CHANDLER, ARIZ. — GrubHub has leased a 29,526- square-foot spec suite at the San Tan Tech Center in Chandler. The center is located at 145 S. 79th St. The asset will be 93 percent leased once the mobile food ordering company moves in later this month. ViaWest Group acquired the 129,187-square-foot property in 2013. Other notable tenants include Arvato Digital Services, HealthTell and Amkor. JLL’s Mark Gustin, Dave Seeger and Karsten Peterson represented the landlord in this transaction.

CHANDLER, ARIZ. — Avesta Communities has purchased the 320-unit Coronado Crossings in Chandler for an undisclosed sum. The community is located at 700 N. Coronado St. in the Price Corridor. Avesta plans to fully renovate the property, upgrading all interior units and community amenities. Intel announced plans last year to invest $7 billion in a new facility in Chandler, which would create 3,000 jobs. Avesta deployed more than $119 million of equity into eight communities across four states in 2017. The company now operates in Arizona, Colorado, Florida and Texas.

CHANDLER, ARIZ. — An institutional investment manager has acquired the 300-unit Pinnacle Terrace apartment complex in Chandler for $56 million. The community is located at 801 N. Federal St. Pinnacle Terrace is situated near West Chandler Corridor, Arizona State University Research Park and the Discovery Business Campus. It was built in 1998. Steve Gebing and Cliff David of Institutional Property Advisors represented both the buyer and seller, TA Realty, in this transaction.

DENVER — NexMetro Communities and Trez Capital have partnered to develop five of NexMetro’s Avilla Homes communities in a deal worth more than $100 million. The communities will debut in 2018 in Denver, Phoenix and Dallas. NexMetro Communities is a developer of luxury leased housing communities, while Trez Capital is a private non-bank lender. NexMetro, which currently has more than 2,600 units either built, under construction or under contract, has already closed on two of the initial five Class A projects with Trez. This endeavor was inspired by the National Multifamily Housing Council’s announcement that about 4 million new apartments will be needed by 2030 to keep up with demand.

CHANDLER, ARIZ. — Cushman & Wakefield has arranged the $25.8 million sale of The Plant, a newly developed, 56,831-square-foot shopping center in Chandler. Ryan Schubert and Michael Hackett of Cushman & Wakefield arranged the transaction on behalf of the seller, Common Bond Development Group. Sarofim Realty Advisors acquired the asset. Sprouts Farmers Market anchors the center, which was fully leased at the time of sale to tenants including Dairy Queen, Café Rio and Starbucks Coffee.

SUN CITY WEST, ARIZ. — Holliday Fenoglio Fowler,L.P. (HFF) has arranged the sale of The Heritage Tradition, a 303-unit seniors housing community located within the Del Webb master-planned community of Sun City West, just northwest of Phoenix. Senior Resource Group LLC acquired the property for an undisclosed price, and will also operate the community. The seller was not disclosed. The Heritage Tradition features 227 independent living apartments, 35 independent living cottages and 41 assisted living units. The property was completed in three phases between 2000 and 2006, and has undergone $3.8 million in capital improvements since 2013. In addition to negotiating the sale, HFF arranged a 10-year, fixed-rate acquisition loan through a life insurance company. The HFF investment advisory team included Ryan Maconachy, Chad Lavender and Ryan Fitzpatrick. HFF’s debt placement team consisted of Sarah Anderson.

PHOENIX — Globe Corp. has obtained $86 million in financing for a four-property office and industrial portfolio based in Arizona. The portfolio contains two Class A office buildings and two industrial warehouses in Phoenix, Tempe and Scottsdale. The loan for one property, 101 Corporate Center, served as acquisition financing and the remaining were refinancings. Debt for the two industrial warehouses, 8990 S. Kyrene Road and Riverside Commerce Park, was consolidated into a single loan structure. Each of the three long-term, fixed-rate loans were closed with separate life insurance companies. Walker & Dunlop arranged the loans.

GILBERT, ARIZ. — Greystone has arranged $25.8 million in financing for the construction of a seniors housing community in Gilbert. The borrower was Fort Worth, Texas-based developer Aspens Senior Living. A publicly traded bank provided the loan for the construction of The Aspens at Mariposa Point in the Phoenix suburb of Gilbert. The community is restricted to residents age 55 and older, and will feature 204 units. The project is a joint venture between Aspens Senior Living, McFarlin Group and Pennybacker Capital. Construction began on the community in May 2017.

PHOENIX — MIG Real Estate has purchased the 176-unit Bayside Apartments in Phoenix for an undisclosed sum. The community is located at 20245 N. 32nd Drive. Bayside Apartments was built in 1999. The complex features nine-foot ceilings, walk-in closets, private balconies and patios, dishwashers, and full-size washer and dryer units. The gated community also offers an outdoor resort-style swimming pool, spa and covered picnic areas with barbeque grills. Complimentary WiFi is provided in the office and pool lounge areas. Mark Forrester, Ric Holway, Dan Cheyne and Jackson Cloak of Berkadia represented the seller. Bayside Apartments will undergo enhancements as MIG repositions the asset.

YUMA, ARIZ. — Blueprint Healthcare Real Estate Advisors has arranged the sale of a 151-unit assisted living community in Yuma for $3.1 million. The name of the community was not disclosed. The property was originally built as a limited-service hotel before the nonprofit owner began converting it to assisted living. The owner ran into financial trouble and was unable to complete the conversion. Blueprint was tasked with the sale by a court-appointed receiver and positioned the community as a turnaround opportunity. A Phoenix-based investor purchased the property, marking its first entry into the seniors housing space. Jacob Gehl, Amy Sitzman, and Giancarlo Riso of Blueprint were the lead advisors on the transaction.
