HOUSTON — Locally based development and management firm Levcor has welcomed three new tenants to Post Oak Plaza in Uptown Houston. Fitness concept Body20 has opened a 1,995-square-foot studio, and Australian-inspired coffee shop Bluestone Lane has signed a lease for 1,405 square feet with plans to launch this fall. In addition, B/S/H Experience & Design Center, a luxury appliance showroom, has committed to 14,777 square feet for its first Texas location. That opening is also slated for the fall.

AMARILLO, TEXAS — Dallas-based Mycon General Contractors is underway on construction of a 781-unit self-storage facility for U-Haul in Amarillo that will also offer truck and trailer rental services. The four-acre site at 5316 Canyon Drive already houses several U-Haul facilities, and the new three-story building will add 83,000 square feet of net rentable, climate-controlled space and 11,267 square feet of box storage space to the existing complex. Full completion is slated for December. In addition to the construction of the new building, the existing paving, landscaping and onsite ingress/egress points will also be renovated.

AUSTIN, TEXAS — Locally based investment and development firm Stratus Properties (NASDAQ: STRS) has received a $56.8 million construction loan for The Saint George, a 316-unit multifamily project that will be located near the University of Texas at Austin. Comerica Bank provided the four-year loan, and an undisclosed equity partner is funding the majority of the remaining development costs. Ten percent of the units at The Saint George will be reserved as affordable housing. Amenities will include a pool, fitness center, rooftop deck and communal workspaces. Stratus expects to begin construction in the coming days and for the project to be substantially complete by mid-2024

Southerly-at-Crossroads-Terrell

TERRELL, TEXAS — A partnership between multifamily development and management firm Ventures Development Group and Atlanta-based Batson-Cook Development Co. (BCDC) has broken ground on The Southerly at Crossroads. The 300-unit apartment community will be located about 30 miles east of Dallas within the Terrell Market Center master-planned development. Amenities will include a pool, outdoor kitchen, fitness center, game room, dog park and a coworking lounge. Texas-based Arrive Architecture Group is designing the project, and Construction Enterprise Inc. is the general contractor. First Horizon Corp. provided senior construction financing. The first units are slated for a fourth-quarter 2023 delivery.

HOUSTON — Capstone has arranged the sale of two manufactured housing properties totaling 322 sites in the Houston area. Anderson Oaks is a 177-site community on the city’s south side, and Chase Village is a 145-site property in the eastern suburb of Baytown. The properties had a combined occupancy rate of 97.5 percent at the time of sale. Ian Hilpl, Kevan Enger, Brian Hummell and Hunter LaRocca of Capstone represented the seller and procured the buyer in the transaction. Both parties requested anonymity.

GEORGETOWN, TEXAS — Dallas-based brokerage firm Disney Investment Group (DIG) has negotiated the sale of Republic Square, a 113,772-square-foot shopping center located in the northern Austin suburb of Georgetown. At the time of sale, the center was roughly 93 percent leased to a roster of 31 tenants that includes Dollar Tree, Harbor Freight, Starbucks, Chipotle Mexican Grill and Pizza Hut. David Disney and Adam Crockett of DIG represented the seller, Dallas-based LRIC Properties, in the transaction and procured a California-based private partnership as the buyer.

HOUSTON — JLL has brokered the $145 million sale of 200 Park Place, a 206,943-square-foot office building in Houston’s River Oaks neighborhood. Completed in 2020, the 15-story building features a ninth-floor amenity level with a tenant lounge, conference center and 6,000-square-foot outdoor landscaped terrace. The building also houses an upscale sushi restaurant on the ground floor. Jeff Hollinden, Kevin McConn, Marty Hogan and Rick Goings of JLL represented the seller, Stonelake Capital Partners, a development and investment firm with offices in Texas and Atlanta, in the transaction. At the time of sale, 200 Park Place was fully leased, with JLL and Buckeye Partners serving as the anchor tenants.

Palladium-East-Berry-Street-Fort-Worth

FORT WORTH, TEXAS — Palladium USA Inc. has begun construction on Palladium East Berry Street, a $55.8 million mixed-income residential community in Fort Worth. The three-story development will comprise 240 one-, two- and three-bedroom units and include amenities such as a pool, fitness center, conference center, dog park, computer lounge, children’s playroom and clubroom with a mini-kitchen. A portion of the units will be reserved for households earning 30 percent or less of the area median income. Cross Architects is designing the project, and Brownstone Construction is serving as the general contractor. The Texas Department of Housing & Community Affairs issued $26.1 million in tax-exempt bonds for the development that were purchased by Cedar Rapids Bank & Trust. Kim Parker of Dynamic Commercial Real Estate represented Palladium in its purchase of the land. Preleasing will begin next summer, with the first units and clubhouse set to be delivered soon thereafter.

DALLAS — Mill Creek Residential has completed construction of Modera Katy Trail, a 216-unit multifamily project in Uptown Dallas. Designed by BKV Group, the property is located at the nexus of McKinney Avenue and its eponymous network of surrounding walking and biking paths. Units at Modera Katy Trail come in studio, one-, two- and three-bedroom formats and include a collection of penthouses on the 14th floor. Residences are furnished with quartz countertops and custom cabinetry, and select units have private patios or balconies. Amenities include a pool, fitness center, outdoor grilling and dining areas, an outdoor lounge with a wet bar, pet spa, rideshare lounge, coworking spaces and a conference center. Rents start at roughly $2,400 per month.

Built in 1973, the garden-style property offers one- and two-bedroom units ranging in size from 711 to 958 square feet. Amenities include two pools, a fitness center, outdoor grilling and dining areas and onsite laundry facilities.
