DALLAS — Marcus & Millichap Capital Corp. (MMCC) has arranged a $23 million acquisition loan for Maravilla, a 310-unit apartment community in northwest Dallas. According to Apartments.com, the property was built in 1967 and offers studio, one-, two- and three-bedroom units that range in size from 450 to 1,350 square feet. Amenities include multiple pools, a clubhouse, pet park, playground, soccer field and outdoor grilling and dining stations. Ralph Rader of MMCC arranged the 10-year, fixed-rate loan on behalf of the buyer, a partnership led by Granite Towers Equity Group. Maravilla was 99 percent occupied at the time of sale.

BEDFORD, TEXAS — The United Football League (UFL), the entity created by the merger of semi-professional football leagues XFL and USFL, has signed a 19,768-square-foot office lease in the central metroplex city of Bedford. The building at 3301 Airport Blvd. spans 69,556 square feet, and the space will house the operations of two of the league’s eight teams, the San Antonio Brahmas and Michigan Panthers. Dean Collins of Cushman & Wakefield represented the UFL in the lease negotiations. Trevor Brown and Theron Bryant of Transwestern represented the landlord, SkyWalker Property Partners.

KATY, TEXAS — Locally based brokerage firm Oxford Partners has negotiated a 17,250-square-foot industrial lease in the western Houston suburb of Katy. According to LoopNet Inc., the building at 4245 Clay Business Drive was constructed in 2001. Stephen Hazen, John Harris and Rob Adams of Oxford Partners represented the tenant, Perdomo Distribution, in the lease negotiations. Lina Chow of RE/MAX Fine Properties represented the landlord, ARK Real Estate Management LLC.

HOUSTON — Partners Real Estate has brokered the sale of a 16,000-square-foot industrial building in South Houston. According to LoopNet Inc., the building at 12311 Amelia Drive was built on three acres in 1965 and features 30-foot clear heights and two drive-in doors. Braedon Emde and Travis Land of Partners represented the buyer, an entity doing business as SMI Holdings LLC, in the transaction. Boomer White of CBRE represented the undisclosed seller.

HOUSTON — Stream Realty Partners has acquired two industrial development sites totaling 40.7 acres in Houston. The first parcel spans 24.4 acres and is located at the intersection of Kirby Drive and North Spectrum Boulevard on the city’s south side.  The second site totals 16.3 acres and is located near the intersection of I-45 and State Highway 99 on the city’s north side. Stream plans to develop speculative facilities on both sites, with construction kicking off later this year. Justin Robinson, Tyler Wellborn, Craig McKenna and Kyle Fletcher of Stream sourced and negotiated the acquisition of the first site. Grant Wisenbaker of Stream handled the purchase of the second site in conjunction with Robinson, Wellborn and McKenna.

AUSTIN, TEXAS — California-based private equity firm The Bascom Group has acquired Texan 26, a 204-bed student housing property near the University of Texas at Austin. The 53-unit complex was built in 2014 on a lot that is adjacent to campus. Tyler Marshall and Richard Waterhouse of Matthews Real Estate Investment Services represented the undisclosed seller in the transaction. Bascom Group was self-represented. Ben Roelke and Ian Walker of Newmark arranged acquisition financing through Bridge Investment Group for the off-market deal.

MIDLAND, TEXAS — Colliers has brokered the sale of an 82,675-square-foot industrial building in the West Texas city of Midland. The site at 5500 N. County Road spans 40 acres, and the building, which was constructed in 2007 and renovated in 2013, features 32-foot clear heights, 19 overhead doors and 8,600 square feet of office space. Todd Moore and Connor Duffy of Colliers represented the undisclosed seller in the transaction. The buyer was also not disclosed. The building was fully leased at the time of sale to steel fabricator NG Resources Corp.

SAN ANTONIO — Marcus & Millichap has arranged the sale of the 66-room Holiday Inn Express & Suites San Antonio South. The hotel was built on a 1.9-acre site on the city’s south side in 2008 and offers a pool, fitness center and a business center. Allan Miller of Marcus & Millichap represented the seller, a limited liability company, in the transaction and procured a private investor as the buyer. Both parties requested anonymity. Chris Gomes of Marcus & Millichap was also listed on the deal as a supporting broker.

DALLAS — Arbor Diagnostics, which provides lab testing services for women, has signed a 22,392-square-foot lease renewal at Westwood Business Park, a 12-building industrial flex campus in North Dallas. Jason Finch of Bradford Commercial Real Estate Services represented the undisclosed landlord in the lease negotiations. The tenant representative was also not disclosed. Westwood Business Park spans 277,077 square feet and is 93 percent leased.

SPRINGTOWN, PARADISE AND WEATHERFORD, TEXAS — Marcus & Millichap has brokered the sale of a portfolio of eight self-storage facilities totaling 1,503 units in North Texas. The facilities span a combined 222,275 net rentable square feet and are located in Springtown and Paradise, both of which are northwest of Fort Worth, as well as in the southern Dallas suburb of Weatherford. Danny Cunningham and Brandon Karr of Marcus & Millichap represented the seller and procured the buyer, both of which were locally based investment groups that requested anonymity, in the transaction.
