KERMAN, CLOVIS AND FRESNO, CALIF. — Retail California has arranged the leases of three retail properties totaling 11,459 square feet in California. In the first deal, Hernwal, doing business as Deli Delicious, leased 1,329 square feet of retail space at 14053 Whitesbridge Ave. in Kerman from CFT NV Developments LLC. Lewis Smith of Retail California and Nathan Negri of Commercial Retail Associates arranged the transaction. In the second deal, Personal Express Insurance signed a lease for 1,800 square feet of retail space at 1660 Herndon Ave. in Clovis from Buchanan Crossroads LLC. Michael Arfsten of Retail California, along with Shane Anderson of Commercial Retail Associates, brokered the deal. In the final transaction, Family Dollar Inc. leased 8,330 square feet of retail space at the northeast corner of Venture Avenue and 11th Street in Fresno from FD Partners LLC. John Lee and Lewis Smith of Retail California brokered the deal.

GARDENA, CALIF. — Storm Properties Inc. has acquired Redondo Plaza, a grocery-anchored shopping center located in Gardena, roughly 16 miles south of Los Angeles. The price was not disclosed. Smart & Final anchors the fully occupied center, which is also home to tenants including Super Laundry, Crazy Rock’n Sushi, T-Mobile, Domino’s Pizza and Jackson Hewitt Tax Services. Gleb Lvovich, CJ Osbrink and Bryan Ley of HFF represented the seller, Gerrity Group, in the transaction.

GLENDORA, CALIF. — Sprouts Farmers Market and Marshalls are expanding into Glendora. The national grocer and retailer, respectively, will co-anchor the former Ralphs center on the southeast corner of Route 66 and Grand Avenue. Sprouts Farmers Market offers natural and organic produce and meat and a full service deli and bakery. Marshalls offers an assortment of merchandise, including family apparel, footwear and home décor. Champion Real Estate Co. acquired the asset in 2015 with plans to redevelop the property. The company has begun the initial phase of the redevelopment project with an expected completion date of June 2017.

Jefferson Stadium Park, Anaheim, Calif.

ANAHEIM, CALIF. — The mayor and city council of Anaheim have unanimously approved construction of Jefferson Stadium Park, a 17.9-acre development adjacent to Angel Stadium of Anaheim, home of Major League Baseball’s Los Angeles Angels. Multifamily developer JPI is building the $364 million project, which centers around a 1,079-unit luxury apartment community. The development also includes a 1.1-acre public park and 14,600 square feet of retail space. The company plans to break ground in December. Residents of Jefferson Stadium Park will have access to Anaheim’s Regional Transportation Intermodal Center (ARTIC). The development is one mile from the Downtown Disney Shopping District, Disneyland and California Adventure theme parks. Also nearby is the public marketplace of the Anaheim Packing District. This is the second project for JPI in Anaheim’s Platinum Triangle neighborhood. VISTA, CALIF. — Colliers International San Diego Region has arranged the sale of an auto dealership property located at 1100 E. Vista Way in Vista. AV Vista acquired the 33,000-square-foot property from Security Chevrolet Inc. for $3.8 million. The buyer plans to redevelop the property, which is situated on 4.5 acres. Kirk Allison, Vic Gausepohl, Tucker Hohenstein and Mike Erwin of Colliers represented the seller, while Bill Barnett and Doug Hogan, also of Colliers, represented the buyer in the deal.

RANCHO CUCAMONGA, CALIF. — Progressive Real Estate Partners has arranged the sale of a multi-tenant retail center located at 9199 Arrow Route in Rancho Cucamonga. A Florida-based private investor sold the property to an Ontario, Calif.-based private investor for $2 million. Built in 2005, the 17,324-square-foot center is occupied by Meineke Car Care Center, AA Smog Center and Elite One Auto Collision Center. At the time of sale, the property was 87 percent leased. Frank Vora of Progressive Real Estate Partners represented the seller, while Barrett Woods of Lee & Associates represented the buyer in the transaction.

ALHAMBRA, CALIF. — NAI Capital has arranged the sale of Fremont Plaza, a retail power center located at 2500-2588 W. Commonwealth Ave. in Alhambra. City of Alhambra Successor Agency sold the property to an CTF Development NV for $24.8 million. At the time of sale, the property was 100 percent leased to Toys R Us, Party City and PetSmart. The sale also includes two ground leases to El Pollo Loco and Taco Bell. Situated on 7.4 acres, the property consists of three parcels. Scott Martin of NAI Capital represented the seller in the deal.

LOS ANGELES — Square Mile Capital Management has originated a $30 million mezzanine loan for California Market Center in downtown Los Angeles. The borrower, an affiliate of Jamison Services, used the proceeds to refinance the existing debt on the property, provide capital to complete renovations of the ground-floor common areas and retail space, and fund leasing costs for recently signed and future tenants. The 1.8 million-square-foot mixed-use property features retail, office and showroom space. The property is currently 55 percent leased to a combination of fashion and showroom, creative office and retail tenants. The property features three interconnected 13-story buildings and includes a bank branch and 2,200 parking spaces in two garages.
