DALLAS — Holt Lunsford Commercial has negotiated a 19,402-square-foot industrial lease at 5440-5450 Redbird Drive in Dallas. According to LoopNet Inc., the property was built in 1987 and totals 36,102 square feet. Andrew Gilbert, John Gorman and Canon Shoults of Holt Lunsford represented the landlord, Sealy Capital Management, in the lease negotiations. Thomas Clark of Thomas Clark Investments represented the tenant, medical equipment manufacturer DLK Medical Technologies.

MANSFIELD, TEXAS — Realty Capital Management has acquired 77 acres in the Fort Worth suburb of Mansfield for the development of Watson Branch, a mixed-use project. Preliminary plans call for 10,000 square feet of retail and restaurant space, 250 single-family homes, a 190-unit active adult community by Greystar, a 350-unit apartment complex by Trinsic Residential and a 10-acre public park. Louisiana-based First Guaranty Bank partnered with Dallas-based Realty Capital Partners to finance the acquisition of the land.
DALLAS — General contractor Talley Riggins Construction Group has broken ground on an 83,000-square-foot industrial building at 8480 Esters Blvd., north of DFW International Airport in Dallas. Designed by Blackbird Studio Architects, the building will be situated within a 340,000-square-foot development and is scheduled for completion in the fourth quarter. PS Business Parks Inc. is the developer. Stream Realty Partners is providing construction management services.
MANOR, TEXAS — Colliers has arranged a $40.7 million HUD loan for the construction of The Grassdale at Manor, a 320-unit multifamily project that will be located in an opportunity zone in the eastern Austin suburb of Manor. The market-rate community will consist of 10 garden-style buildings and 579 parking spaces. Units will feature one-, two- and three-bedroom floor plans. Colliers arranged the loan through a partnership with Old Capital Lending on behalf of The Grassdale at Manor LLC.
ATHENS, TEXAS — Blueprint Healthcare Real Estate Advisors has brokered the sale of a 112-bed skilled nursing facility in Athens, approximately 80 miles southeast of Dallas. Built in 1987, the property is located near the University of Texas Health East Texas campus. An undisclosed REIT sold the asset to a Fort Worth-based owner-operator. The sales price was undisclosed.
EULESS, TEXAS — Lee & Associates has negotiated a 48,627-square-foot industrial lease at DFW Airfield Logistics Center, an industrial facility located near DFW International Airport. Atlanta-based Seefried Industrial Properties originally developed the asset, which is located in the city of Euless. Becky Thompson and Tom Walrich of Lee & Associates represented the landlord, New York-based Clarion Partners, in the lease negotiations. Eddie Yoo of Landmark Realty Group represented the tenant, third-party logistics firm FNS Inc.
FORNEY, TEXAS — Amazon will open a 1 million-square-foot fulfillment center in the eastern Dallas suburb of Forney, a deal that is expected to bring about 500 new full-time jobs to the region. The fulfillment center is expected to open in 2021. Amazon is also opening a 200,000-square-foot delivery station in Forney later this year. The fulfillment center is located at 1475 Akron Way, and the delivery station is located at 1101 South Gateway Blvd.
AUSTIN, TEXAS — BAE Systems, a British multinational aerospace and defense contractor, will open a $150 million office and manufacturing campus in Austin’s Parmer Business Park. The company is working with Karlin Real Estate to develop the 390,000-square-foot campus, which will also offer research and development and lab space. BAE Systems’ Austin campus will house about 1,400 employees who will primarily support the U.S. Department of Defense. Completion is scheduled for 2022.
SAN ANTONIO — Provender Partners, a California-based owner-operator of food-related industrial buildings, has sold a 267,702-square-foot cold storage facility located at 5505 Kaepa Court in San Antonio. Provender Partners purchased the asset in 2019 and implemented a multimillion-dollar capital improvement plan prior to signing Dollar General to a 10-year lease. Guy Ponticello and Robert Gibson of CBRE, along with Scott Delphey of Food Properties Group, represented Provender Partners in the transaction. The buyer was not disclosed.
FORT WORTH, TEXAS — Dallas-based developer StreetLevel Investments has opened the 250,000-square-foot Shops at Chisholm Trail Ranch retail power center in Fort Worth. Specific stores that have opened at the center, which is 90 percent leased, include Ross Dress for Less, Old Navy, Ulta Beauty, Five Below, Tuesday Morning, AT&T, Sprint and others. Restaurants now open include Chick-fil-A, Whataburger and MOD Pizza. The 40,000-square-foot Studio Movie Grill is expected to open at the end of summer.
