ROCKWALL, TEXAS — San Diego-based investment firm Westcore has acquired Rockwall Distribution Center, a 301,120-square-foot industrial property located on the eastern outskirts of Dallas. Building features include 32-foot clear heights, 185-foot truck court depths, ESFR sprinklers, 68 dock-high loading doors and 62 trailer parking spots. Dustin Volz, Stephen Bailey and Dom Espinosa of Newmark, along with Matt Dornak and Ryan Wolcott of Stream Realty Partners, represented the undisclosed seller in the transaction. The facility was roughly 70 percent leased at the time of sale to an unnamed tenant.

Remy-on-the-Trails-Houston

HOUSTON — Locally based developer McNair Interests has broken ground on Phase II of Remy on the Trails, a 221-unit multifamily project in Houston’s Westchase neighborhood. The site at 10505 Deerwood Road spans 6.8 acres. The complex will house one-, two- and three-bedroom units that will range in size from 900 to 1,500 square feet. Amenities will include a pool, fitness center, clubroom, dog park and outdoor grilling and dining stations. Project partners include Cadence Bank (construction lender), Arch-Con Corp. (general contractor), The Preston Partnership (lead architect), MaRS (interior design) and Kimley-Horn (landscape design). The first move-ins are expected to begin in summer 2024.

HOUSTON — The Southeast Texas Regional Advisory Council, a nonprofit that serves the healthcare industry, has signed a 10,196-square-fooot office lease renewal at 1111 N. Loop W in Houston. Ryan Hand, Harry Holmes and Charlie Neuhaus of Partners Real Estate represented the tenant in the lease negotiations. Guy Brown of Texas Overland represented the landlord, Nitya Capital.

FORT WORTH, TEXAS — Holt Lunsford Commercial has negotiated an 8,800-square-foot office lease renewal at 2816 Shamrock Ave. in Fort Worth. According to LoopNet Inc., the building was constructed in 1972, renovated in 2008 and totals 16,000 square feet. Jake Neal and Blake Lloyd of Holt Lunsford represented the tenant, San Jose Cattle Co., in the lease negotiations. The name and representative of the landlord were not disclosed.

CP-Frankford-Trade-Center-Carrollton-Texas

CARROLLTON, TEXAS — Locally based investment and development firm Cawley Partners has purchased CP Frankford Trade Center, a 187,424-square-foot industrial property in the northern Dallas metro of Carrollton. At the time of sale, the property was fully leased to cosmetics provider Mary Kay, which has been a tenant since the facility was constructed in 2003. Jim Carpenter, Jud Clements, Robby Rieke, Taylor Starnes, Madeleine Supplee and Trevor Berry of Cushman & Wakefield represented the undisclosed seller in the transaction. The sales price was also not disclosed.

ENNIS, TEXAS — LanCarte Commercial, an investment and brokerage firm based in Fort Worth, has arranged the sale of a 143,596-square-foot industrial property in Ennis, located south of the metroplex. According to LoopNet Inc., the single-tenant property at 2708 NE Main St. was built on 8.9 acres in 1969, renovated in 2010 and features 30-foot clear heights. Sarah LanCarte, Parker LanCarte and Jenny Carlstrom of LanCarte Commercial represented the seller in the transaction. Justin Rubel of Converd Commercial represented the out-of-state buyer. Both parties requested anonymity.

DALLAS — Curtis Specialized Moving & Storage LLC has signed a 98,132-square-foot industrial lease renewal and expansion at 460 W. Mockingbird Lane in Dallas. The tenant is taking an additional 5,625 square feet. Brian Pafford of Bradford Commercial Real Estate Services represented the landlord, an entity doing business as GKI Industrial Dallas LLC, in the lease negotiations. According to LoopNet Inc., the property at 601 N. 1st St. was built in 1970 and features a 14-foot clear height. Jeff McVaney of Partners Real Estate represented Roof Experts in the transaction. Chas Lester of TIG Real Estate Services represented the undisclosed seller.

DEER PARK, TEXAS — Northmarq has brokered the sale of The Shoppes at Town Square, an 11,692-square-foot retail strip center in Deer Park, an eastern suburb of Houston. Five tenants occupy the center. Riley Sharman of Northmarq represented the Florida-based seller in the deal. The buyer was a local 1031 exchange investor. Both parties requested anonymity. Larry Peters and Michael Borden of Northmarq arranged acquisition financing.

Palladium-McKinney

MCKINNEY, TEXAS — Dallas-based owner-operator Palladium USA has broken ground on a $48 million affordable housing community in McKinney. The four-story complex will house one-, two- and three-bedroom units and amenities such as a pool, children’s play area, clubroom with a communal kitchen, fitness center, dog park and a computer lounge. Cross Architects designed the project, and Treymore Construction is the general contractor. The Texas Department of Housing & Community Affairs issued $23 million in tax-exempt bonds for the project that were purchased by Cedar Rapids Bank & Trust. PNC Bank also provided over $19 million in equity. Palladium is developing the project in partnership with The McKinney Housing Finance Corp. The first units are set to be delivered in late 2024.
