HUMBLE, TEXAS — Locally based developer Triten Real Estate Partners has completed a 171,000-square-foot distribution center in Humble, a northern suburb of Houston. Known as McKay at Will Clayton Logistics Center and built on a speculative basis, the property features multiple drive-up ramps with oversized doors, fenced truck courts, 41 dock-high doors and 4,360 square feet of office space. Project partners included Method Architecture, Angler Construction and Grey Wolf Engineers. CBRE is the leasing agent. Construction began last October.

TOMBALL, TEXAS — Colliers has brokered the sale of a 29.5-acre commercial development site in Tomball, a northeastern suburb of Houston. The address was not disclosed, but the site is located off Mechanic Street near the downtown area. Tom Condon Jr. of Colliers represented the buyer, the Tomball Economic Development Corp., in the transaction. The seller, Martin Marietta Materials Southwest, was self-represented. Future plans for the site were not announced.
WESTLAKE, TEXAS — Century21 Mike Bowman has signed an 18,000-square-foot office lease in Westlake, a northern suburb of Fort Worth. The real estate services company is relocating from nearby Grapevine to the first floor of the 274,992-square-foot Building 8 at Terraces at Solana, a 1.1 million-square-foot complex. A partnership between two Chicago-based firms, Glenstar and Singerman Real Estate, owns Terraces at Solana.
HOUSTON — New York City-based Dwight Capital has provided a $59 million HUD-insured loan for Alden Park Kingsland, a 423-unit apartment community in West Houston. The garden-style property comprises 10 three-story residential buildings, a community clubhouse, a mail kiosk building and a car center/maintenance building. Units come in one-, two- and three-bedroom floor plans, according to the property website. Amenities include a pool, fitness center, resident lounge, business center, dog park and outdoor grilling and dining stations. Evan Fromen of Dwight Capital originated the financing through HUD’s 223(f) program. The borrower was not disclosed.
HOUSTON — JLL has arranged $29.5 million in acquisition financing for a portfolio of eight light industrial buildings totaling 275,602 square feet in Houston. Known as the Houston Prime Shallow Bay Portfolio, the buildings feature clear heights up to 25 feet, 76- to 126-foot truck court depths and “abundant” dock and drive-in doors. Melissa Rose, Jack Britton, Josh Barker, Jovi Rodriguez and James Lovell of JLL arranged the loan through an undisclosed bank as part of a larger, $107.8 million financing package that includes industrial portfolios in Charlotte and Denver. The borrower was Miami-based Adler Real Estate Partners.
HOUSTON — California-based investment firm BKM Capital Partners has purchased a portfolio of two adjacent industrial properties totaling 242,555 square feet across eight buildings in southwest Houston. Southwest Business Park totals 131,000 square feet across three buildings, and Stonecrest Business Center totals 111,555 square feet across five buildings. Combined, the properties offer 39 suites with a current occupancy rate of about 70 percent. BKM Capital, which plans to implement capital improvements, purchased the portfolio for $29.5 million from Fort Worth-based investment firm Fort Capital.

ARLINGTON, TEXAS — Holt Lunsford Commercial has negotiated a 5,731-square-foot office lease in Arlington. The space is located within the 123,000-square-foot building at 700 Highlander Blvd. Vic Meyer and Kareem Amer of Holt Lunsford represented the landlord in the lease negotiations. Or in the case of the Texas commercial development boom, is it possible that one specific asset class simply never took root, or is it more likely that it just hasn’t happened yet? The mystery party guest/asset class could only be life sciences — a sector that is somehow a quasi-subcategory of healthcare real estate, a longshot end use for an industrial conversion, a property type that represents the evolution of commercial-grade lab space and an investment vehicle that has captured billions of capital in coastal markets — all rolled into two basic words. And while the big-money question surrounding life sciences growth in Texas is not “what?” but “when?,” examining what the field actually already encompasses in the state is important to understanding the potential for a future boom. After all, it’s not as life sciences is nonexistent in Texas. MANSFIELD, TEXAS — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the sale of Mason + Mill, a 349-unit apartment community located in the southern Fort Worth suburb of Mansfield. Completed in 2024, the property offers studio, one- and two-bedroom units that have an average size of 883 square feet. Residences are furnished with stainless steel appliances, individual washers and dryers, built-in wine racks and desks and various pieces of smart-home technology. The amenity package comprises a pool, fitness center, outdoor grilling and dining stations, a resident clubroom with a pool table and arcade, pet park, private work suites, indoor and outdoor lounges and a hospitality bar. Drew Kile, Joey Tumminello, Taylor Hill, Michael Ware and Shelby Clark of IPA represented the undisclosed seller in the transaction and procured the buyer, Utah-based Millburn & Co.
