Kilby-Frisco-Square

FRISCO, TEXAS — Locally based general contractor KWA Construction has begun work on Kilby, a 258-unit apartment community that will be located within the $600 million Frisco Square development on the northern outskirts of Dallas. Developed by Toll Brothers Apartment Living and designed by BGO Architects, the four-story property will feature amenities such as a pool, fitness center, outdoor patio with grills, game lounge and a clubroom. Completion is scheduled for late 2020.

HOUSTON — Walker & Dunlop, a commercial real estate finance and brokerage firm based in Bethesda, Md., has expanded its platform by adding five debt and equity finance professionals in Houston. Mike Melody, Tom Melody, Tom Fish, Paul House and Jonathan Paine, formerly with JLL, will join Walker & Dunlop and comprise the firm’s first office in Houston, where they will be responsible for securing financing for commercial owners and developers across the Southwestern United States.

ROCKWALL, TEXAS — Marcus & Millichap has arranged the sale-leaseback of a 145,375-square-foot industrial property located at 2975 Discovery Blvd. in Rockwall, an eastern suburb of Dallas. The property was built on 12 acres in 2015. Adam Abushagur of Marcus & Millichap represented the seller and tenant, Col-Met Engineered Finishing Solutions, in the transaction. Abushagur also procured the buyer, an institutional investor.

DALLAS — Stream Realty Partners has brokered the sale of a 127,270-square-foot industrial building located at 4545 W. Davis St. in Dallas. The property was built in 2001, according to LoopNet Inc., and offers proximity to Dallas-Fort Worth International Airport. Cannon Green and Sarah Ozanne of Stream Realty Partners represented the seller, Orion Realty, in the transaction. Craig Jones and Caleb McCoy with JLL represented the buyer.

Olympus-on-Broadway-Dallas

CARROLLTON, TEXAS — A partnership between High Street Residential, a subsidiary of Trammell Crow Co., and Fort Worth-based Olympus Property has begun construction on Olympus at Broadway, a 383-unit multifamily project in Carrollton. Situated on 5.1 acres, the property will feature one-, two- and three-bedroom units ranging in size from 474 to 1,540 square feet. Amenities will include a pool with sunbathing shelves, a conference room, business center, entertainment kitchen, a dog park, fitness center and a resident lounge. Preleasing will begin in September 2020. JHP Architecture is designing the project, and Andres Construction is the general contractor. Comerica Bank and Southside Bank are providing construction financing.

Crown-Centre-at-Castle-Hills-Lewisville-Texas

LEWISVILLE, TEXAS — Locally based developer Bright Realty has broken ground on Crown Centre at Castle Hills, a 109,000-square-foot office building located in the northern Dallas suburb of Lewisville. The four-story, Class A property will be situated within the Castle Hills development. 505Design and Corgan are the project architects; Hill + Wilkinson is the general contractor and LandDesign is the civil engineer and landscape architect. Prosperity Bank is providing construction financing. Completion is scheduled for summer 2020.

FORT WORTH, TEXAS — Raymond Management Co. will develop a 119-room Marriott Residence Inn at Waterside, a 63-acre mixed-use development in Fort Worth by Trademark Property Co. The property will be situated on approximately three acres along Arborlawn Drive at the south end of the development. Construction is scheduled to begin in the fourth quarter and to be complete by 2021.

Ryan Boozer of Stream Realty Partners represented the tenant in the lease negotiations. Bradford Cos. represented the landlord, Series A of CMDS Trust and H&H Paramount LP.

HOUSTON — NAI Partners has negotiated an 8,720-square-foot office lease renewal for Greater Houston Interventional Pain Associates (GHIPA) at 4747 Bellaire Blvd. in Houston. This renewal allows GHIPA to capitalize on the new upgrades currently planned for The Offices at Pin Oak Park. Taylor Wright and Griff Bandy of NAI Partners represented the tenant in the lease negotiations.

Callaway-Golf-AllianceTexas-Fort-Worth

FORT WORTH, TEXAS — Callaway Golf Co. will open a 783,465-square-foot distribution center at AllianceTexas, Hillwood’s 26,000-acre master-planned community in Fort Worth. The sporting goods company, which produces and distributes clubs, apparel and other golf accessories, has operated out of AllianceTexas for nearly a decade and is quadrupling its current footprint with this deal. The opening is scheduled for early 2020.
