DALLAS — HSM Equity Partners, the development arm of Henry S. Miller Cos., will build a 15,540-square-foot industrial project in Dallas for OTR Fleet Service, a provider of maintenance services for commercial vehicles. Huntley Luna and Nick Robinson of Henry S. Miller Brokerage represented the developer, I-20 Industrial LP, in the acquisition of the 14.6-acre tract on which the project will be developed. Tom Clarke of Transwestern represented the seller, HCH Farms Ltd. Mark Smith of HSM Equity Partners will develop the facility.

NORTH RICHLAND HILLS, TEXAS — Global real estate private equity and debt firm Asia Capital Real Estate has provided a $49.1 million loan for the refinancing of Millennium at Hometown, a 306-unit multifamily asset in North Richland Hills. The sponsor and developer is New York City-based Sovereign Properties. The property also features 11,697 square feet of retail space. Greg Nalbandian and Jesse Wright of JLL arranged the financing, which was structured with a 71 percent loan-to-value ratio.
AZLE, TEXAS — Greystone has funded a $24.1 million HUD loan for the refinancing of Reata West, a 224-unit apartment community in Azle, located northwest of Fort Worth. Built in 2018, the garden-style property consists of 10 three-story buildings that house one, two- and three-bedroom units. Amenities include a clubhouse, pool, business center, fitness center and a dog park. Eric Rosenstock of Greystone originated the loan, which carried a 40-year term and a fixed interest rate, on behalf of the borrower, Partin Development Group.
HUTCHINS, TEXAS — Marcus & Millichap has negotiated the sale of a 69,750-square-foot industrial building in Hutchins, a southern suburb of Dallas. The property was built on 11.9 acres in 1986 and was occupied by Bocks Board Packaging, a provider of corrugated and other specialty paper products, at the time of sale. Adam Abushagur and Sam Martin of Marcus & Millichap represented the seller and procured the buyer, both of which were private investors, in the transaction.
HOUSTON — Matthews Real Estate Investment Services has brokered the sale of a 66,853-square-foot industrial property located at 14310-14329 Interdrive E., approximately five miles south of George Bush Intercontinental Airport in Houston. The property was built in 1995 on five acres. Kate Fernandez and Andrew Gross of Matthews represented the seller and procured the buyer in the transaction. Both parties requested anonymity.
SOUTHLAKE, TEXAS — Educational consulting firm Frog Street Press has signed a 28,390-square-foot industrial lease at Southlake Business Park near Fort Worth. Matt Carthey, George Jennings and Hogan Harrison with Holt Lunsford Commercial represented the owner, Frontier Equity, in the lease negotiations. Steve Schrum with Glacier Commercial represented the tenant.
FRISCO, TEXAS — General contractor Adolfson & Peterson has broken ground on the new headquarters building in Frisco for the PGA of America, which is relocating to the northern Dallas suburb from South Florida. The 106,622-square-foot building will be situated on 6.2 acres within the new 660-acre campus, which will also include two golf courses, a 500-room Omni hotel and a golf entertainment district. Architecture firm Page designed the building, which will initially house about 150 employees, and Cushman & Wakefield is managing the construction team on behalf of PGA of America. The new headquarters campus is expected to come on line during the first quarter of 2022. The PGA of America is an organization of about 29,000 members dedicated to elevating the standards of and growing interest in golf.
SOUTHLAKE, TEXAS — RREAF Holdings is nearing completion of a 240-room Delta by Marriott hotel in the Fort Worth suburb of Southlake, with an expected opening date of mid-November. Hotel amenities will include a grab-and-go food market, a 24-hour pantry, fitness center, outdoor pool and lounge area and an onsite restaurant and bar. The 10-story building will also feature 10,000 square feet of meeting and event space. Aimbridge Hospitality will manage the property.
KYLE, TEXAS — Lowe’s has signed a lease to open a 120,000-square-foot distribution center at Kyle Crossing Business Park, a 40-acre development located about 20 miles south of downtown Austin. Lowe’s will occupy approximately 60 percent of Building 1 at 1980 Kohlers Crossing, adjacent to the nearly 308,000-square-foot facility that was leased by Amazon in July. California-based Majestic Realty owns Kyle Crossing Business Park.
AUSTIN, TEXAS — Locally based investment and development firm Manifold Real Estate has broken ground on a 45,600-square-foot office project at 1608 W. 5th St. in Austin. Designed by Studio8 Architects, the three-story, Class A project includes three levels of underground parking and is 75 percent preleased. Zapalac/Reed Construction Co. is the general contractor. Construction is expected to last about 14 months.
