Beard Real Estate — Greater Houston has arranged the sale of a portfolio of nine retail buildings and one office building totaling 50,335 square feet in Conroe, about 40 miles north of Houston. Jeff Beard and Bonnie Pfrenger of SVN | J. Beard represented the seller, a locally based limited partnership, in the transaction. Kristi Delafuente of JNK Property Group represented the buyer, a private investor. Both parties requested anonymity.

DALLAS — Lone Star Event Rentals, which provides furniture for large-scale gatherings, has signed a 12,000-square-foot industrial lease at Bickham Industrial Park in northwest Dallas. The deal brings the five-building complex to full occupancy. Jason Finch and Michael Spain of Bradford Commercial Real Estate Services represented the landlord, an entity doing business as Bickham EPA LLC, in the lease negotiations. The representative of the tenant was not disclosed.

EL PASO, TEXAS — Marcus & Millichap has brokered the sale of a 7,714-square-foot restaurant property in El Paso that is net leased to Red Lobster. The building was originally constructed on a 1.2-acre site in 1994 and subsequently renovated in 2012. Alan Lipsky and Barry Wolfe of Marcus & Millichap represented the seller, a limited liability company, in the transaction. The buyer was a private investor. Both parties requested anonymity. Tim Speck of Marcus & Millichap assisted in closing the deal as the broker of record.

BARTLESVILLE, OKLA. — Locally based investment firm Copper Tree Inc. has acquired Price Tower, a historic building in Bartlesville, about 45 miles north of Tulsa. Designed by Frank Lloyd Wright, the 19-story building was originally constructed in 1956 as the headquarters for H.C. Price, a manufacturer of pipelines and machinery for the oil and gas industry. Copper Tree plans to implement a capital improvement program to restore the building’s infrastructure and reposition it as a lifestyle hub.

CAMERON, TEXAS — Marcus & Millichap has brokered the sale of Cameron U Store M, a 179-unit self-storage facility that sits on a 2.5-acre site about 50 miles south of Waco. The property was built in 1950 and spans 29,128 net rentable square feet of non-climate-controlled space. Arol Horkavy and Jon Danklefs of Marcus & Millichap represented the buyer and seller, both of which were limited liability companies that requested anonymity, in the transaction.

HOUSTON — Locally based brokerage firm Finial Group has arranged the sale of a 12,260-square-foot industrial building located at 12402 Eastex Freeway in North Houston. The newly renovated building includes 2,400 square feet of office space. DALLAS —Swinerton has signed an 11,000-square-foot office lease at 2200 Main St. in downtown Dallas. The construction management firm will occupy the entire third floor of the five-story, 65,565-square-foot building and has partnered with IA Interior Architects to design and build out its new office space. Scott Hage of JLL represented Swinerton in the lease negotiations. Ben Davis of CBRE represented the landlord, locally based investment firm Todd Interests.

SAN ANTONIO — Chick-fil-A has signed a lease to open a 4,995-square-foot restaurant at Northwoods Shopping Center in San Antonio. The Atlanta-based fast-food chain will occupy a 1.5-acre pad site at the center, which is located at the intersection of U.S. Highway 281 and Loop 1604 on the city’s north side. Other retailers at Northwoods Shopping Center, which is owned by Los Angeles-based CIM Group, include grocer H-E-B, Barnes & Noble, Marshall’s, Ulta Beauty and Old Navy. An opening date was not disclosed.

HOUSTON — A partnership between The Harris County Housing Authority (HCHA) and LDG Development has opened The Hollows, a 192-unit affordable housing complex in Houston’s Channelview neighborhood. The development offers one-, two- and three-bedroom units that are reserved for households earning 80 percent or less of the area median income. In addition, 15 residences are earmarked for families who have been impacted by homelessness. Physical amenities include a pool, playground and outdoor grilling and dining stations, and residents have access to social service programs focused on health, financial stability and education. Citi Community Capital and Hunt Capital Partners provided financing for The Hollows.

FORT WORTH, TEXAS — Global Real Estate Advisors (GREA) has arranged the sale of Sierra Hermosa, a 168-unit apartment complex located in Fort Worth’s Western Hills neighborhood. According to Apartments.com, the property was built in 1970 and offers one- and two-bedroom units, as well as a clubhouse and onsite laundry facilities. Mark Allen of GREA brokered the deal. The buyer and seller were not disclosed.
