SCOTTSDALE, ARIZ. – Make-A-Wish Foundation of Arizona has purchased an 11,400-square-foot office building in Scottsdale for $1.9 million. The building is located at 2901 N. 78th Street, just outside the downtown area. The foundation plans to use this space for its new headquarters after the property undergoes a full remodel. The purchase was made through contributions from a large donor. The building’s former tenant, RevSolve, previously known as Collections Service Bureau, relocated to another office just a mile away this past July. Make-A-Wish was represented by CBRE’s Chris Marchildon and Barry Gabel. The seller, SPQR LLC, was represented by Kelly O’Dea of LevRose/TCN Worldwide.

PHOENIX — Regent Properties has acquired Desert Ridge Corporate Center (DRCC), a 293,161-square-foot office and retail property in Phoenix, for $58.6 million. The institutional-grade center is located at 20860, 20830 and 20910 N. Tatum Blvd., within the master-planned community of Desert Ridge. DRCC contains two Class A office buildings, in addition to a 17,953-square-foot, multi-tenant specialty retail building. The property is located on land encumbered by a State of Arizona ground lease that has 78 remaining years. Notable tenants at the center include GEICO Insurance, Vantage Retirement, Wells Fargo Bank, C.H. Robinson Worldwide, K. Hovnanian Homes, Summit Energy, SimonMed Imaging and Scottrade. DRCC was built in 2007.

CHANDLER, ARIZ. – The 40,952-square-foot Ocotillo Fiesta Shopping Center in Chandler has sold to Ocotillo Fiesta LLC for an undisclosed sum. The center is located at the southeast corner of Alma School and Queen Creek roads. It is shadow-anchored by Albertsons. The center is currently 97 percent leased. The landlord, Southgate Mall Associates, was represented by Mindy Korth and Kirk Kuller of Colliers International.

The Phoenix industrial market is definitely following national trends in terms of recovery. Since 2010, U.S. industrial markets have seen rising demand trends with supply additions that have not kept pace. Demand for newer, Class A industrial space, as well as for use-specific space, is outpacing supply and encouraging more build-to-suit and speculative development activity across markets. Developers have shown discipline so far, however, as the amount of new supply added to the market since 2010 is well below the levels seen during previous expansionary periods. These trends are manifesting themselves in a variety of ways in Metro Phoenix. First, it’s clear that demand is definitely up. The industrial market has seen significant activity over the past several quarters. Leases for spaces between 20,000 and 200,000 square feet have totaled more than 10.5 million square feet since January 2013. Deals of this size have totaled more than 1.4 million square feet of absorption this year alone. This is important to note because the overall health of the Metro Phoenix industrial market has historically been supported by midsized users. TUCSON, ARIZ. – An 11,036-square-foot medical building in Tucson that is leased to Arizona Oncology has sold to Redyns Development for $2.9 million. The building is located at 1620 W. St. Mary’s Road. Redyns was represented by Stephen Cohen and Russ Hall of Cushman & Wakefield | PICOR. The seller, St. Mary’s Silverbell Building LLC, was represented by CBRE’s Mike Sandahl, Wyatt Campbell and Buzz Isaacson.

Chauncey Lane within the North Scottsdale Corporate Center. It was constructed in 2006. Garland’s was represented by Francis Marotta of MarCor Commercial Real Estate. The seller, CM & PM Acquisitions LLC, was represented by Colton Trauter and Bill Blake of Lee & Associates.

GLENDALE, ARIZ. – Progressive Leasing has absorbed 20,000 square feet at Talavi Corporate Center in Glendale. The office campus is located at 5651 W. Talavi Blvd. This will be the financial services vendor’s first operations center in Arizona. CBRE’s Ashley Brooks, Jim Bayless and Jenny Aust negotiated the lease on behalf of Progressive and its landlord, ROF II Talavi LLC.

CHANDLER, ARIZ. – The Delta Corporation has acquired 15.3 acres of commercial land in Chandler for $2.7 million. The land is located at the southeast corner of Frye Road and Ellis Street. Delta plans to develop a mixed-use project on the site. Rick Danis and Paul Boyle of Cassidy Turley represented both the buyer and seller, BOK Financial Corp., in this transaction.

PRESCOTT VALLEY, ARIZ. – An 8,639-square-foot Kohl’s department store at The Shops at Glassford Hill Marketplace in Prescott Valley has sold to Zynda Family Trust for $2.7 million. The property is located at 3264 N. Glassford Hill Road. The fully leased shopping center contains five tenants that hold triple-net leases. The trust was represented by Rob Walter of Century 21 Arizona West. The seller, Prescott Valley Signature Entertainment LLC, was represented by Joseph Compagno of CBRE’s Phoenix office.
