SAN DIEGO — Impact Housing and Verbena Road Holdings have received $112.2 million in financing for Mission Gorge, a modular affordable housing development in San Diego. Charles Halladay, Joseph Choi and Will Bond of JLL Capital Market’s Debt Advisory team secured an $85.2 million, three-year, floating-rate senior construction loan through ACORE CAPITAL, as well as $27 million in preferred equity from Ascendant Capital Partners for the borrower. Located at 6171 Mission Gorge Road, Mission Gorge will feature 483 studio and one-bedroom units for residents earning at or below 80 percent of the area median income. The apartments will offer quartz countertops, appliances, wall dividers with built-in storage and recessed lighting with dimmer switches. Community amenities will include laundry facilities, lounge space, a 4,150-square-foot roof deck, a fully equipped fitness center, coworking space and ground-floor retail space.

Trammell Crow Co., Realty Income to Develop 655,200 SF Industrial Facility for Home Depot in Stockton, California

STOCKTON, CALIF. — Trammell Crow Co., in a joint venture with Realty Income Corp., has broken ground on an industrial build-to-suit facility in Stockton for The Home Depot. Located at 320 McCloy Ave., the 655,200-square-foot property is slated for delivery in 2026. MacGregor Associates is the architect of record and Arch-Con Corp. is serving as the general contractor. Tyson Vallenari of Cushman & Wakefield and Tom Davis of CBRE represented the Port of Stockton and Trammell Crow Co., respectively, in the ground lease.
SANTA CLARA, CALIF. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has brokered the $203 million sale of Summerwood Apartments, a 468-unit multifamily community located in the Silicon Valley community of Santa Clara. Situated at 444 Saratoga Ave., the garden-style property offers a mix of one- and two-bedroom units. Shared amenities include a pool, clubhouse, fitness center, volleyball court, sauna, courtyard and dog park. Philip Saglimbeni, Stanford Jones, Salvatore Saglimbeni and Alexander Tartaglia of IPA represented the seller, German investment firm DWS, and procured the buyer, Interstate Equities Corp., in the transaction. Brian Eisendrath, Cameron Chalfant, Jake Vitta and Jesse Zarouk of IPA Capital Markets arranged $127.8 million in acquisition financing for the deal on behalf of the buyer. The five-year loan features a 5.39 percent fixed interest rate with a 35-year amortization schedule and a loan-to-value ratio of 65 percent. Stockdale Capital Partners Acquires 83,789 SF MarinHealth Medical Plaza in Novato, California

NOVATO, CALIF. — Stockdale Capital Partners has acquired The MarinHealth Medical Plaza (MHMP), located at 75 Rowland Way in Novato, for $32.8 million. The name of the seller was not released. Built in 1997 and renovated in 2017, the 83,789-square-foot property is anchored by MarinHealth, which leases 72,888 square feet (90 percent) of the building. Adjacent to Sutter Health’s Novato Community Hospital, tenants of MHMP include clinical specialties, primary care, OBGYN, imaging, laboratory, family medicine, cardiovascular and dermatology. The purchase is Stockdale Capital Partners’ sixth acquisition of its recently formed, U.S.-focused, open-ended Healthcare Real Estate Investment Fund.
PETALUMA, CALIF. — Crow Holdings Capital has purchased Petaluma Town Plaza, a retail strip center located at 901 and 905 E. Washington St. in Petaluma, from a private entity for $7.3 million. Built in 1991, the 26,699-square-foot Petaluma Town Center was 64 percent occupied at the time of sale. Current tenants include FedEx, Sherwin-Williams, St. Joseph Health, Posh Nails and SalonCentric. CBRE Brokers $29.5M Sale of Plaza at Eastlake Office Building in Chula Vista, California

CHULA VISTA, CALIF. — CBRE has arranged the sale of Plaza at Eastlake, a Class A office building located at 2300 Boswell Road in Chula Vista. Plaza at Eastlake LLC, an affiliate of Harbor Associates, sold the property to a private investor for $29.5 million, or $222 per square foot. Built in 1992, the two-story Plaza at Eastlake offers 132,669 square feet of office space, including a two-story lobby, conferencing center, a clear height of 10 feet and remodeled restrooms and elevators. The property was renovated from 2018 to 2020, totaling around $2.2 million in capital improvements. The previous ownership constructed 37,800 square feet of speculative suites over the past few years. Matt Pourcho, Anthony DeLorenzo, Matt Harris and Casey Sterk of CBRE represented the seller. Kimberly Clark of Voit served as local leasing agent for the transaction.
MonticelloAM Provides $87.2M Bridge Loan for Assisted Living Portfolio in Fresno, California

FRESNO, CALIF. — MonticelloAM has provided an $87.2 million bridge loan for an assisted living portfolio in Fresno. The portfolio totals 39 communities. Proceeds from the loan will be used to refinance the existing debt on the properties, and the undisclosed borrower plans to secure long-term financing.
LOS ANGELES — CIM Group, through CIM Real Assets & Credit Fund, has purchased District La Brea, a collection of adjacent retail and commercial buildings along La Brea Avenue in Los Angeles. Details of the transaction were not disclosed. The acquisition includes approximately 82,210 square feet of commercial space and 171 parking stalls, including a three-story parking structure. Current tenants include Acr’Teryx, Stone Island, Undefeated, Market, Garrett Leight, Schott NYC, Sycamore Kitchen, Burrow, Interior Define, AETHER Apparel and SUGARFISH by Sushi Nozawa. Located on La Brea Avenue between 1st and 2nd streets, the one-, two- and three-story buildings were organized and rebranded as District La Brea in 2013 with further development completed in 2017. The buildings are each architecturally distinct with storefronts in a variety of styles, including rustic red brick, gold scrollwork and modern glass and stone.
SAN JUAN CAPISTRANO, CALIF. — Almquist has opened River Street Marketplace, a new $70 million retail development located in San Juan Capistrano, roughly 55 miles southeast of Los Angeles. Almost all of the property’s 30 tenants have opened, with the additional openings scheduled for the coming weeks. Retailers and restaurants at the center, which totals 60,000 square feet, include Free People, Shop Common Thread, Tecovas, Fermentation Farm, Finca, Wildfire Mercantile, La Vaquera, Seager, Pick Me Flowers, May Martin, Mendocino Farms, Toes on the Nose, Salt Optics, CAPO Leisure House, Studio Pilates, McConnell’s Fine Ice Cream, The Market by The Meat Cellar, Hobie, Rowan and Ubuntu. Additionally, a miniature food hall will open soon at the development. Joel Westle of Marcus & Millichap Capital Corp.’s San Francisco office arranged the 10-year loan on behalf of Airport Self Storage. The 54,000-square-foot property is located at 11999 Highway 267 near the Truckee Tahoe Airport.
