RICHARDSON, TEXAS — Tech consulting firm Infosys (NYSE: INFY) will open a technology and innovation hub in the northeastern Dallas suburb of Richardson. The company claims the project will create 500 new jobs by 2020. Operations at the center will focus on serving the telecommunications, retail and banking industries. According to the Fort Worth Business Press, the company’s total capital investment in the area will be $12.3 million.

MESQUITE, TEXAS — SRS Real Estate Partners has negotiated the $4.7 million sale of a retail asset triple-net leased to Walgreens in Mesquite, an eastern suburb of Dallas. The property was built in 2000 and totals 15,062 square feet. Matthew Mousavi and Patrick Luther of SRS represented the Utah-based seller in the transaction. The buyer in the all-cash deal was a California-based investor that acquired the property via a 1031 exchange.
ADDISON, TEXAS — Dallas-based coworking firm Common Desk will open a 26,500-square-foot location in Addison, a northern suburb of Dallas. The space will be located within FOURTEEN5, an office park developed by Cawley Partners that is situated just off the Dallas North Tollway. Slated to open in spring 2019, the location will offer private offices, team spaces and game and cocktail lounges.
CARROLLTON, TEXAS — Weitzman has completed the redevelopment of Trinity Plaza, a 59,438-square-foot retail center located at North Josey Lane and the George Bush Turnpike in Carrollton. The project upgraded the center’s façade, signage, landscaping and parking, and also delivered new spaces for both a junior anchor and an endcap restaurant. Current tenants include Café Brazil, Party City and O’Reilly Auto Parts. Hodges & Associates served as project architect.
HOUSTON — Parkway Property Investments LLC will build a 600-space parking garage annex at Phoenix Tower, a 34-story office building located within Greenway Plaza in Houston. The structure, which will adjoin Phoenix Tower’s original eight-story garage, will span eight floors and 247,000 square feet. The groundbreaking is expected to occur before year’s end, and completion is slated for late 2019. HOK is the project architect and Kimley Horn is the project engineer.
DALLAS — Chicago-based NXT Capital has provided a $33 million acquisition loan for a 202,000-square-foot office building in Dallas. The Class A property is located along the Dallas North Tollway within one mile of 61 restaurants, 7,800 residential units and 19 hotels. C.J. Kelly of CBRE placed the loan with NXT Capital on behalf of an undisclosed borrower. The name of the property was also withheld.
CARROLLTON, TEXAS — Lee & Associates has negotiated a 30,294-square-foot industrial lease at 1628 W. Crosby Road in Carrollton, a northern suburb of Dallas. Ken Wesson and Adam Graham of Lee & Associates represented the landlord, EastGroup Properties LP. Keenan Cook of Mercer Co. represented the tenant, Exalt Printing Solutions LLC.
DALLAS — Venture X, a Florida-based coworking concept, has opened a 22,553-square-foot space at One McKinney, a 15-story office building located in Uptown Dallas. The space will cover the fifth floor and feature communal areas, conference rooms, 240 dedicated desks and both private and virtual offices. Ryan Hoopes of Colliers International represented Venture X in the lease negotiations. Elliot Prieur and Allison Johnston internally represented the landlord, Gaedeke Group.
AUSTIN, TEXAS — Newmark Knight Frank (NKF) has arranged the sale of Estates at Southpark Meadows and Terraces at Southpark Meadows, two multifamily assets totaling 670 units in south Austin. The properties, which were acquired as value-add opportunities, were built in 2009 and border the Southpark Meadows power center. Patton Jones of NKF’s Capital Markets group represented the seller, Atlanta-based BVT Equity Holdings, in the transaction. The buyer was not disclosed.
HOUSTON — Waste Management Inc. (NYSE: WM), has leased nine floors totaling 284,000 square feet at Capitol Tower, a 35-story office project being developed in Houston. Capitol Tower, which is slated to be complete by late 2019, is now 72 percent preleased. Waste Management Inc. will move into its new space in 2020. Rich Pancioli, Jon Lee and Lisa Konieczka of CBRE represented the tenant in the lease negotiations. Kristen Rabel and Warren Savery, also of CBRE, represented the developer and landlord, Skanska.
