MIDLAND, TEXAS — JLL has negotiated the sale of Atlas Self Storage, a 116-unit facility located in the West Texas city of Midland. The facility spans 18,120 net rentable square feet and was 95 percent occupied at the time of sale. Adam Roossien, Matthew Wheeler, Steve Mellon and Brian Somoza of JLL represented the locally based seller and procured the buyer, KO Storage, in the transaction.

HOUSTON — Video production agency Captiv Creative has signed a 14,774-square-foot industrial lease within Brookhollow West Business Park in northwest Houston. According to LoopNet Inc., the property at 9777 W. Gulf Bank Road was built in 1977, totals 251,569 square feet and features 18-foot clear heights. Jason Gibbons of Finial Group represented the tenant in the lease negotiations. Craig Bean of Transwestern represented the landlord.

CONROE, TEXAS — Locally based brokerage firm SVN | J. Beard Real Estate – Greater Houston has arranged the sale of an 8,320-square-foot office building in Conroe, about 40 miles north of Houston. The property was built in 1973. Linda Crumley of SVN | J. Beard represented the seller in the transaction. Brittany Jameson, also with SVN | J. Beard, represented the buyer, Milstead Properties LLC.

FRISCO, TEXAS — Locally based developer Dalfen Industrial has broken ground on Frisco Trade Center, a three-building, 575,000-square-foot speculative project that will be located on the northern outskirts of Dallas. Building 1 will span 262,354 square feet and feature 185-foot truck court depths, 36-foot clear heights, 51 dock-high doors and two drive-in doors. Buildings 2 and 3 will both total 159,451 square feet and offer 32-foot clear heights, 36 dock-high doors and two drive-in doors each. All three buildings have rear-load configurations and onsite trailer parking. JLL is marketing the development for lease. Completion is slated for the fourth quarter.

MCKINNEY, TEXAS — Holt Lunsford Commercial Investments has delivered McKinney Airport Commerce Center, a 132,710 square-foot rear-load industrial building in metro Dallas. The project offers 32-foot clear heights, 135-foot truck court depths and ample parking for cars and trailers. The project was delivered fully preleased to two tenants.

HOUSTON — CareTrust REIT Inc. (NYSE: CTRE) has acquired a 125-bed skilled nursing facility located in the greater Houston area. The specific name and location of the property were not disclosed. An affiliate of Texas-based Evergreen Health Group will operate the community after entering into a 15-year, triple-net lease with CareTrust that includes two five-year extension options and annual CPI-based (Consumer Price Index) rent escalators. The seller was also not disclosed.

OKLAHOMA CITY — Lument has arranged a $10.7 million loan for the acquisition of Bellevue Health & Rehabilitation, a 119-unit, 150-bed skilled nursing facility in Oklahoma City.  The loan carries a five-year term, with a minimum of two years of interest-only payments, 25-year amortization schedule and a fixed interest rate. Bill Wilson of Lument arranged the loan through an undisclosed community bank. The undisclosed borrower will use a portion of the proceeds to fund capital improvements.

FORT WORTH, TEXAS — Si Tapas, a concept that offers classical and contemporary Spanish cuisine, will open a 4,275-square-foot restaurant at Crockett Row, a 282,334-square-foot development located in Fort Worth’s Cultural District. The opening is slated for the fall. Dallas-based Younger Partners owns Crockett Row after purchasing the property in August 2022.

FARMERS BRANCH, TEXAS — Fort Worth-based investment firm Fort Capital has acquired Spring Valley Tech Center, an industrial property that comprises nine buildings totaling 178,835 square feet in the northern Dallas metro of Farmers Branch. At the time of sale, the portfolio was 92 percent leased to 40 tenants in sectors such as retail, healthcare, technology, distribution and home services. The seller and sales price were not disclosed.

OKLAHOMA CITY — LSC Development has acquired a 161,190-square-foot retail building formerly occupied by Sears in Oklahoma City with plans to redevelop the property into a mixed-use facility with retail self-storage uses. The site is adjacent to a Walmart Neighborhood Market and across the street from the 31-acre INTEGRIS Southwest Medical Center. Michael Brewster, Drew Quinn, Brad Peterson, El Warner and Charley Simpson of Colliers represented the undisclosed seller in the transaction.
