WAXAHACHIE, TEXAS — Dallas-based Kalterra Capital Partners has sold Park Place, a 213-unit apartment community located on a 12-acre site in Waxahachie, about 30 miles south of Dallas. Park Place features one-, two- and three-bedroom units with private yards and attached garages, as well as a pool, fitness center, a dog park and courtyards. The seller and sales price were not disclosed. Kalterra Capital Partners plans to break ground on another multifamily and an active adult project in Waxahachie later this year.

CHICAGO — Chicago-based Stream Capital Partners LLC has arranged a $29 million sale-leaseback of a portfolio of nine quick service restaurants located throughout Texas. Palenque Group, which operates 34 restaurants throughout the state under the Taco Palenque, Pollo Palenque and Palenque Grill brands, was the seller and will continue to occupy the properties. The buyer was not disclosed. Chelsea Mandel of Stream Capital Partners brokered the deal.

HALLSVILLE, TEXAS — Dallas-based Vanguard Real Estate Advisors has brokered the sale of Stonegate Apartments, an 80-unit multifamily asset in Hallsville, about 140 miles east of Dallas. The property features one- and two-bedroom units. Jordan Cortez, Justin Tidwell and Chris Lussier of Vanguard represented the locally based seller, Stiles Family Properties LP, in the transaction. The buyer was an undisclosed investor based in California.

FORT WORTH, TEXAS — Vantage Bank Texas has signed a 15,000-square-foot office lease to be the anchor tenant at Triune Centre, a 30,000-square-foot office development at 3400 West Freeway in Fort Worth. Cullen Donohue, Seth Koschak, Chris Doggett and Vic Meyer of Stream Realty Partners represented the landlord, a partnership between Cornerstone Projects Group and Trident Structures, in the lease negotiations. Theron Bryant of Transwestern represented Vantage Bank Texas. Construction of the building is set to begin this quarter and to be complete next summer.

E-commerce in Perspective If e-commerce was rising before 2020, it skyrocketed after the initial shock of the pandemic. The e-commerce share of total retail sales jumped to 16.1 percent at the end of the second quarter of 2020 from 11.8 percent in the first quarter and 10.8 percent a year earlier, according to the Census Bureau. MESQUITE, TEXAS — The City Council of Mesquite, an eastern suburb of Dallas, has granted final approvals to Urban Logistics Realty for the development of Alcott Logistics Station, a $130 million industrial project that will be located near Mesquite Metro Airport. At full buildout, the industrial park will consist of approximately 2.3 million square feet of Class A space across six buildings. The site will also feature collaborative outdoor space, a walking trail and a water feature, as well as enhanced landscaping and a public park. The project is expected to add about 1,600 new jobs to the local economy.

LEWISVILLE, TEXAS — Locally based developer Centurion American will develop Fronterra, a 35.8-acre mixed-use project that will be located at the intersection of Justin Road and McGee Lane in the northern Dallas suburb of Lewisville. Plans currently call for 200 townhomes, 700 multifamily units, 30,000 square feet of commercial space and five acres of parks and water features. Centurion American, which will develop the project in phases, recently received approval for zoning changes from the City of Lewisville to move forward with the first phase.

FRISCO, TEXAS — Kansas City-based VanTrust Real Estate has completed The Offices Three at Frisco Station, a 210,000-square-foot speculative office project located within the 242-acre Frisco Station mixed-use development north of Dallas. The six-story building offers a fitness center, conference center and a tenant lounge and is located within walking distance of more than 50 retail, restaurant and entertainment options. The property is the third of five office buildings planned for that component of Frisco Station.

Villas-at-Wylie

WYLIE, TEXAS — Greystone has brokered the sale of Villas at Wylie, a 303-unit apartment community in Wylie, a northeastern suburb of Dallas. Alliance Residential originally developed the property in 2008. The community features one- and two-bedroom units and amenities such as a pool, game room and outdoor grilling areas. Zac Thomas and Sean Reynolds of Greystone represented the seller, Oregon-based Hayden Properties, and procured the buyer, Utah-based Lionel Partners. The sales price was not disclosed.

DALLAS — Palladium USA, a locally based affordable housing developer and operator, is underway on construction of an 87-unit mixed-income property at 2440 Southwell Road in northwest Dallas. The affordable component of the project will include units that are reserved for renters earning between 30 and 60 percent of the area median income. Amenities will include a pool, dog park, hiking trails, conference room, computer lab, kid’s playroom and a fitness center. HEDK is the project architect, and Treymore Construction is the general contractor. Palladium expects to deliver the first units in June 2022.
