The three-building Campus South County was built in 1999. It was renovated last year. The renovation included the addition of a state-of-the-art conference center, a tenant lounge and a Wifi-enabled, outdoor meeting area. The campus is near the Foothill Ranch Towne Center and fronts the Foothill Transportation Corridor (SR-241). The seller, MetLife, was represented by Kevin Shannon, Paul Jones, Bob Smith and Blake Bokosky of CBRE’s Institutional Properties Group.

HUNTINGTON BEACH, CALIF. — Cypress Equities has acquired the Strand, a 96,638-square-foot mixed-use development in Huntington Beach. The property sits adjacent to the Huntington Beach Pier. The Strand contains a mix of office and retail tenants, including CVS Pharmacy, Forever 21, Rip Curl Surf Shop, Skechers, Johnny Rockets, RA Sushi, U.S. Taco Co., Bruxie Gourmet Waffle Sandwiches, Ritter’s Steam Kettle Cooking and INNOCEAN, a multi-national advertising and media agency. The larger mixed-use development also contains the 157-room Shorebreak Hotel, which was not a part of the transaction. The Strand’s four buildings were constructed in 2008. The transaction was executed by REZA Investment Group.

MURRIETA, CALIF. – A 41,472-square-foot industrial incubator property in Murrieta has sold to a private investor for $3.8 million. The two-building property is located at 26398 Deere Court and 41571 Corning Place. It was built in 2002 and is currently 96 percent occupied. The buyer funded this acquisition with proceeds from the sale of a golf course in Jurupa, Calif. The seller, Murrieta Commerce Center LLC, was represented by Dan Vittone and Alan Pekarcik of Avison Young.

The concrete, tilt-up building is located at 14235 Lomitas Ave. It was built in 1980. Mygrant Glass was represented by Nick Arnst and Tom Holland of Heger Industrial, and Michael Jeppesen of IPG. The seller, Weiss Industrial Holdings LLC, was represented by Charles A. Johnson of Daum Commercial Real Estate Services.

The building is located at 2931 Camino Del Rio N., at the intersection of the 805 and 8 freeways, near Downtown San Diego. Store Capital was represented by Patrick Luther and Matthew Mousavi of Faris Lee Investments. The seller, San Diego Food & Games LLC, was represented by Jeff Conover of the same firm in this leasehold interest sale.

It was built in 1990. The building also includes 12,000 square feet of Class A office space. The trust was represented by David Denitz of Gateway Business Properties. The seller, M&H Capital Investments LLC, was represented by Craig Poropat and Garen Ramyan of Lee & Associates’ Los Angeles – Long Beach.

BREA, CALIF. — Clarion Partners and Pacific Industrial have purchased 17.6 acres in Brea for an undisclosed sum. The land is located at 1225 West Imperial Highway. The partners plan to redevelop the site to build a 367,194-square-foot logistics and distribution facility. The Class A facility will be known as Imperial Distribution Center. The center will feature 36-foot minimum clearance, 55 dock-high doors, a fully concrete truck court, 3 percent skylight coverage and 4,976 square feet of office space.

MODESTO, CALIF. — Phillips Edison Grocery Center REIT II has purchased North Point Landing, a 152,769-square-foot shopping center in Modesto, for an undisclosed sum. The center is located at 3848 McHenry Ave. North Point is anchored by Walmart Supercenter. Other notable tenants include GNC, T-Mobile, the UPS Store, Allstate and Round Table Pizza. Phillips Edison Grocery Center REIT II is a public, non-traded REIT that seeks to acquire and manage well-occupied, grocery-anchored neighborhood shopping centers having a mix of national and regional retailers selling necessity-based goods and services. It looks for properties in strong demographic markets throughout the U.S. It currently owns and manages an institutional-quality retail portfolio with 22 grocery-anchored shopping centers totaling 2.5 million square feet.

FREMONT, CALIF. – JC Paper has signed a 10-year lease extension for 214,809 square feet of warehouse space in Fremont. The space is located at 47422 Kato Road. The Kato Road complex was built in 1997. JC Paper was represented in-house by Mark Clarke. The landlord, Westcore Properties, was represented by its own Meghan Sandlin.
