ROWLETT, TEXAS — Locally based developer Zale Properties will build The View at Sapphire Bay, a 394-unit lakefront multifamily project that will be located in Rowlett, a northeastern suburb of Dallas. Units will be available in one-, two- and three-bedroom formats and will have an average size of 941 square feet. Interiors will be furnished with stainless steel appliances, quartz/granite countertops, full-size washers and dryers and private balconies. Amenities will include a pool, coworking space, game rooms, fitness center, pet spa, garden courtyard and kitchen and a landscaped picnic area. Completion is slated for May 2024. John Brownlee and Wilson Bauer of JLL arranged $58.3 million in fixed-rate construction financing through Principal Global Investors on behalf of Zale Properties.

AUSTIN, TEXAS — New York-based investment firm Clarion Partners has acquired a 354-unit apartment community located at the entrance to The Domain in North Austin. Completed earlier this year, Modera Domain offers studio, one- and two-bedroom units with an average size of 846 square feet. Amenities include a pool, fitness center, outdoor grilling and dining areas, dog park and a resident lounge, as well as coworking and private workspaces. Patton Jones and Andrew Dickson of Newmark represented the seller, a joint venture between Mill Creek Residential and PGIM, in the transaction.
FORT WORTH, TEXAS — Car parts manufacturer Westin Automotive Products has signed 128,400-square-foot industrial lease renewal at Railhead Industrial Park, a 633-acre development in Fort Worth. The rail-served park is located on the city’s north side. Reid Bassinger of Lee & Associates represented the tenant in the lease negotiations. Matt Carthey and George Jennings of Holt Lunsford Commercial represented the landlord, James Campbell Co.
WOODWAY, TEXAS — Dallas-based brokerage firm SHOP Cos. has negotiated the sale of Crossroads West Shopping Center, a 36,864-square-foot retail center in Woodway, a suburb of Waco. The property is situated adjacent to an H-E-B grocery store and was approximately 97 percent leased at the time of sale. Tim Axilrod of SHOP Cos. represented the seller, a Texas-based limited liability company, in the transaction. The buyer and sales price were not disclosed.
HOUSTON — NAI Partners has brokered the sale of a 26,125-square-foot warehouse located at 6927 Brittmoore Road in northwest Houston. According to LoopNet Inc., the single-tenant property was built in 2006, renovated in 2015 and features 30-foot clear heights. Zane Carman and Clay Pritchett of NAI Partners represented the seller, an entity doing business as Brittmoore Properties LLC, in the transaction. Jack Gaffney of Finial Group represented the undisclosed buyer.
By Randy Summers, vice president, CCIM, CPM, Davis Equity Realty “Y’all come” is the message being sent to developers, retailers, franchisees, quick-service restaurants, corporations and manufacturers from the Rio Grande Valley (RGV) region of Texas — and all these users seem to be heeding the call. The local economy seems to be hitting on all cylinders, albeit with constraints on labor and supplies, as well as rising costs. The four counties that statistically make up the RGV — Hidalgo, Cameron, Starr and Willacy — combine to produce a regional population of over 1.4 million and a workforce population of over 485,000. While COVID-19 continues to have lasting effects on labor, the Small Business Administration reported that the Lower Rio Grande Valley District, which serves 14 counties, had 44,471 Paycheck Protection Program (PPP) loans approved totaling $2.4 billion. Of that, 71 percent were loans for the RGV’s four counties representing 59 percent of the dollar amount, or $1.4 billion. That is a considerable amount of money that was pumped into the local economy and doesn’t include the $64.6 million in grants provided to restaurants through the Restaurant Revitalization Fund out of the American Rescue Plan Act. ARLINGTON, TEXAS — The Cordish Cos., a Baltimore-based developer and operator specializing in sports-themed entertainment projects, will develop One Rangers Way, a 300-unit multifamily project in Arlington. The community will be located near Globe Life Field, home of the MLB’s Texas Rangers, and within Cordish’s Arlington Entertainment District. Designed by Hord Coplan Macht, One Rangers Way will offer one- and two-bedroom units, as well as penthouses, in addition to a 423-space parking garage and 43,000 square feet of indoor and outdoor amenities. Specifically, amenities will include a pool, fitness center, coworking spaces, indoor and outdoor lounges and concierge services. Construction is scheduled to begin this fall and to be complete in 2024.
SAN ANTONIO — A joint venture between Maryland-based investment firm FCP and One Real Estate Investment has acquired The Summit, a 284-unit apartment community in San Antonio. The Summit offers one-, two- and three-bedroom units. The property was built in 1984. According to Apartments.com, amenities include a pool, fitness center, clubhouse and an outdoor kitchen. The new ownership plans to invest about $5 million in capital improvements to the unit interiors, building exteriors and amenity spaces. HOUSTON — South Florida-based hospitality REIT Chatham Lodging Trust has sold two Marriott-branded hotels totaling 220 rooms in Houston’s West University submarket. The properties, which include a 100-room Courtyard by Marriott and a 120-room Residence Inn by Marriott, were sold in conjunction with a 137-room Homewood Suites by Hilton hotel in Dallas and a 180-room Hilton Garden Inn in Burlington, Mass. The collective sales price was $80 million. The buyer(s) was not disclosed.
GARLAND, TEXAS — Houston-based brokerage firm Finial Group has negotiated the sale-leaseback of a 59,028-square-foot industrial building in the northeastern Dallas suburb of Garland. The seller and tenant was Belgian chemical supplier Azelis. The single-tenant building is located at 3857 Miller Park Drive. Travis McEldowney and Jack Gaffney of Finial Group represented the buyer, Faropoint Ventures, in the off-market transaction.
