Thompson-Road-Distribution-Center-Baytown

BAYTOWN, TEXAS — Locally based developer Triten Real Estate Partners has completed Thompson Road Distribution Center, a 130,755-square-foot industrial project located near Port Houston in Baytown. The site spans eight acres, and the building features 32-foot clear heights, 18 dock-high doors, two drive-in ramps, 80 trailer drops and 62 car parking spaces. Method Architecture designed the project, and Angler Construction served as the general contractor. Boyd Commercial is the leasing agent.

HOUSTON — Game Time, a Florida-based entertainment concept that includes bowling, arcade games and dining will open a 69,105-square-foot center in North Houston. The space within the 140,377-square-foot Willowbrook Pavilion shopping center, which is owned by NewQuest Properties, was formerly home to IT’Z Entertainment. The theater portion of that space has since been backfilled by EoS Fitness, which plans to open this summer. Game Time signed the 10-year lease after acquiring the former anchor tenant’s furniture, fixtures and equipment.

IRVING, TEXAS — Freedom Furniture & Design has signed a 15,340-square-foot lease at Royal Jetstar Tech Center, a 92,052-square-foot industrial flex facility in Irving. The lease term is seven years, and the tenant plans to take occupancy in May. Jason Finch and Michael Spain of Bradford Commercial Real Estate Services represented the landlord, an entity doing business as Pre DFW Airport LLC, in the lease negotiations. Daniel Rudd of Avison Young represented the tenant.

HOUSTON — Locally based developer Sueba USA has completed San Palmas, a 370-unit apartment community in West Houston. The four-story building houses studio, one-, two- and three-bedroom units that range in size from 480 to 2,196 square feet and are furnished with stainless steel appliances, tile backsplashes and nickel hardware. Amenities include a pool, fitness center, outdoor grilling and dining stations, a pickleball court, catering kitchen, coffee bar, lounges and a conference center. Rents start at $1,075 per month for a studio apartment.

Sports-Illustrated-Resort-at-Lago-Mar

TEXAS CITY, TEXAS — A joint venture between Sports Hospitality Ventures and Lagoon Development Co. will develop the Sports Illustrated Resort at Lago Mar, a 200-room hotel that will be located southeast of Houston in Texas City. The nine-story hotel will feature a variety of suite accommodations and sports-themed amenities, as well as a 12-acre lagoon and a beach club with cabanas, resort services and a swim-up island bar. Construction is scheduled to begin in the third quarter.

LINDALE AND WHITEHOUSE, TEXAS — Greystone has provided four Fannie Mae loans totaling $16.1 million for a quartet of multifamily properties in Smith County, located roughly midway between Dallas and Shreveport, La. The properties are located in Lindale and Whitehouse, both of which are part of the Tyler metro area, and total 136 units. Stella Plotkin of Greystone originated the nonrecourse loans, all of which were structured with 10-year terms, fixed interest rates and 30-year amortization schedules. The borrower(s) was not disclosed.

CARROLLTON, TEXAS — Lee & Associates has negotiated a 31,835-square-foot industrial sublease in the northern Dallas metro of Carrollton. According to LoopNet Inc., the property at 1215 W. Crosby Road was built in 2014 and totals 184,855 square feet. Corbin Blount and Adam Graham of Lee & Associates represented the sublessor, Grand Fusion Housewares LLC, in the lease negotiations. Mike Cleary, Bill Buntyn and Danny Stimson of Colliers represented the sublessee, Accelevation LLC.

SAN ANTONIO — KW Commercial has arranged the sale of Buena Vida Apartments, a 28-unit apartment building located on the south side of San Antonio. According to Apartments.com, the property was built in 1968 and offers one- and two-bedroom units. Jaxton Hoelting of KW Commercial represented the California-based seller in the transaction. Jackie Oldbury of Keller Williams represented the Texas-based buyer.

HOCKLEY, TEXAS — Industrial suppliers provider Grainger (NYSE: GWW) will open a 1.2 million-square-foot distribution facility in Hockley, about 40 miles northwest of Houston. Houston-based Hines will develop the build-to-suit facility, which will be situated on a 108-acre site that is currently vacant. Grainger expects the project to add about 400 jobs to the local economy. Construction is scheduled to begin this spring, and the facility is expected to be operational by 2026. Grainger already operates more than 45 locations in Texas, including six branches within the city of Houston and a 374,000-square-foot distribution center and 441,000-square-foot bulk warehouse, both of which are located outside of Dallas.

SPICEWOOD, TEXAS — Wasatch Premier Properties has acquired 58 acres within the Thomas Ranch master-planned community in Spicewood, about 35 miles west of Austin, for the development of a 600-unit multifamily project. Designed by Dallas-based Hensley Lamkin Rachel Inc., the development currently calls for 100 townhomes and 500 apartments. Townhomes will come in two- and three-bedroom formats and range in size from 1,400 to 1,700 square feet. Apartments will come in one-, two- and three-bedroom floor plans and range in size from 650 to 1,400 square feet. Amenities will include a pool, fitness center, clubhouse and a dog park. Areté Collective, the master developer of Thomas Ranch, sold the land to Wasatch Premier. A construction timeline was not disclosed.
