FORT WORTH, TEXAS — Locally based developer Jackson-Shaw has opened the 252-room AC Hotel by Marriott in downtown Fort Worth. Designed by Merriman Anderson/Architects, the 16-story building is located near Sundance Square at the corner of Main and Fifth streets. The property features an AC lounge that offers a full bar that also serves small plates, as well as a 24-hour wellness center, coffee shop and a European-style breakfast. Austin Commercial served as the general contractor for the project.

OKLAHOMA CITY — Hines, in partnership with Humphreys Capital, has broken ground on a 326-unit luxury multifamily project within the Classen Curve development in the Nichols Hills submarket of Oklahoma City. The community will offer one, two- and three-bedroom units and amenities such as a pool, fitness center, clubroom, library, dog run and outdoor courtyards. Dwell Design Studio is the project architect. The first units are expected to be available for occupancy in early 2022.

EL PASO, TEXAS — W. Silver Recycling, a privately owned firm specializing in industrial waste management, has purchased the 15th floor of WestStar Tower, a new 264,000-square-foot office building in El Paso that is nearing completion. The space will serve as the company’s new headquarters and will house more than 100 employees. W. Silver operates 11 recycling sites along the United States-Mexico border. Hunt Cos. and WestStar are the developers of the building.

DALLAS — Multifamily developer Gables Residential Services Inc. has renewed its 15,114-square-foot office lease at 3811 Turtle Creek Blvd. in Dallas. The 300,961-square-foot property recently received upgrades to its lobby and corridors and now features a gym, deli, tenant wine bar, game room and outdoor fire pits. Garrison Efird, Jim Cooksey and Louis Pascuzzi of Newmark Knight Frank represented the tenant in the lease negotiations. Scott Walker, Kim Brooks and Justin Miller of Transwestern represented the landlord, California-based KBS.

Aura-Castle-Hills-Lewisville

LEWISVILLE, TEXAS — Arkansas-based BSR REIT has acquired Aura Castle Hills, a 276-unit apartment community located in the northern Dallas suburb of Lewisville, for $51.8 million. Built in 2019, the property features one-, two- and three-bedroom units with stainless steel appliances, granite countertops and private patios and balconies. Amenities include a pool, fitness center, resident clubhouse with a coffee bar, courtyards with grilling areas, business center and a pet park. The seller was not disclosed.

Fairmont-on-San-Felipe

HOUSTON — Greystone National Apartment Advisors has arranged the sale of The Fairmont on San Felipe, a 361-unit apartment community located at 6363 San Felipe St. in Houston’s Galleria neighborhood. The property was built in 2009 and houses 41,402 square feet of retail space. Units feature one-, two- and three-bedroom formats. Amenities include two pools, a fitness center and outdoor courtyards with grilling areas. Jordon Emmott, Abraham Garza III and Shayan Hasnain of Greystone represented the seller, a partnership between Hunington Properties and Longreach Associates, in the transaction. Miami-based investment firm Galium Capital acquired the asset for an undisclosed price.

BEE CAVE, TEXAS — Fuse Workspace, a Texas-based provider of flexible office solutions, has opened a 30,000-square-foot coworking space at 14425 Falcon Head Blvd. in the western Austin suburb of Bee Cave. The space features 116 private offices, seven conference rooms, a podcast studio, two outdoor patios and a full-time concierge staff. With this opening, Fuse now operates three flexible workspaces in Texas totaling 92,000 square feet.

GARDENDALE, TEXAS — Marcus & Millichap has brokered the sale of a 6,800-square-foot industrial building located at 12030 E. Highway 158 in Gardendale, located outside Midland in West Texas. The property was built on 2.2 acres in 2013. Adam Abushagur and Davis Cagle of Marcus & Millichap represented the seller and procured the buyer in the transaction. Both parties were private investors that requested anonymity.

RICHARDSON, TEXAS — Benders Sports & Spirits will open a 4,086-square-foot restaurant at 300 N. Coit Road in the northeastern Dallas suburb of Richardson, its second in the metroplex. Andy Anderson of Restaurant Properties Group represented the tenant in the negotiations for the seven-year lease. Andrew Shaw of NAI Robert Lynn represented the landlord, Pipit Partners LP.

HOUSTON — Houston-based energy firm Max Midstream has acquired land and infrastructure in southeast Texas to develop a pipeline that will connect the Port of Calhoun to both the Eagle Ford and Permian Basin areas, a project that is valued at more than $1 billion. The project is also expected to create nearly 500 new direct jobs and another 600 construction-related jobs over the next 10 years. Max Midstream has entered into a public-private partnership with the Port of Calhoun, located roughly midway between the Ports of Galveston and Corpus Christi, in which Max Midstream will invest $360 million in the widening and deepening of the port’s channels. Exports will begin with completion of the first phase in late 2020. The second phase of the project is expected to be complete by 2023.
