SAN ANTONIO — Houston-based developer Allen Harrison Co. is nearing completion of Los Robles, a 306-unit multifamily project in the Stone Oak area of northern San Antonio. The property, which is expected to be open for leasing by year’s end, will feature a resort-style pool, 24-hour fitness center, resident clubhouse with a lounge and pub, a dog park and private storage. Embrey Management Services will lease and manage the property upon completion.

HOUSTON — NAI Partners has secured a 64,175-square-foot industrial lease renewal at 5700 Campbell Road in Houston on behalf of Gulf Pacific Rice, a rice processor and merchandiser. Jake Wilkinson of NAI Partners represented the tenant in the lease negotiations. The name and representative of the landlord were not disclosed.
PHARR, TEXAS — Dallas-based Topgolf will open a 55,000-square-foot venue in the Rio Grande Valley city of Pharr on Friday, Nov. 16. Topgolf has already hired 350 full- and part-time associates in advance of the opening of the Pharr location, which will be the company’s 50th overall. Topgolf venues feature chef-driven menus, big-screen TVs and private event spaces. The company offers social leagues and tournaments as well.
AUSTIN, TEXAS — Bellwether Enterprise Real Estate Capital LLC has arranged a $23.7 million Fannie Mae acquisition loan for Preserve at Wells Branch, a 308-unit multifamily community in Austin. The community offers one- and two-bedroom units and amenities such as a pool, fitness center, business center and basketball court. The new ownership plans to convert the property into an affordable housing community with 51 percent of the units available to households earning 80 percent or less of the area median income. Kevin Bowen of Bellwether arranged the 12-year loan, which features a fixed interest rate, on behalf of the borrower, the Housing Authority of the City of Austin.
BRENHAM, TEXAS — Developer Servitas has completed Mill Creek Residence Hall, a $22.7 million student housing project serving Blinn College in Brenham, roughly midway between Houston and Austin. The 169,700-square-foot property features 464 suites in four- and two-bed configurations, as well as community study rooms, common areas and onsite laundry facilities. Moss Construction and Hunt Cos. provided general contracting and construction management services for the project, which Kirksey Architecture designed. The property welcomed its first student residents this semester.
RICHARDSON, TEXAS — Tech consulting firm Infosys (NYSE: INFY) will open a technology and innovation hub in the northeastern Dallas suburb of Richardson. The company claims the project will create 500 new jobs by 2020. Operations at the center will focus on serving the telecommunications, retail and banking industries. According to the Fort Worth Business Press, the company’s total capital investment in the area will be $12.3 million.
MESQUITE, TEXAS — SRS Real Estate Partners has negotiated the $4.7 million sale of a retail asset triple-net leased to Walgreens in Mesquite, an eastern suburb of Dallas. The property was built in 2000 and totals 15,062 square feet. Matthew Mousavi and Patrick Luther of SRS represented the Utah-based seller in the transaction. The buyer in the all-cash deal was a California-based investor that acquired the property via a 1031 exchange.
ADDISON, TEXAS — Dallas-based coworking firm Common Desk will open a 26,500-square-foot location in Addison, a northern suburb of Dallas. The space will be located within FOURTEEN5, an office park developed by Cawley Partners that is situated just off the Dallas North Tollway. Slated to open in spring 2019, the location will offer private offices, team spaces and game and cocktail lounges.
CARROLLTON, TEXAS — Weitzman has completed the redevelopment of Trinity Plaza, a 59,438-square-foot retail center located at North Josey Lane and the George Bush Turnpike in Carrollton. The project upgraded the center’s façade, signage, landscaping and parking, and also delivered new spaces for both a junior anchor and an endcap restaurant. Current tenants include Café Brazil, Party City and O’Reilly Auto Parts. Hodges & Associates served as project architect.
HOUSTON — Parkway Property Investments LLC will build a 600-space parking garage annex at Phoenix Tower, a 34-story office building located within Greenway Plaza in Houston. The structure, which will adjoin Phoenix Tower’s original eight-story garage, will span eight floors and 247,000 square feet. The groundbreaking is expected to occur before year’s end, and completion is slated for late 2019. HOK is the project architect and Kimley Horn is the project engineer.
