LOS ANGELES — Reliable Properties has acquired a portion of Barnsdall Square, a grocery/drug store-anchored retail center in Los Angeles’ Los Feliz neighborhood. DMDE Properties sold the asset for an undisclosed price. The transaction includes the acquisition of a 2.86-acre parcel on 1625 N. Vermont Ave. and a partial interest in the 1.39-acre parcel on 1533 N. Vermont Ave. Spanning 6.3 acres, Barnsdall Square offers 92,000 square feet of leasable space. Current tenants include Jons Marketplace Grocery Store, Rite Aid Pharmacy and 22 other tenants. Jeff Adkison, Bryan Ley, Rob McRitchie and Brendan McArthur of JLL Retail Capital Markets represented the seller in the deal.

BERKELEY, CALIF. — Panoramic Interests has received a $30 million construction loan for The Northside, a 73-unit student housing development in Berkeley. Jordan Angel and Alex Witt of JLL secured the financing through BHI, a full-service commercial bank that operates as the U.S. division of Bank Hapoalim, on behalf of the borrower. The development site for the 451,509-square-foot project is located at 1752 Shattuck Ave. near the University of California (UC) Berkeley campus. The project is scheduled for completion in March 2026 and will rise seven stories and offer 1,210 square feet of retail space. The community will offer fully furnished units in studio, one-, two-, three- and four-bedroom configurations. The units will feature modern furnishings, large operable windows, hospital-grade ventilation, engineering soundproofing and nine-foot ceilings. Shared amenities will include a rooftop deck, secure bike storage, laundry rooms, lounges, co-working space and keyless entrances. CARSON, CALIF. — Dunbar Real Estate Investment Management has acquired an industrial investment complex, located at 16925-16927 Main St. in Carson, from MacLeaod Family Trust for $10.2 million. Built in 1992, the two-building, 41,880-square-foot asset offers six units ranging in size from 6,000 square feet to 7,000 square feet, with one combined 14,000-square-foot unit. Additionally, the property offers dock-high loading on four of the five units. Matt Stringfellow and Tyler Rollema of The Klabin Company/CORFAC International represented the buyer in the deal, while Mark Granger and Patrick Granger of The Granger Co. represented the seller.

RANCHO CORDOVA, CALIF. — Hanley Investment Group Real Estate Advisors has arranged the pre-sale of a new restaurant property at Anatolia Marketplace in Rancho Cordova, a suburb east of Sacramento. Locally based Anatolia Marketplace sold the absolute triple-net ground lease to a private 1031 exchange investor for $4.3 million. A Chipotle Mexican Grill with a drive-thru occupies the 2,325-square-foot building, which is located at 4001 Sunrise Blvd. Bill Asher and Jeff Lefko of Hanley Investment Group represented the seller and the buyer in the transaction.

Despite challenges like persistent interest rate fluctuations, capital markets volatility and signs of a slowing economy, the region remains a beacon for retailers and investors alike. This resilience has cemented Orange County as one of the strongest retail markets in Southern California and the nation. As 2023 drew to a close, a notable drop in the 10-year U.S. Treasury yield to below 4 percent and signals from the Federal Reserve of potential rate cuts in the upcoming year fueled optimism among real estate investors. However, 2024 has continued to see volatility, with yields reaching mid-4 percent levels and no rate cuts yet implemented. This environment has impacted Orange County’s retail investment sales volume, which saw a 29 percent drop in 2023 from the prior five-year averages and a muted start in 2024. LA HABRA, CALIF. — Marcus & Millichap has brokered the sale of Harbor West Medical Plaza, an office property located at 860 E. La Habra Blvd. in the Orange County city of La Habra. An undisclosed seller sold the asset to a private investor for $1.8 million. The two-story Harbor West Medical Plaza features 12,760 square feet of medical and professional office space with 22 suites, most of which were occupied at close of escrow. Alex Mobin and Greg Bassirpou of Marcus & Millichap’s Orange County office represented the seller in the deal.

SAN LEANDRO, CALIF. — Colliers Mortgage’s California structured finance group has arranged a $33 million bridge loan on behalf of B3 & Gaw to refinance the Bayfair Mall in the Bay Area city of San Leandro. The 715,000-square-foot property is being redeveloped into a mixed-use retail power center and R&D campus in San Leandro. The borrower’s multi-phase business plan includes closing the indoor corridors of the mall, renewing leases for existing retail tenants and filling vacancies with more suitable tenants for the market. Additionally, B3 & Gaw is transforming a one third of the property into an R&D campus. Shahin Yazdi, Jonathan Lee, Tommy Adelson and William Hyatt of Colliers arranged the financing, which includes a 36-month term with optional extensions. The loan features a fully nonrecourse structure with no interest, carry or completion guarantees.

FREMONT, CALIF. — Boston-based Longpoint has acquired a three-building light industrial portfolio in Fremont for $31.5 million. Known as The Silicon Valley Portfolio, the 122,168-square-foot asset is Longpoint’s first acquisition in the Bay Area. The portfolio is situated on the East Bay area near the major transportation corridors of Interstates 680 and 880. Steven Golubchik, Edmund Najera, Jonathan Schaefler and Darren Hollak of Newmark’s Western region team handled the transaction. The name of the seller was not released. Joe Kelly of Newmark serves as the leasing advisor for the portfolio.

FRENCH VALLEY, CALIF. — SRS Real Estate Partners has arranged the sale of a retail property located at 35914 Winchester Road in French Valley, located in the Inland Empire region. A Southern California-based private developer sold the recently developed building to a Southern California-based private investor for $13.3 million in a 1031 exchange. EoS Fitness occupies the 38,000-square-foot building under a 20-year, absolute triple-net, corporate-guaranteed lease. The gym, which is the anchor tenant at French Valley Marketplace, is slated to open in late August. Additional tenants at the 78,400-square-foot shopping center includes Grocery Outlet, McDonald’s, Chipotle and 7-Eleven. The seller and price were not disclosed. Silva is currently vacant and recently received a temporary certificate of occupancy. The new owners plan to lease the community as construction is finalized and a permanent certificate of occupancy is obtained. Located at 235 N. Hoover St., Silva offers 221 studio, one-, two- and three-bedroom floor plans featuring nine-foot ceilings and floor-to-ceiling windows with views of downtown Los Angeles, Griffith Park Observatory, the Hollywood Sign and the Santa Monica Mountains.
