DALLAS — The Texas Capital Bank Building, a 20-story, 507,000-square-foot office building located at 2000 McKinney Ave. in uptown Dallas, has opened. The tower, which was designed by HKS Inc., includes street-level restaurant and retail space, a 1,300-space parking garage built into the building’s base and 15 residential units along the building’s Woodall Rodgers Freeway frontage. The property’s office component is currently 35 percent occupied by a tenant roster that includes Texas Capital Bank and Corrigan Properties. Occupancy will increase to more than 80 percent by late spring when Lincoln Property Co. takes moves into its offices.

DICKINSON, TEXAS — The Houston office of Henry S. Miller Brokerage (HSMB) has negotiated a lease for the second expansion of Sherwin Williams within Dickinson Village Shopping Center, a grocery-anchored retail property located at 3410 Gulf Freeway in Dickinson. The retailer increased its presence by 1,400 square feet, bringing its total amount of space in the center to 8,400 square feet. In November 2008, Sherwin Williams completed its first expansion, which was also for 1,400 square feet. HSMB’s Shawn Ackerman represented the landlord, SW Kirkwood LP. Dickinson Village Shopping Center is anchored by Kroger; additional tenants include Subway, Pizza Hut, Curves and H&R Block.

FRISCO, TEXAS — The grand opening has been held for the new Main Event Entertainment, a 65,000-square-foot entertainment and restaurant venue located within Frisco Market Center in Frisco. Main Event Entertainment features interactive games, bowling, billiards, laser tag, a ropes course and a restaurant. The entertainment center is located at The Frisco Market Center Promenade, which will include an additional 66,000 square feet of restaurants, retail and office space when it is completed in the fall. Frisco Market Center is an 88-acre master-planned development located at the corner of Main Street and Dallas North Tollway. Upon full build-out, it will feature retail, restaurants, multifamily units, hospitality and entertainment. Additional tenants already signed on for the center include Howard Wang’s China Grill and IHOP. In March, construction will commence for Courtyard by Marriott’s new concept hotel, Go Marriott. Frisco Market Center is owned by Dallas-based Hermansen Land Development.

DALLAS — The Dallas office of Transwestern has been selected to manage a 2 million-square-foot portfolio owned by Energy Future Holdings, a privately held energy company with a portfolio of regulated energy subsidiaries that includes Luminant, Oncor and TXU Energy. The most notable property that Transwestern will now manage is Energy Plaza, a 48-story, 1.2 million-square-foot office building located at 1601 Bryan St. in downtown Dallas. The Transwestern team responsible for the portfolio includes Kim Brooks, Jeff Anderson, Mike Ogden, Jeff Shea and Jim Graham. Brooks and Anderson will oversee leasing and marketing efforts for Energy Plaza, while Shea will oversee management of the property. Graham will facilitate lease administration for the portfolio and Ogden will provide senior management oversight.

DALLAS — Dallas-based The Allen Group has disposed of a 9.3-acre land parcel located within the Dallas Logistics Hub, a 6,000-acre, multi-modal logistics park located in southern Dallas County. The parcel was acquired by Oncor Electric Delivery Co., a regulated electric distribution and transmission company. Oncor plans to construct an electric transmission substation on the site. Construction is scheduled to begin by May. It will become the third substation located within Dallas Logistics Hub.

HOUSTON — Colliers International has completed the sale of an office building located in Houston. The property consists of a six-story, 135,000-square-foot office building located at 2600 North Loop. Bob Parsley and Bill Byrd of the Houston office of Colliers represented the seller, Irving, Texas-based CHRISTUS Health. The buyer, Fuller Realty Partners, was represented by Jay Kyle, also of Colliers’ Houston office. The acquisition price was not disclosed.

FRISCO, TEXAS — Home décor and accessories retailer Panache at Home is relocating to The Shops at Starwood, a mixed-use center located at the corner of Lebanon Road and the Dallas North Tollway in Frisco. The retailer plans to make the move in April. It had previously spent the last 5 years at a location at the corner of Legacy Drive and Lebanon Road. The Shops at Starwood is owned by Dallas-based Hermansen Land Development. It offers restaurants, boutique retail shops and luxury office space. Phase III of the project will break ground the year; it will include the construction of a Class A office tower with structured parking, specialty retail and luxury dining. The project originally opened in November 2006.

OWASSO, OKLA. — JCPenney will hold the grand opening next month for a new location at 9056 N. 121st St. in Owasso. The 104,000-square-foot store is one of nine nationwide JCPenney locations that will open on March 6. The new store will highlight two of JCPenney’s new concepts: its Sephora beauty boutique and the American Living line of apparel. Other features include a portrait studio, in-home custom decorating services and a full-service salon. The retailer will add approximately 125 jobs to the local economy.
