creek Industrial Associates LP. The tenant was represented by Blake Kendrick of Stream Realty Partners. Cole Creek Business Park is a 90-acre, master-planned business park that contains more than 1 million square feet of single- and multi-tenant industrial space. Cole Creek Industrial Associates is a partnership between ING Clarion Partners and Dallas-based Trammell Crow Co.

PLANO, TEXAS — Plano Independent School District has awarded Cadence McShane Construction Co. the comprehensive construction assignment for Douglas Otto Middle School in Plano. The new 153,400-square-foot educational facility, which will be located on a 22.77-acre site at 6600 Alma Dr., will feature 63 classrooms, eight science labs, a music room, a 500-seat competition gymnasium, cafeteria, library, practice gymnasium, administration facilities and dedicated space for special education and guidance counseling. The assignment also includes construction of two football fields, four fenced tennis courts and a 133-stall surface parking lot. Dallas-based PBK Architects are providing architectural services.

SEABROOK, TEXAS — Seatree Properties, Ltd., has secured a $5.8 million loan from Freddie Mac to completely pay off the existing loan on Seatree Apartments in Seabrook. Whitaker Johnson with the Dallas office of Holliday Fenoglio Fowler arranged the refinancing for the 220-unit apartment community on behalf of Seatree Properties. Located approximately 20 miles southwest of downtown Houston at 2800 Nasa Parkway, the garden-style complex was renovated in 2006 and offers five floor plans. The borrower is an affiliate of Hall Financial Group, Ltd.
