Shaffer Sports Signs 125,000 SF Industrial Lease in Houston, to Relocate from Alabama

HOUSTON — Shaffer Sports & Events, which provides furniture and tents for sporting events, has signed a 125,000-square-foot industrial lease at 10901 Tanner Road in Houston. The space will serve as the company’s primary warehouse and office headquarters following its relocation from Birmingham, Ala. John Parsley, Gary Mabray and Judd Harrison of Colliers International represented Shaffer Sports in the lease negotiations. David Boyd, Greg Barra and Wes Williams of Boyd Commercial represented the landlord, Exeter 10901 Tanner LP. The sister company of Shaffer Sports, Aztec Events & Tents, also signed a 125,697-square-foot industrial lease renewal in Houston. The Colliers team represented Aztec in its lease negotiations as well.

Waterlogic Signs 111,012 SF Industrial Lease at Prologis Freeport Corporate Center in Dallas

DALLAS — Waterlogic, a provider of purified bottle-less water dispensers, has inked a deal to occupy 111,012 square feet of light manufacturing and distribution space at Prologis Freeport Corporate Center in Dallas. The company expects to take occupancy in early 2020. Caleb McCoy and Matt Bracco of JLL represented Waterlogic in the lease negotiations. Michael Flowers represented the landlord, Prologis on an internal basis.

JLL Negotiates Sale of 63,231 SF Retail Property in Amarillo

AMARILLO, TEXAS — JLL has negotiated a 63,231-square-foot retail property in Amarillo. The property sits on 5.1 acres and formerly housed a grocer. Michael Meaden of JLL represented the sellers, MAL Enterprises Inc. and Super Market Developers Inc., in the transaction. Zach Ballenger of CBRE represented the buyer, STORE Capital.

JRV Heating & Cooling Buys 5,077 SF Office Building in Metro Dallas

ALLEN, TEXAS — JRV Heating & Cooling LLC has purchased a 5,077-square-foot office building located at 720 E. Main St. in Allen, a northeastern suburb of Dallas. The sale includes approximately one acre of land. Scott Axelrod of Henry S. Miller Brokerage represented the seller, Tom Brian DDS, a local dentist office, in the transaction.

Core5 Industrial Partners Begins Construction on 65-Acre Logistics Center in McKinney

MCKINNEY, TEXAS — Atlanta-based Core5 Industrial Partners has broken ground on Core5 Logistics Center of McKinney, an industrial project being developed on 65 acres north of Dallas. The initial phase of the project will deliver 431,710 square feet of space across two buildings, with completion scheduled for early summer 2020. Dallas-based Citadel Partners will handle leasing of the buildings.

Bellomy Arranges Sale of 1,117-Unit Self-Storage Portfolio in Southeast Texas

LA MARQUE AND DICKINSON, TEXAS — Bellomy & Co. has arranged the sale High Point Storage, a portfolio of two self-storage facilities totaling 1,117 units across 235,918 net rentable square feet in Southeast Texas. One of the properties is located in La Marque, and the other is located in Dickinson, both of which are cities located in between Houston and Galveston. Approximately 28 percent of the units are climate-controlled. Both facilities were roughly 90 percent occupied at the time of sale. Bill Bellomy and Michael Johnson of Bellomy & Co. represented the Houston-based seller and procured the buyer, California-based REIT Public Storage.

Wood Partners Breaks Ground on 300-Unit Alta Cathedral Lakes Apartments in Metro Houston

SPRING, TEXAS — Wood Partners, a multifamily development and investment firm with offices around the country, has broken ground on Alta Cathedral Lakes, a 300-unit apartment community located in the northern Houston suburb of Spring. The property will feature one-, two- and three-bedroom units with stainless steel appliances, granite countertops, tile backsplashes and individual washers and dryers. Amenities will include a pool, fitness center, business center with conference rooms, an outdoor kitchen, clubroom and a dog park. Preleasing will begin in fall 2020 with the first units scheduled to come on line in the fourth quarter of 2020.

Source Logistics Signs 423,280 SF Industrial Lease in South Texas

LAREDO, TEXAS — Source Logistics, a supply chain operator for retail and e-commerce firms, has signed a 423,280-square-foot industrial lease at Port Grande Logistics Port in the South Texas city of Laredo. The company will occupy the entirety of Building 2, a spec project that is nearing completion. California-based Majestic Realty is the developer of Port Grande Logistics Port, which is located just off Interstate 35 and within 10 miles of the Port of Laredo border crossing.

C12 Capital, Sardis Underway on Loren at Lady Bird Lake Hotel, Residences in Austin

AUSTIN, TEXAS —A partnership between C12 Capital Management LP and Sardis Developments is underway on construction of Loren at Lady Bird Lake, a 108-room luxury hotel in Austin that will be operated by New York-based Loren Hotel Group. The property will also feature 26 for-sale residences, including two penthouses. Amenities will include a pool, fitness center, spa and a bar and lounge with an outdoor seating area. Site work has begun and completion is scheduled for the fourth quarter of 2021. Rhode Partners is the project architect, and Hoar Construction is the general contractor. Michael Landon of CBRE arranged an $80 million first lien construction loan through Hall Structured Finance for the project.

The property will offer a mix of studio, one- and two-bedroom units with high-end appliance packages. Amenities will include a pool with tanning ledges, outdoor kitchen area, fitness center, conference room and a sky lounge with views of downtown Dallas. Completion is scheduled for early 2021.
