CEDAR HILL, TEXAS — Kids Empire will open a 10,527-square-foot indoor playground in the southwestern Dallas suburb of Cedar Hill. The space is located within Hillside Village, a 615,000-square-foot, open-air power center that anchored by Dick’s Sporting Goods, Barnes & Noble, Old Navy and H&M. Gretchen Miller, Emilie Paulson and Bryn Carden of Weitzman represented the landlord, PREP Property Group, in the lease negotiations. Robin Barrow and Eddie Liebman, also with Weitzman, along with Austin Diemer and Shelby Pedroza with E & R Property Group, represented Kids Empire.

HOUSTON — Los Angeles-based investment firm Lunada Rose Partners has acquired a 185,413-square-foot industrial building located at 13612 Furman Road on the south side of Houston. The building was completed earlier this year and features 32-foot clear heights, 34 loading docks and two drive-in doors. At the time of sale, the building was fully leased to Empire Auto Parts on a long-term basis. JLL represented the undisclosed seller in the off-market transaction. The sales price was also not disclosed, but the deal traded in all-cash and was originally listed for $21.8 million.
SHERMAN, TEXAS — Marcus & Millichap has brokered the sale of Quality Suites Sherman, a 67-room hotel located about 50 miles north of Dallas in Sherman. The sales price was not disclosed. Built on 2.2 acres in 1996 and renovated in 2019, the two-story hotel offers amenities such as an outdoor pool, meeting room, breakfast bar and guest laundry facilities. Chris Gomes of Marcus & Millichap represented the seller in the transaction and procured the Oklahoma-based private investor as the buyer. Both parties requested anonymity. Allan Miller and Skyler Cooper of Marcus & Millichap assisted in closing the deal as supporting brokers.
RICHMOND, TEXAS — Locally based developer NewQuest Properties has broken ground on a 19,000-square-foot, multi-tenant retail building in Richmond, a southwestern suburb of Houston. The building will be part of Phase III of The Grand at Aliana, a 65-acre development. The building is 75 percent preleased to Milano Nails, America’s Best, Five Guys, Dunkin’, Firehouse Subs and Buffalo Wild Wings Go. The stores and restaurants are expected to open next summer. Costco Wholesale anchors Phase III of the development and opened its doors earlier this year.
ALLEN, TEXAS — Newmark has negotiated an 15,000-square-foot office headquarters lease at The Farm, a 135-acre mixed-use development located in the northeastern Dallas suburb of Allen. The tenant, Fibergrate Composite Structures, a provider of composite building materials and anti-slip surfaces, will move in to the 102,000-square-foot FARMWorks One building early next year. Nathan Durham and Duane Hendley of Newmark represented the landlord, JaRyCo, in the lease negotiations. Mac Morse, Jakey Younger and Scott Morse with Citadel Partners represented the tenant.
FORT WORTH, TEXAS — Cheeseburger restaurant chain Smalls Sliders has signed a new franchise deal to open six new restaurants in the Fort Worth metro area. Franchisee Brett Stewart will operate the restaurants, which are dubbed “Cans.” Locations will include Fort Worth, White Settlement, Weatherford, Granbury, Cleburne and Stephenville. The first of the new units is scheduled to open in 2025. Smalls Sliders was founded in 2019 and now has a portfolio of more than 300 restaurants currently open or under development.
SAN ANTONIO — University Health has acquired a 142,500-square-foot office building in northwest San Antonio. According to LoopNet Inc., the property at 6200 Northwest Parkway was built in 2000 and includes 963 parking spaces. Russell Noll and Kelly Ralston of Transwestern represented the seller, Sentinel Net Lease LLC, in the transaction. Chad Gunter, also with Transwestern, represented University Health, which plans to utilize the property to expands its administrative and back-office operations. The healthcare provider operates two teaching hospitals and multiple outpatient clinics in the San Antonio area.
WEBSTER, TEXAS — Ascension Advisory has arranged the sale-leaseback of a 59,720-square-foot life sciences facility in Webster, a southeastern suburb of Houston. The property was originally built in 1984. The acquisition of the facility comes as part of the buyer, mission-critical materials and chemicals manufacturer VION Biosciences, purchasing both the business operations and physical real estate of the tenant, Ansh Labs, including the Webster facility. The sales price and lease details were not disclosed.
NEW CANEY, TEXAS — Lumos, an entertainment concept that features activities such as bowling, laser tag, axe throwing and arcade games, will open a 45,000-square-foot venue in New Caney, a northeastern suburb of Houston. The space is located within the 1,400-acre Valley Ranch master-planned community and will include a 6,000-square-foot area for virtual reality, karaoke and private events, as well as a cocktail bar, restaurant and outdoor patio. The opening is scheduled for next spring. Signorelli Co. owns Valley Ranch and has engaged Palo Duro Commercial Partners to lease the remaining space within the 60-acre entertainment district.
HOUSTON — Wylie & Associates has signed a 14,453-square-foot office lease in West Houston. The engineering firm is relocating from 1 Greenway Plaza to the building at 1177 W. Loop S. Anthony Squillante and Dustin Devine of Avison Young represented the tenant in the lease negotiations. Kelli Gault and Doug Little of Transwestern represented the landlord, Hicks Ventures. Wylie & Associates plans to take occupancy of its new space in March 2025.
