SPARKS, NEV. – Garlock Printing and Converting West has leased 65,088 square feet of distribution space at the Greg Street Industrial Park in Sparks. The space is located at 1450 E. Greg Street. The retail packaging service provider first opened a facility out West in Reno this past March. The company was represented by J. Michael Hoeck, Michael Nevis, Dave Simonsen and Steve Kucera of the NAI Alliance Industrial Properties Group. The landlord was not named.

PHOENIX – A 3,848-square-foot building in Phoenix that is net leased to Raising Cane’s has sold to an unnamed buyer for $3.5 million. The space is located at 4506 E. Cactus Road. The seller, a developer, was represented by Jamie Medress and Mark Ruble of Marcus & Millichap’s Phoenix office.
PHOENIX – Propak Logistics has leased 48,735 square feet of industrial space at Estrella Business Park in Phoenix. The space is located at 1010 S. 65th Ave. The new lease marks Propak’s entry into metropolitan Phoenix. It also brought the building to full occupancy. Propak was represented by CBRE’s Pat Feeney, Dan Calihan, Rusty Kennedy and Bob Pielsticker. The landlord, EJM Development Co., represented itself in the lease negotiation.
CHANDLER, ARIZ. – Dual Diagnosis Treatment Center has leased 10,654 square feet of office space in Phoenix. The center will occupy the North East building at 5520 W Chandler Blvd. The new 10-year lease will commence this December. Dual Diagnosis was represented by Mike Knapp of Voit’s Phoenix office. The landlord was not named.
PHOENIX — BH Properties has acquired the Plaza at Squaw Peak, a 428,000-square-foot office complex in Phoenix, for $25 million. The complex is located directly off Route 51 at North 16th Street and East Morten Avenue in the Camelback Corridor. The three-building complex is situated on 24.1 acres that also offers future redevelopment opportunities. The Plaza’s current tenant base includes law firms, financial service providers, administrative users, engineering firms, call centers, medical service providers, marketing agencies and title companies. BH Properties has been extremely active in the Southwest market over the past year. It also recently acquired the 159,000-square-foot Gilbert Town Square shopping center; the 180-unit Papago Crossing multifamily property; the 103,082-square-foot Islands Shopping Center; the 64,744-square-foot Ross Plaza retail center; and a 62,000-square-foot warehouse. The unnamed seller had purchased the Plaza as part of a portfolio. Acquisition financing was provided by Opus Bank. Rachelle Strole, Jason Hersker, Stephen Herman, Rachael Cisco and Scott Smith of Capital Asset Management represented both the buyer and seller in this transaction.
GLENDALE, ARIZ. – TriGate Capital has purchased Gateway Village, a 126,286-square-foot shopping center in Glendale. The acquisition was part of a national retail property portfolio buy, valued at $53 million. The center is located at 5932-6070 W. Bell Road. It is 80 percent leased to tenants like Stein Mart, All America Pool & Patio, Cox Communications and Fast Signs. Gateway Village is the largest property in the retail portfolio, which also includes shopping centers in Pennsylvania, Georgia, South Carolina and Missouri. The seller, PDSI, was represented by Michael Hackett and Ryan Schubert of Cassidy Turley.
PHOENIX – J&K Cabinetry has leased 37,522 square feet at the Hohokam 10 Business Center in Phoenix. The 405,000-square-foot complex is located at 4445 E. Ellwood Street. The affordable cabinetmaker will use the space to store merchandise, and to sell to local homebuilders. J&K Cabinetry was represented by Thomas Knaub of Colliers International. The landlord, Arizona Department of Transportation Right of Way Group, represented itself in this transaction.
PHOENIX – Marco Display Specialists has leased 67,697 square feet of warehouse space in Phoenix. The space is located at 4141 W. Van Buren Street. It was built in 1998. The new lease brings the 243,039-square-foot industrial building to full occupancy. The U.S. grocery market merchandising manufacturer was represented by Rebecca Roberts of Green Street Commercial. The landlord, 4141 W. Van Buren LLC, was represented by Don MacWilliam and Payson MacWilliam of Colliers International.
The Phoenix office market ended the third quarter in a very strong position. Increasing momentum in the sector should continue into 2015. Healthier economic conditions, including a growing GDP and higher employment, are translating into increased market activity and confidence. The biggest take-away from Phoenix’s rebounding office sector is new office development, with several high-profile construction projects underway in the East Valley. Tower cranes dot the horizon along Tempe Town Lake in downtown Tempe. The largest project, State Farm’s Marina Heights, is under construction on its first phase, which includes two mid-rises totaling more than 1 million square feet. Additional phases will bring the project to more than 2 million square feet, making it the largest office project in Arizona. Hayden Ferry Lakeside III is under construction with a 10-story, 250,000-square-foot building on the lake. This is the third and final phase of this office project. Arizona State University has also jumped into the mix by announcing a huge 330-acre development on the south side of Tempe Town Lake. It is expected to incorporate athletic, commercial and residential projects at full build-out that will be utilized as a funding source for ASU Athletics. MESA, ARIZ. — NALS Apartment Homes has purchased the 280-unit Waterford at Superstition Springs apartment complex in Mesa for $33 million. The community is located at 7311 East Southern Ave. Waterford is situated less than a mile from Superstition Springs Center, a 1.2-million-square-foot regional shopping mall with more than 150 stores and eateries. Mesa Pavilions, a 720,000-square-foot power center, also sits directly across the street from this community. Common-area amenities at Waterford include a resort-style swimming pool with spa, a leasing office, 24-hour fitness center, a clubhouse with resident lounge and Wi-Fi, an executive business center and conference room, 80 detached garages, 30 detached storage units, a car care center, and a courtyard space with a playground, volleyball court and barbecue grills. The seller, Waterford at Superstition Springs LLC, was represented by Steve Gebing of IPA and Cliff David of Marcus & Millichap.
