RED Development, Globe Corp. Plan 150-Acre GSQ Mixed-Use Project in Goodyear, Arizona

GOODYEAR, ARIZ. — A joint venture between RED Development and Globe Corp. has released plans for GSQ, a 150-acre mixed-use development located in Goodyear, approximately 15 miles west of Phoenix. Groundbreaking on the project is proposed for next year. Plans include retail and entertainment space, restaurants, multifamily communities, office space and a hotel. GSQ will complement the Goodyear Civic Square at GSQ development, which Globe Corp. completed in August 2022. Goodyear Civic Square features a new city hall building, two-story library, two-acre community park, office space and retail space. “Our dream of a downtown is one step closer to becoming reality,” says Goodyear Mayor Joe Pizzillo. “We have all the right partners working together to create a very special walkable district for our residents — and the greater Southwest Valley region — to enjoy as they bring quality shopping, dining and entertainment to this area.” A number of new developments have been announced in Goodyear this year, including build-to-rent projects by UrbanStreet Group and a joint venture between Blue Vista Capital Management and Family Development; and several industrial projects, including a warehouse for Sub-Zero Group and the $360 million first phase of AirPark, located adjacent to the Phoenix-Goodyear airport. Chef’s Warehouse Signs 46,339 SF Cold Storage Lease in Phoenix

PHOENIX — The Chef’s Warehouse West Coast LLC has signed a long-term lease for 46,339 square feet at Reywest Commerce Park in Phoenix. The space is located at 3717 W. Washington St. The lease is valued at $8.5 million. The Chef’s Warehouse specializes in specialty foods, supplies and ingredients for commercial establishments. The supplier is moving out of a smaller warehouse in Tempe. Reywest Commerce Park was built in 1991 and renovated in 2012. It features cold storage warehousing with cold loading dock and a large secure truck court. Phil Haenel of Cushman & Wakefield represented he landlord, CPT Condor Washington LLC. NAI Horizon’s Isy Sonabend and Drew Eisen represented Chef’s Warehouse in the lease transaction.

University of Arizona Completes Construction of $85M Applied Research Building in Tucson

TUCSON, ARIZ. — The University of Arizona has completed construction of its $85 million Applied Research Building (ARB) in Tucson. The 89,000-square-foot ARB is the first building in the country to house all research spaces related to the fabrication and testing of satellites in one integrated facility. The ARB is the new home of applied physical sciences and engineering, connecting faculty across four colleges and eight departments. McCarthy Building Cos. constructed the property, which SmithGroup designed.

Fundrise Acquires Industrial Building within Cubes at Glendale in Arizona for $82.6M

GLENDALE, ARIZ. — Fundrise has purchased Building E at the Cubes at Glendale, a 570,080-square-foot, Class A industrial warehouse in Glendale, for $82.6 million. The asset is located along the 303 Corridor. Upon completion, the Cubes at Glendale industrial park will feature 5.5 million square feet of Class A industrial space at the intersection of Reems Road and Northern Avenue. The seller, CRG, has completed construction on Building A, a 1.2-million-square-foot industrial building leased to Williams Sonoma, and Building D, a 637,000-square-foot industrial building. LaSalle Investment Management and US Merchants, respectively, were the buyers. PHOENIX — Phoenix-based developer George Oliver has unveiled plans for Bond, a $52 million renovation that will transform the Biltmore Commerce Center in Phoenix into a hospitality-inspired office experience. Bond is George Oliver’s sixth experiential office project in the Valley. Located at 3200 E. Camelback Road, the property offers prime access to restaurants, retail and executive housing. Bond totals 287,000 square feet in three stories, with office space bordering a corresponding three-story central atrium. Through its renovation, George Oliver plans elevate the space with one of the market’s most extensive amenity packages, including a conference center, co-working space, two-story fitness center, cocktail speakeasy, and a full-service coffee, cocktail and food service bar.

Libitzky Property Buys Gateway Technology Commerce Center in Mesa for $25.4M

MESA, ARIZ. — Libitzky Property Cos. has purchased Gateway Technology Commerce Center, a two-building, 138,692-square-foot industrial project in Mesa, for $25.4 million. Gateway Technology Commerce Center is located at 7535 E. Ray Road, with immediate adjacency to the Phoenix-Mesa Gateway Airport and freeway frontage exposure to the Loop 202. The Class A asset was built in 2019. It is fully leased to six tenants. Steve Lindley, Alexandra Loye, Eric Wichterman and Mike Coover with Cushman & Wakefield’s capital markets and private capital teams in Phoenix represented the seller, along with Will Strong and Molly Hunt of Cushman & Wakefield’s national industrial advisory group.

Harkins Theatres Plans 32,000 SF Entertainment Center in Phoenix

PHOENIX — Harkins Theatres has announced plans for Harkins BackLot, a 32,000-square-foot entertainment center at The Shops at Norterra in Phoenix. The new concept is inspired by movie studio backlots and will feature a full-service restaurant and bar; sports viewing arena; arcade; bowling with digitally animated and enhanced lanes; outdoor patio with yard games; and a private event space with party and corporate event rooms. The opening is scheduled for 2024, with more locations to follow. Eric Termansen of Western Retail Advisors represented Harkins in the leasing negotiations.

Cypress West Partners Breaks Ground on 22,000 SF Ocotillo Medical Collaborative in Queen Creek, Arizona

QUEEN CREEK, ARIZ. — Cypress West Partners has started construction of a 22,000-square-foot, Class A medical office development near Chandler. The single-story building will be located at the intersection of Signal Butte and Ocottillo roads in Queen Creek. Construction is scheduled for completion by third-quarter 2023. The property is the only off-campus medical office building for lease in Queen Creek, according to the developer. Cypress West acquired the 2.5-acre parcel at the end of 2022. The new building, named Ocotillo Medical Collaborative, was 87 percent leased to a mix of service-oriented medical tenants prior to construction starting. Negotiations are underway for the remaining space within the building.

The parcel comes with fully approved plans for a 307-unit build-to-rent (BTR) townhome community. ABI Multifamily’s Patrick Burch and John Klocek represented the seller, Blueprint Capital, in this transaction.
