Duke Realty Secures 178,984 SF Industrial Lease Expansion, Extension in Coppell, Texas

COPPELL, TEXAS — Indianapolis-based Duke Realty has secured an industrial lease expansion and extension totaling 178,984 square feet at its Freeport II facility in Coppell, located near DFW International Airport. The lease agreement with Premier LogiTech LLC, which provides logistics solutions for the technology sector, includes an expansion of 110,157 square feet of space plus an extension of the current lease for 68,827 square feet in the same building. Bill de la Chapelle with Rubicon Representation LLC represented Premier LogiTech in the transaction. Matt Hyman handled the negotiations for Duke Realty on an internal basis.

PEARLAND, TEXAS — NAI Partners has arranged the sale of a 105,664-square-foot industrial and manufacturing campus located in the southern Houston suburb of Pearland. The property spans three buildings on 32.7 acres. Clay Pritchett and Zane Carman of NAI Partners represented the seller, 14800 Jersey Shore Drive LLC, in the transaction. Matt Rogers of Oxford Partners represented the buyer, BHVA Real Estate Holdings LLC.

Wellness Concept to Open Three Stores Totaling 7,959 SF in Dallas

DALLAS — Restore Hyper Wellness + Cryotherapy, an Austin-based concept, will open three stores totaling 7,959 square feet in the Dallas area. Restore addresses segments of wellness that people in need of chronic pain management, accelerated injury recovery or improved athletic performance. The stores will be located in the Southlake, Preston Forest and Lovers Lane neighborhoods and are expected to open in the first quarter of 2021. Restore operates about 70 stores throughout the country.

Legacy Partners, Bridge Investment to Develop 483-Unit Apartment Community in Austin

AUSTIN, TEXAS — A joint venture between San Francisco-based Legacy Partners and Bridge Investment Group has acquired 35.2 acres in northeast Austin for the development of Camber Ranch on Parmer, a 483-unit apartment community. Designed by Dallas-based Humphreys & Partners Architects, the property will be located at the corner of Parmer and Yager lanes and will consist of 22 two- and three-story buildings. Units will range in size from 438 to 1,500 square feet and will feature granite and quartz countertops, stainless steel appliances and LED lighting. Amenities will include multiple pools, a fitness center with a yoga/spin studio, outdoor kitchen with grilling stations, snookball court, dog park and a bike repair shop. Move-ins are expected to begin in late 2022.

Barvin Underway on 281-Unit Multifamily Project Near Texas Medical Center in Houston

HOUSTON — Locally based investment and development firm Barvin is underway on construction of a 281-unit multifamily project near the Texas Medical Center in Houston. Units will feature stainless steel appliances, custom cabinetry, quartz countertops and walk-in closets. Amenities with include a pool, outdoor kitchen, private conference rooms, business lounge, fitness center and a dog park. Dallas-based GFF is the project architect, and Austin-based Oden Hughes is the general contractor. Completion is slated for early 2022.

Stream Realty Partners Negotiates 203,040 SF Industrial Lease in Metro Dallas

MESQUITE, TEXAS — Stream Realty Partners has negotiated a 203,040-square-foot industrial lease at Building 1 at Urban District 30, a roughly 1 million-square-foot industrial development located in the eastern Dallas suburb of Mesquite. Matt Dornak and Drew Feagin of Stream Realty Partners represented the landlord, Urban Logistics Realty, in the lease negotiations. Blake Kendrick and Seth Koschak, also with Stream Realty Partners, represented the tenant, online retailer 1000bulbs.com.

PSS Industrial Group Signs 200,824 SF Headquarters Lease in North Houston

HOUSTON — PSS Industrial Group, a locally based supplier of equipment for the energy sector, has signed a 200,824-square-foot lease at Ella Logistics Center in north Houston for its new headquarters and distribution space. Jeff Venghaus and Richard Quarles of JLL negotiated the lease on behalf of PSS Industrial Group. Laura Denkler and Palmer Letzerich represented the landlord, Hines, on an internal basis.

The project is a build-to-suit for Illinois-based Buske Logistics. Designed by Powers Brown Architecture, the 18-acre property features a rear-load configuration, 39-foot clear heights, 133 car parking spaces and 2,500 square feet of office space.

Cold Summit to Develop $60M Cold Storage Facility in South Dallas

DALLAS — Idaho-based Cold Summit Development will build a $60 million cold storage facility at 2800 Cedardale Road in South Dallas. The 343,000-square-foot facility will be situated on 29 acres and will feature 50-foot clear heights. Site work and construction are anticipated to start immediately with completion slated for September 2021. Cold Summit Dallas will be just the 12th cold storage facility built in the metroplex in the last 20 years, according to the developer.
