MESA, ARIZ. — CyrusOne has acquired 68.2 acres of land within Mesa Elliot Technology Park in Mesa for the development of a cloud storage campus for the Fortune 1000. Upon completion, the campus will feature five buildings with up to 198 megawatts of critical power to power cloud computing services for clients. Details of the acquisition were not released. CyrusOne operates 45 data center facilities across the United States, Europe and Asia.

PHOENIX — BKM Capital Partners has acquired Diablo Business Center, a nine-building industrial business park located at 3610-3660 E. Wier Ave. and 4663-4645 S. 36th St. in Phoenix. An undisclosed seller sold the property for $8.1 million. The multi-tenant property features 150,000 square feet of light industrial space. BKM plans to implement a $1.8 million capital improvement program at the property. Planned renovations include creative speculative tenant buildouts, reviving dead units, the addition of private fenced yards and upgrades to the exterior including a modern, multi-tone paint scheme, drought-resistant landscaping, upgraded monument signage and standardized tenant signage. The company will also address structural improvements including a new roof, new parking lot and an improved HVAC system. Bob Buckley of Cushman & Wakefield represented the seller in the transaction.

TEMPE, ARIZ. — Chicago-based Core Spaces is developing its third apartment complex in Tempe. Known as The Collective, the 21-story-plus-penthouse property will be located at the intersection of Seventh Street and Myrtle Avenue. The 319,148-square-foot building will feature 268 units, totaling 464 beds, and 6,000 square feet of ground-floor retail space. Slated to open in 2020, the property will also feature a 5,800-square-foot indoor/outdoor communal garden, amenity space on the fifth floor, a 5,500-square-foot rooftop pool deck and amenity terrace, and outdoor seating area on the ground level.

IRVINE, CALIF. — MBK Real Estate has agreed to acquire a nine-property seniors housing portfolio in California, Washington and Arizona for $382 million. The Irvine-based investor is a subsidiary of Tokyo-based Mitsui & Co., and the parent company of MBK Senior Living. The seller is West Living LLC, a California-based owner-operator. Although the specific properties were not disclosed, West Living only lists 10 properties on its website. The portfolio totals 1,200 units and features an annual combined net operating income of $21 million. MBK plans to implement renovations to the properties. The acquisition is expected to close in June. MBK already owns a portfolio of 25 properties totaling 2,600 units, also all geographically centered in the West.

CASA GRANDE, ARIZ. — New Jersey-based Lamar Cos., in partnership with Real Capital Solutions, has acquired the Promenade at Casa Grande in Case Grande, a suburb of Phoenix. Macerich sold the 550,000-square-foot property for an undisclosed price. The Promenade at Casa Grande is a portion of an open-air shopping center totaling more than 1 million square feet. Tenants at the property include Harkins Theaters, Ross Dress for less, Marshalls, PetSmart, Bed Bath & Beyond, Shoe Dept., Michaels, Beall’s Outlet, Dollar Tree and Ulta Beauty.

TEMPE, ARIZ. — Phoenix-based Alliance Residential has acquired a 9.3-acre land parcel located at the southeast corner of Rio Salado Parkway and Price Road in Tempe. Arizona State University sold the parcel, which was surplus land, for $11.2 million. David Fogler and Steven Nicoluzakis of Cushman & Wakefield Phoenix represented the seller in the deal. Alliance plans to develop a 276-unit apartment community called Broadstone Rio Salado on the property. Upon completion, the project will feature 12 buildings offering a total of 28 studio units, 144 one-bedroom units and 104 two-bedroom units. Community amenities will include a pool, spa, game lawns, outdoor cooking area, fire pits, dog park and fitness center.

BEVERLY HILLS, CALIF. — Global real estate investment firm Kennedy Wilson (NYSE: KW) has sold a 2,199-unit multifamily portfolio mostly located on the West Coast for $422 million. The Beverly Hills-based company had a 41.3 percent average ownership stake in the six properties. The buyer was undisclosed. The properties in the portfolio include: • Slate Creek in Roseville, Calif. (612 units) • Xander 3900 in Las Vegas (480 units) • Big Trout Lodge in Liberty Lake, Wash. (297 units) • Heatherbrae Commons in Milwaukie, Ore. (174 units) • Montair at Somerset Hill in Tumwater, Wash. (396 units) • StonePointe in University Place, Wash. (240 units) The garden-style apartment communities were originally built between 1989 and 1999. During Kennedy Wilson’s ownership the properties have undergone improvement plans, including exterior renovations and unit upgrades. CHANDLER, ARIZ. — Los Altos, Calif.-based West Valley Properties has completed the disposition of The Boardwalk at Anderson Springs, a shopping center located at the southeast corner of Dobson and Ray roads in Chandler. Los Angeles-based Westwood Financial purchased the property for $26 million. The original Sprouts Farmers Market anchors the 89,804-square-foot property. Sprouts originally opened in 2005 and is currently undergoing a $1 million renovation. At the time of sale, the property was 97 percent occupied by a variety of tenants, including Pita Jungle, State Farm, Pet Planet and Desert Financial Credit Union. MESA, ARIZ. — The Mesa City Council has selected Lincoln Property Cos. and Harvard Investments to develop 28.2 acres of city-owned land in the Riverview mixed-use district of Mesa. Upon completion, the “Union” project will bring 1.35 million square feet of Class A office space to the district. Union will include four buildings ranging from four to eight stories and fro 225,000 square feet to 450,000 square feet. Each building will feature large and open floorplates and high ceilings. Constructed in phases, the first building will be the four-story, 225,000-square-foot Building A located at the northwest corner of the property, followed by Buildings B and C, totaling up to six stories and 337,500 square feet. The final building, Building D, will feature eight stories and 450,000 square feet. Construction on Building A is slated to begin in 2019. DAVIS is the project architect, and Layton Construction Co. is serving as the general contractor. Dave Carder and Scott Boardman of Cushman & Wakefield are exclusive leasing brokers for the project.

PHOENIX — Security Properties, along with funds managed by Oaktree Capital Management, has purchased Pavilions on Central, a multifamily property located at the intersection of Central and Campbell avenues in Phoenix, for $59 million. The name of the seller was not released. Located within the Midtown neighborhood of Phoenix, Pavilions on Central features 254 apartments in a mix of one-, two- and three-bedroom floorplans with an average unit size of 1,109 square feet. Although the property underwent renovations in 2013 and 2016, Security Properties plans to renovate all of the bathrooms at the property to high-end specs to match the kitchen renovations. Security Properties Residential, an affiliate of Security Properties, will manage the property. With this acquisition, Security Properties owns nine assets totaling more than 3,700 units in the Phoenix marketplace.
