HOUSTON — NAI Houston has brokered the acquisition of a 21,000-square-foot industrial facility located within Cutten Road Business Park in Houston. NAI’s John Ferruzzo and Joel Michael represented the buyer, Adams Valves Inc. Charlie Christ provided in-house representation for the owner and developer of the facility, locally based Clay Development & Construction. The acquisition price was not disclosed.

FLOWER MOUND, TEXAS — Naterra International, a beauty care product manufacturer, has leased 63,260 square feet within the Corporate Ridge business center in Flower Mound for its corporate headquarters and distribution center. Naterra produces four product lines sold at retailers, including Tree Hut, All That Glitters, Colorgen and Baby Magic. The new lease will bring 28 jobs to Flower Mound; the company will continue to operate its Dallas manufacturing facility. Corporate Ridge is a 477,000-square-foot development; it currently has 41,000 square feet remaining for lease.

HARLINGEN, TEXAS — The Harlingen City Commission has approved a new service center for UnitedHealth Group in Harlingen. The facility will be located at 222 S. 77 Sunshine Strip in a 55,000-square-foot building formerly occupied by Albertsons. The building will be purchased by the Harlingen Economic Development Corp. and leased to UnitedHealth Group, which will spend more than $6 million renovating and fitting up the building. The new service center will be operated by Ovations, UnitedHealth’s senior health and well-being company. It will include customer service and sales representative positions, as well as a variety of management, information technology and training personnel. Completion is scheduled for August.

ALLEN, TEXAS — The topping out ceremony has been held for the Courtyard by Marriott Dallas – Allen Hotel & Conference Center, located in Allen. The hotel totals nine stories with 228 rooms and an adjoining 15,000-square-foot conference center. It features a full-service restaurant, a 24-hour convenience store, a lounge with big-screen televisions, a business center, an indoor swimming pool and whirlpool, and a fitness center. The conference center features a 9,300-square-foot ballroom with a 1,300-person capacity. The project is owned by John Q. Hammons and will be operated by Springfield, Mo.-based John Q. Hammons Hotels & Resorts. Crossland Construction is serving as general contractor. Completion of the project is scheduled for October 2008. The new Courtyard by Marriott is situated at 210 E. Stacy Rd. within the Village at Allen, one component of Dallas-based MGHerring Group’s 3 million-square-foot Village at Allen and Village at Fairview mixed-use project. The Village at Allen component opened in October 2008. The new hotel will be located adjacent to the new $50 million Allen Event Center, a 7,500-person venue that is slated to open in November.

SAN ANTONIO — Trane, an air conditioning systems, services and solutions company, has just received LEED – Commercial Interiors, Silver-level certification for its 32,000-square-foot office building located at 9535 Ball St. in San Antonio. The building, which was constructed by Metropolitan Contracting Co., includes high-efficiency HVAC systems, as well as water and light conservation techniques. Approximately one-third if the building materials used in construction were recycled, and 7 percent were derived from rapidly renewable sources. The building uses 32 percent less water than a comparable, non LEED-certified building and 50 percent less energy. The lighting systems also contain 15 percent less power density. The building is only the fourth LEED-certified building in San Antonio.

HOUSTON — Houston-based Midway Cos. has completed construction for Brownstones at CITYCENTRE, part of the residential component of the $500 million CITYCENTRE mixed-use development located in Houston. Brownstones at CITYCENTRE features 35 three-story residences ranging in size from 3,245 to 3,722 square feet. Each home features a two-car garage, covered balconies and an elevator, as well as the choice of two to four bedrooms. The 37-acre CITYCENTRE project is located between Interstate 10W and the Sam Houston Tollway. Upon completion, it will comprise approximately 1.8 million square feet of retail, restaurant, office, residential and hotel space.

CARROLLTON, TEXAS — The Dallas/Fort Worth office of Lee & Associates has brokered the sale of a 91,257-square-foot industrial building located at 1432 Macarthur Blvd. in Carrollton. Lee & Associates’ Greg Nelson and Ken Wesson represented the seller, Fastenal Co.; the buyer, RTC Properties, was represented by Brian Pafford and Kevin Santaularia of Dallas-based Bradford Cos. The acquisition price was not disclosed.

SUGAR LAND, TEXAS — Three restaurants are opening new locations within Sugar Land Town Square, a 32-acre master-planned community located at the intersection of U.S. Highway 59 and Highway 6 in Sugar Land. Escalante’s has opened its fifth Mexican restaurant in the Houston area at 15933 City Walk. It is joined by frozen yogurt and smoothie shop Swirll, which is opening its fourth Houston location next door at 15955 City Walk. Finally, July will mark the opening of Japanese hibachi restaurant Taisho, which will open its sixth Houston-area location on the first floor of the recently completed Minute Maid corporate headquarters building. Phases I and II of Sugar Land Town Square are already complete. They include a 300-room, full-service Marriott hotel and conference center, the new 82,000-square-foot Sugar Land City Hall, 167 mid-rise residential condominiums, 208,000 square feet of office space, 182,000 square feet of Main Street-style retail and restaurant space, and a 1.4-acre pedestrian plaza. Upcoming phases of the project include an additional 357,000 square feet of Class A office space and 56,000 square feet of retail, both of which are scheduled for completion in 2010.

FRISCO, TEXAS — Atlanta-based Post Properties is nearing completion for Post Sierra at Frisco Bridges, a 269-unit luxury apartment community located in Frisco. The community comprises four-story buildings with one- and two-bedroom apartments that range in size from 600 to 1,300 square feet and range in price from $750 to $1,550 per month. Community amenities include wine lockers, a clubroom with a demo kitchen and flat screen televisions, a fitness center, an Internet café and a swimming pool. Post Sierra also features 30,000 square feet of retail space. It is part of the 36-acre Sierra Frisco master-planned project that is currently under development. The apartment project broke ground in late 2007; first move-ins are expected in April.

CORINTH, TEXAS — Marcus & Millichap has brokered the sale of a Christian Brothers Automotive located on South Interstate 35E in Corinth. The store was constructed in 2007 and is situated on 0.69 acres. It is currently under a 15-year, triple-net lease. Jason Vitorino, Tommy Tucker and Philip Levy of Marcus & Millichap’s Dallas office represented the seller, a Texas-based limited partnership. The property was acquired by a California-based private investor that was represented by a Los Angeles-based broker. The acquisition price was not disclosed.
