DALLAS — Arbor Diagnostics, which provides lab testing services for women, has signed a 22,392-square-foot lease renewal at Westwood Business Park, a 12-building industrial flex campus in North Dallas. Jason Finch of Bradford Commercial Real Estate Services represented the undisclosed landlord in the lease negotiations. The tenant representative was also not disclosed. Westwood Business Park spans 277,077 square feet and is 93 percent leased.

SPRINGTOWN, PARADISE AND WEATHERFORD, TEXAS — Marcus & Millichap has brokered the sale of a portfolio of eight self-storage facilities totaling 1,503 units in North Texas. The facilities span a combined 222,275 net rentable square feet and are located in Springtown and Paradise, both of which are northwest of Fort Worth, as well as in the southern Dallas suburb of Weatherford. Danny Cunningham and Brandon Karr of Marcus & Millichap represented the seller and procured the buyer, both of which were locally based investment groups that requested anonymity, in the transaction.

Live-Oak-Logistics-The-Colony

THE COLONY, TEXAS — New York City-based Link Logistics has completed the second and final phase of Live Oak Logistics, an industrial project in the northern Dallas suburb of The Colony that added 778,950 square feet of space across four buildings to the local supply. The Phase II buildings range in size from 115,920 to 395,000 square feet, feature clear heights as high as 36 feet and can support manufacturing, warehousing and distribution users. GSR Andrade designed the project, and MW Builders served as the general contractor.

CITYCENTRE-Six-Houston

HOUSTON — Midway has unveiled plans for a 320,000-square-foot office building within the locally based developer’s CITYCENTRE mixed-use destination in West Houston. The 19-story building, which will be known as CITYCENTRE Six, will sit on a nine-story podium parking structure and include 12,000 square feet of retail and restaurant space. Midway has also secured an undisclosed anchor tenant to occupy 65 percent of the office space. The design team includes architect of record Kirksey, Munoz + Albin Architecture & Planning and OJB Landscape Architecture. Construction is scheduled to begin in the second quarter and to be complete in 2026.

MANSFIELD, TEXAS — Greysteel has arranged the sale of Kings Landing, a 64-unit apartment complex located in the southern Fort Worth suburb of Mansfield. The property was built in phases between 1975 and 1985 and was fully occupied at the time of sale. Units come in one- and two-bedroom floor plans with an average size of 765 square feet. Doug Banerjee and Sterling Warren of Greysteel represented the seller, an entity doing business as 1300 Dallas LLC, in the transaction. The duo also secured the buyer Tri-City Equity Group, which plans to implement a value-add program.

KYLE, TEXAS — GBT Realty Corp., a developer based in metropolitan Nashville, will build The Shops at The Brick & Mortar District, a 42,000-square-foot shopping in the southern Austin suburb of Kyle. A 23,250-square-foot Sprouts Farmers Market grocery store will anchor the center, which will be situated within the 2,200-acre Plum Creek master-planned development. Vertical construction is scheduled to begin this quarter, and completion is slated for spring 2025.

HOUSTON — Constellation Real Estate Partners has acquired 25.8 acres at 6401 N. Eldridge Parkway in northwest Houston for the development of a 537,375-square-foot industrial project. Designed by Seeberger Architecture, Constellation Eldridge will feature 40-foot clear heights, 127 trailer parking spaces and an ESFR sprinkler system. The developer has tapped CBRE as the leasing agent. Construction will begin in the first quarter with the demolition of an existing administrative building on the site, and delivery is slated for the fourth quarter.

ROCKPORT, TEXAS — Self-storage brokerage firm Versal has arranged the sale of Stowaway Storage, a 309-unit facility in Rockport, located about 35 miles northeast of Corpus Christi in South Texas. The facility spans 34,626 net rentable square feet. Bill Bellomy, Michael Johnson, Logan Foster and Hugh Horne of Versal represented the seller, Texas-based investment firm Curren Cos. Inc., in the transaction. The team also procured the undisclosed, Texas-based private buyer.

FORT WORTH, TEXAS — Colliers Mortgage has provided a Fannie Mae loan of an undisclosed amount for the acquisition of Northwood Apartment Homes, a 100-unit multifamily complex in Fort Worth. Built in 1972, the garden-style property consists of six two-story buildings and one clubhouse, as well as onsite laundry facilities and outdoor grilling and dining stations. Fritz Waldvogel of Colliers Mortgage originated the five-year loan through a partnership with Old Capital Lending. The borrower was not disclosed.

HOUSTON — Used Bikes Direct, which sells pre-owned motorcycles, has signed a 22,630-square-foot industrial lease in Houston. The building at 16445 North Freeway was constructed on 1.4 acres in 1982 and formerly served as a furniture store and warehouse. Judy Beebe and Chris Klein of Colliers represented the tenant in the lease negotiations. Zane Carmen and Clay Pritchett of Partners Real Estate represented the landlord, an entity doing business as Bet Ezra LLC.
