FREMONT, CALIF. — 9th St. Partners LLC and Clarion Partners have broken ground on Campus at Bayside, an advanced manufacturing business park within Bayside Technology Park in Fremont. At full build-out, the six-building campus will offer 473,250 square feet of industrial space. Scheduled for delivery in second-quarter 2026, Phase I will feature 253,472 square feet across three buildings, designed to accommodate advanced manufacturing and R&D users. Each building will include a clear height of 32 feet, ESFR sprinkler systems and 4,000 amps of power with the ability to bring more power to the site. Hanley Investment Group Negotiates $3.8M Sale of Two-Tenant Retail Pad Site in Metro Sacramento

ROCKLIN, CALIF. — Hanley Investment Group Real Estate Advisors has negotiated the $3.8 million sale of a two-tenant retail pad site in Rocklin, approximately 25 miles northeast of downtown Sacramento, for $3.8 million. Situated at 2303 Sunset Blvd., the 6,122-square-foot building is occupied by U.S. Bank and a drive-thru Animal Urgent Care, each on a triple-net-lease. Built in 2022, the property sits on roughly 1 acre. Nearby tenants include Taco Bell, Safeway, Costco, Target, The Home Depot, WinCo Foods and Chipotle Mexican Grill. Eric Wohl and CJ Kiehler of Hanley represented the seller, a locally based private developer, in the transaction. FONTANA, CALIF. — Bridge Logistics Properties (BLP), a subsidiary of Bridge Investment Group Holdings, has purchased a portfolio of three industrial buildings in Fontana for $83.5 million. The name of the seller was not released. Totaling 332,793 square feet, the portfolio includes a 100,039-square-foot asset at 14074 Rancho Court, a 57,654-square-foot property at 14019 Rose Ave. and a 175,100-square-foot building at 14928 Washington Drive. Each building features Class A specifications including 32-foot clear heights, secured all-concrete truck courts, dock-high and grade-level loading, ESFR sprinkler systems and LED lighting. The properties are fully leased and offer a weighted average lease term of more than two years.
Progressive Real Estate Arranges $6.7M Sale of Peppertree Plaza Retail Property in Fresno, California

FRESNO, CALIF. — Progressive Real Estate Partners has brokered the sale of Peppertree Plaza, a shopping center in Fresno. A Bay Area private investor sold the asset to a Los Angeles-based private investor for $6.7 million. Greg Bedell of Progressive Real Estate Partners represented the seller in the all-cash transaction. Located at 2745-2787 W. Shaw Ave., Peppertree Plaza features 51,000 square feet of retail space spread across five shop and pad buildings. At the time of sale, the property was 87 percent leased. Current tenants include Outback Steakhouse, Deli Delicious, Marion’s Mexican Restaurant, Pijja Paradise Pizza & Arcade, Ocean Dental Group, FastSigns and State Bank of India.
SANTA FE SPRINGS, CALIF. — Lee & Associates has arranged the sale of a warehouse and industrial building at 8528 Dice Road in Santa Fe Springs. J.O.R. Real Estate LLC sold the asset to Van Stone Conveyor for $3.2 million. The 12,591-square-foot property features 1,500 square feet of office space, a 2/1,000 parking ratio, 16-foot clearance height and 800 amps of power, as well as a secured yard. Additionally, the asset was sold with a tenant in place under a lease through Oct. 31, 2025. Phillip DeRousse of Lee & Associates – Orange handled the transaction.
Walker & Dunlop Secures $91.4M Refinancing for Blue Rock Village Apartment Property in Vallejo, California

VALLEJO, CALIF. — Walker & Dunlop has arranged $91.4 million in loan proceeds for the refinancing of Blue Rock Village, a Class B apartment property located at 2000 Ascot Parkway in Vallejo. Bryan Frazier and Blake Hockenbury of Walker & Dunlop Multifamily Finance secured a 10-year, full-term interest-only loan at a fixed rate from Freddie Mac for the borrower, Prime Residential. Situated on 35.7 acres, Blue Rock Village features 41 buildings, including 38 garden-style residential buildings offering a total of 560 units, as well as a leasing office, fitness center and maintenance building. Additional amenities include a spa, swimming pools and dog parks.
FREMONT, CALIF. — SecureSpace Self Storage has acquired a 58,713-square-foot self-storage facility, currently managed by Extra Space, in Fremont, from Braintree Group. Dean Trammell and Adam Schlosser of the LeClaire-Schlosser Group of Marcus & Millichap represented the seller and procured the buyer in the transaction. Tony Solomon of Marcus & Millichap served as the broker of record for the deal. Built in 1984 and expanded in 2002, the facility contains five two-story self-storage buildings and five single-story self-storage buildings offering a total of 650 units. The property includes electronic gated entry with a digital keypad, a spacious leasing office with retail and security monitor display, 24/7 video surveillance, concrete driveways and two lifts providing access to upper-level units.
Meta Housing Corp. Sells Coventry Court Seniors Housing Community in Tustin, California for $83M

TUSTIN, CALIF. — Los Angeles-based Meta Housing Corp. has completed the sale of Coventry Court, a mixed-income seniors housing property in Tustin, to Jonathan Rose Cos. for $83 million. Completed in 2012, Coventry Court offers 240 market-rate and income-restricted apartments for residents age 55 or older. Of the 240 units, 153 are designated as affordable at 50, 60 and 110 percent of area median income (AMI), qualifying the property for a 40 percent tax abatement. The remaining 87 units are rented at market rates. Jim Fisher, Vince Norris, Mike Smith and Tommy Yates of Northmarq represented the seller in the deal.
CAMPBELL, CALIF. — BH Properties has acquired The Cannery, a brick-and-timber office campus at 300 Orchard City Drive in downtown Campbell. Terms of the transaction were not disclosed. The 104,201-square-foot asset is currently 22 percent leased and offers suites ranging from 1,300 square feet to more than 40,000 square feet. Originally constructed in the late 1800s as a fruit cannery, the property underwent a $19.2 million renovation in 2023. Improvements included seismic upgrades, façade enhancements, modern HVAC systems and the creation of a landscaped outdoor amenity space. Steven Golubchik, Edmund Najera, Darren Hollak, Francesca Zappula and Brendan Raney of Newmark represented the undisclosed seller in the transaction.
