TEMPE, ARIZ. — Taylor Street Advisors has arranged the sales of apartment communities in Tempe in two separate transactions totaling $8.2 million. Both properties are located near Arizona State University’s Tempe campus. Brian Tranetzki of Taylor Street brokered the sale of The Atrium, a three-story, 39-unit multifamily property. A local buyer acquired the asset from a California-based seller for $6.2 million, or $160,256 per unit. Anton Laakso of Taylor Street arranged the sale of Ash Properties, a 10-unit apartment community in downtown within walking distance of Arizona State University. The property traded for $1.9 million, or $193,100 per unit. The undisclosed buyer plans to renovate the value-add property.

TEMPE, ARIZ. — Little Rock, Ark.-based Tempus Realty Partners has purchased an office complex located at 8312 S. Hardy Drive in Tempe. Woodland Hills, Calif.-based Younan Properties sold the asset for an undisclosed price. Built in 2000, the two single-level office buildings offer a total of 138,180 square feet of space. Three investment-grade tenants occupy the asset. Isaac Smith of Colliers in Arkansas represented the buyer, while Mindy Korth of Colliers in Arizona represented the seller in the transaction.
Urbana Group, Fringe Capital Partners Acquire Camino Village Multifamily Community in Phoenix for $16M

PHOENIX — A partnership between Arizona-based Urbana Group and Illinois-based Fringe Capital Partners has purchased Camino Village I & II, an apartment property located at 2015 and 2039 W. Union Hills Drive in Phoenix. A private investor from Santa Barbara, Calif., sold the asset for $16 million. The property features 80 apartments with 70 percent as two-bedroom layouts averaging 1,000 square feet. Brian Smuckler, Jeff Seaman, Derek Smigiel and Bryson Fricke of CBRE represented the buyers and seller in the deal.
MESA, ARIZ. — Tampa-based ZMR Capital has purchased The Julia, an apartment community located at 546 S. Country Club Road in Mesa, for $90.1 million. The name of the seller was not released. Originally developed in 1986, The Julia features 320 apartments. The previous owners upgraded 153 units, and ZMR plans to renovate the remaining units with upgraded counter tops and cabinets, stainless steel appliances, tile backsplashes, plank flooring and modern light fixtures.

GLENDALE, ARIZ. — Marcus & Millichap has arranged the sale of a retail building located at 8309 W. Glendale Ave. in Glendale. A limited liability company sold the property to an undisclosed limited liability company for $3.3 million. Walgreens occupies the 15,022-square-foot property on a net-leased basis. The building was construction in 2001. Mark Ruble and Chris Lind of Marcus & Millichap’s Phoenix office represented the seller and procured the buyer in the deal.

Greenlight Communities, Holualoa Cos. to Develop 288-Unit Cabana Bridges Apartments in Tucson

TUCSON, ARIZ. — Scottsdale-based Greenlight Communities and Holualoa Cos. are developing Cabana Bridges, an apartment property located within the 350-acre Bridges mixed-use development in Tucson. Greenlight acquired the land site in early October for $3.4 million and plans to start construction in the upcoming weeks. The $50 million Cabana Bridges is slated to welcome its first residents in January 2023. The community will feature 288 apartments, contemporary appliances and kitchen finishes, luxury vinyl tile, a co-working lounge and fitness center, as well as access to smart-home technology.
Thompson Thrift Retail Group Sells Sunrise Promenade Shopping Center Near Phoenix for $18.2M

PEORIA, ARIZ. — Thompson Thrift Retail Group has completed the disposition of Sunrise Promenade, a shopping center in Peoria. An undisclosed buyer acquired the asset for $18.2 million. Situated at the corner of Lake Pleasant Parkway and Happy Valley Road, Sunrise Promenade features 26,852 square feet of retail space. Current tenants include Aldi, Black Rock Coffee Bar, Club Pilates, Sherwin-Williams, Dip Nail Spa, Harumi Sushi, Wow Wow Hawaiian Lemonade, Stretch Labs, Butta Cakes and Pearle Vision.
Howard Hughes Corp., Jerry Colangelo Buy 37,000 Acres in Phoenix for Massive Douglas Ranch Mixed-Use Project

PHOENIX — The Howard Hughes Corp. (NYSE: HHC) and local business magnate Jerry Colangelo are partnering to develop Douglas Ranch, a large-scale, master-planned community in Phoenix. HHC and Colangelo have purchased 37,000 acres for the project in Phoenix’s West Valley region for $600 million. Upon full buildout, Douglas Ranch will comprise 100,000 homes for 300,000 residents, as well as 55 million square feet of commercial development. The partnership plans to launch residential lot sales at Douglas Ranch in the first half of 2022. “We are creating a city of the future — leveraging HHC’s development expertise to build a community with limitless potential to spur growth, business expansion, economic opportunity and innovation,” says Colangelo, a longtime Phoenix resident and former owner of the Phoenix Suns NBA franchise. The land sellers, locally based JDM Partners and Scottsdale-based El Dorado Holdings, will remain as joint venture partners for Douglas Ranch’s first phase, which is a 3,000-acre village called Trillium located in the city of Buckeye. By Matt Harper, Senior Vice President of Retail, NAI Horizon Arizona relies heavily on a robust tourism industry. When COVID-19 hit, it was a massive blow to the hospitality and retail sectors. Coming out of the pandemic, however, the Metro Phoenix retail sector has shown great resiliency, especially mom and pops. Phoenix ended the fourth quarter of 2020 with a positive net absorption of 124,330 square feet of retail space. With negative net absorption in the second and third quarters of 2020 – the devastating months of the pandemic – Phoenix ended the year at negative 373,715 square feet. This was compared to an overall positive net absorption of more than 1.1 million square feet in 2019. Phoenix vacancy rose slightly in the second quarter of 2021 from the previous quarter, coming in at 7.7 percent and 7.5 percent, respectively. Net absorption for the second quarter was a negative 63,558 square feet, down from a strong first-quarter 2021 of 466,714 square feet. The average triple-net rental rate rose slightly to $15.81 per square foot. COVID-19 travel restrictions and stay-at-home orders attributed to the paltry second- and third-quarter 2020 numbers.
