WAXAHACHIE, TEXAS — Dallas-based brokerage firm STRIVE has arranged the sale of Shops at The Grove, a 9,422-square-foot retail strip center located in the southern Dallas suburb of Waxahachie. Tenants at the property include Bahama Bucks, Mint Exteriors, Mi Casa Mexican Cuisine and Fat Tuesday. Parker Tims and Hudson Lambert of STRIVE represented the seller, a local developer, in the transaction. Hudson Springer, also with STRIVE, represented the buyer, a local investor. Both parties requested anonymity.

DALLAS — Apparel and accessories retailer Pink Sundays has opened a 2,933-square-foot store at Hillside Village, a grocery-anchored shopping center in northeast Dallas. A grand opening event took place on Saturday, June 15 and featured a DJ, door prizes, giveaway, a charm bar and permanent jewelry station hosted by local jeweler Nikki Smith. No third-party brokers were involved in the lease negotiations. Northwood Retail owns Hillside Village.

AUSTIN, TEXAS — A partnership between Atlanta-based developer Wood Partners and ParkProperty Capital has opened The Albright, a 261-unit apartment complex in Austin’s Burnet neighborhood. The Albright offers studio, one-, two- and three-bedroom units with smart technology features, stainless steel appliances, granite countertops, walk-in closets and full-size washers and dryers. Amenities include a pool, fitness center, coworking lounge, clubroom, gaming area, pet park and a rooftop lounge. Rents start at $1,475 per month for a studio apartment, according to the property website.

Rio-Norte-Shopping-Center-Laredo

LAREDO, TEXAS — Dallas-based Kobalt Investment Co. has purchased the 222,291-square-foot Rio Norte Shopping Center in the Rio Grande Valley city of Laredo. Ross Dress for Less anchors the center, which is also home to tenants such as Michael’s, Petco, Dollar Tree, Shoe Carnival and Five Below. Adam Howells and Matthew Barge of JLL represented the undisclosed seller in the transaction. Kobalt purchased the property in partnership with Dallas-based Stonefield Investment Advisors and San Antonio-based Espada Real Estate.

SCHERTZ, TEXAS — Bob Mills Furniture has signed a 114,396-square-foot industrial lease in Schertz, a northeastern suburb of San Antonio. The space within Schertz Corporate Center, which was originally built in 1981, includes retail showroom space. Stewart Skloss and Eva Horton of Newmark represented the tenant in the lease negotiations. Joe Simmons of AQUILA Commercial represented the landlord, a Texas-based entity doing business as PV Schertz LLC. The location is the company’s ninth in the state and 12th nationwide.

Freeport-7-Irving

IRVING, TEXAS — Fort Worth-based investment firm PHP Capital Partners has acquired Freeport 7, a 56,076-square-foot industrial building in Irving. According to LoopNet Inc., the freestanding building at 9150 N. Royal Lane was built in 1985 and renovated in 2012 and features 18-foot clear heights in addition to 17 dock-high loading doors. At the time of sale, Freeport 7 was fully leased to Inspire Event Solutions, a wholly owned subsidiary of asset manager Ashford Inc. The seller was not disclosed.

HOUSTON — Locally based brokerage firm Oxford Partners has arranged the sale of an 8,100-square-foot industrial building in North Houston. According to LoopNet Inc., the building at 21315 Inverness Forest Blvd. was constructed in 2014 and features 28-foot clear heights. Julia Ly and Matt Rogers of Oxford Partners represented the buyer, Pillar Investment Group, in the transaction. Mike Taetz of Colliers represented the undisclosed seller.

SAN ANTONIO — Toyota is planning a $531 million expansion of its manufacturing facility in San Antonio, which is informally known as Toyota Texas. The initiative is expected to create more than 400 new full-time jobs. The centerpiece of the expansion will be the development of a new 500,000-square-foot facility that will be dedicated to producing drivetrain parts such as transmission systems, driveshafts, axles and wheels. A construction timeline was not disclosed. The Japanese automaker’s San Antonio plant spans about 2,000 acres and has been in operation for nearly two decades. The facility is the exclusive home of the Tundra truck and all-hybrid Sequoia SUV, both of which are assembled on the same production line. The plant rolled out approximately 181,000 new vehicles in 2023 alone. To date, Toyota’s investment in the facility and the surrounding regional economy is approximately $4.7 billion. “Toyota Texas’ $531 million investment to expand its manufacturing facility in San Antonio and create over 400 good-paying jobs is a testament to Texas’ unmatched business-friendly environment, low taxes and skilled workforce,” says Texas Gov. FORT WORTH, TEXAS — Woodfield Development has broken ground on Northwest Village, a $101 million multifamily project in Fort Worth. The site is located within Traditions at Northwest Village, a 47-acre master-planned development. Northwest Village will comprise 455 apartments across two buildings on a 15-acre site. Units will come in studio, one-, two- and three-bedroom layouts. Amenities will include private conference rooms and individual offices, a fitness center, two-story sky lounge, game room with golf simulator and indoor putting green, two pools and an outdoor lounge area. The project team for Northwest Village includes general contractor OHT Partners, architect Corgan, interior designer Thrive Interior Design and civil engineering firm Westwood. Travis Anderson and Cory Fowler of JLL arranged senior and mezzanine financing for the project.

CLUTE, TEXAS — Self-storage brokerage firm Versal has arranged the sale of Affordable Storage, a 440-unit facility in Clute, about 60 miles south of Houston. The facility spans 46,785 net rentable square feet. Bill Bellomy, Michael Johnson, Logan Foster and Hugh Horne of Versal represented the seller, New Hampshire-based Fab Legacy LLC, in the transaction. The team also procured the buyer, Miami-based LAGO Properties LLC. The sales price was not disclosed.
