FORT WORTH, TEXAS — Oklahoma City-based investment firm Mazaheri Properties has acquired The Shops at Chisholm Trail Ranch, a 213,416-square-foot retail power center in Fort Worth. At the time of sale, the center was 97.5 percent leased to tenants such as Studio Movie Grill, Ulta Beauty, Old Navy, Ross Dress for Less, Marshalls, Tuesday Morning and Five Below. Chris Gerard, Barry Brown and Matthew Barge of JLL represented the seller, Dallas-based StreetLevel Investments, which completed the center in August 2020, in the transaction. Phillip Mazaheri of Price Edwards & Co. represented the buyer.

Radius-on-Grove-Austin

AUSTIN, TEXAS — Newmark has arranged the sale of Radius on Grove, a 156-unit apartment complex in Austin’s East Riverside neighborhood. The property offers one- and two-bedroom units and amenities such as a pool, clubhouse, business center, fitness center, pet play area and outdoor grilling and dining stations. Patton Jones and Andrew Dickson of Newmark represented the seller, Houston-based investment firm Hilltop Residential, in the transaction. The buyer, Los Angeles-based Square House Capital, plans to implement a value-add program. Radius on Grove was 98 percent occupied at the time of sale.

WEBSTER, TEXAS — Kimco Realty, a New York-based REIT, has negotiated two food-and-beverage leases with Kura Sushi, a technology-enabled Japanese restaurant, and specialty meat concept Wild Fork at The Shops at Baybrook. The leases respectively total 3,848 and 4,700 square feet. The center is under construction in the southeastern Houston suburb of Webster. Hannah Tosch, Wade Greene, Cody Persyn and Kimberly Lenardson of Colliers represented Kimco in the lease negotiations. Opening dates have not yet been established.

ARLINGTON, TEXAS — Locally based developer StreetLights Residential has completed The Louise, a 343-unit multifamily project in Arlington that represents Phase II of a larger project within the 2,000-acre Viridian mixed-use development. Units come in studio, one-, two- and three-bedroom floor plans and range in size from 588 to 1,674 square feet. The development also features 32 townhomes with an average size of 1,902 square feet. Amenities include a pool, outdoor lounge, clubroom, fitness center, golf simulator, library, art studio, conference room and a pet park. Information on starting rents was not disclosed. Phase I of the development, The Jackson, totals 340 units and was completed last year.

BARTLESVILLE, OKLA. — Fort Worth-based investment firm MAG Capital Partners has acquired a 76,673-square-foot industrial portfolio in Bartlesville, a northern suburb of Tulsa. The portfolio comprises two buildings totaling 41,525 and 35,148 square feet that respectively feature 14- and 19-foot clear heights. J.C. Asensio, Briggs Goldberg and Andrew Sandquist of Newmark represented the seller, ImageFIRST Healthcare Laundry Specialists, which has entered into a sale-leaseback agreement with MAG Capital Partners.

FORT WORTH, TEXAS — Third-party logistics firm Jorstin Transportation Services has signed a 62,656-square-foot industrial lease renewal and expansion in Fort Worth. The tenant has taken an additional 34,473 square feet of space at Everman Trade Center, a four-building, 457,745-square-foot development on the city’s south side. Thomas Grafton and Matt Carthey of Holt Lunsford Commercial represented the landlord, Boston-based Cabot Properties, in the lease negotiations.

HOUSTON — Marcus & Millichap has brokered the sale of a 10,000-square-foot retail property located at 6300 North Main St. in Houston’s Heights neighborhood. According to LoopNet Inc., the property was built in 2015. Justin Miller of Marcus & Millichap represented the seller, a locally based developer, in the transaction and procured a 1031 exchange investor as the buyer. Both parties requested anonymity.

FLOWER MOUND, TEXAS — Locally based retail brokerage firm STRIVE has arranged the sale of an 8,953-square-foot retail strip center in Flower Mound, a northern suburb of Fort Worth. The property sits at the front of the 158-acre Riverwalk mixed-use development and was fully leased to three tenants at the time of sale. Hudson Lambert of STRIVE represented the seller and procured the buyer, both of which were locally based entities that requested anonymity.

Mix-Frisco

FRISCO, TEXAS — Dallas-based developer StreetLights Residential and its partners have unveiled plans for The Mix, a $3 billion mixed-use development that will be located at the intersection of Dallas Parkway and Lebanon Road in Frisco. The 112-acre project is set to include 2 million square feet of office space; 375,000 square feet of retail space, including a grocery store; a 400-key business hotel and 200-key boutique hotel; and 3 million square feet of residential development.  The development will also include a central park designed by OJB Landscape Architecture, the landscape firm behind Klyde Warren Park in Dallas. The park will include an event lawn and performance pavilion, playground, promenades and a pond for a total of 20 acres of communal green space.  The development team includes master architects Torti Gallas + Partners and CallisonRTKL, with Kimley-Horn providing planning and design engineering services. The Retail Connection will handle leasing for the retail component, and JLL has been appointed to lease the office and medical space. DALLAS — Morning Calm Management, an investment and management firm based in South Florida, has purchased Towers at Park Central, an 875,000-square-foot office complex located at the corner of LBJ Freeway and U.S. Highway 75 in North Dallas. Towers at Park Central features a conference facility with training rooms, fitness center, tenant lounge and onsite food options, and the undisclosed seller previously invested more than $7 million in capital improvements during its hold period. Tenants include SCP Health, foodmaker Daisy Brand and insurance company Arthur J. Gallagher. Morning Calm Management has tapped Newmark to lease the complex.
