DENVER – Advenir has acquired two apartment communities in the Denver submarket of Longmont. The apartments sold for a combined purchased price of about $80 million, according to industry sources. The communities included in the transaction are the 360-unit, 18-building Advenir@Wyndam, formerly Wyndam Apartment Homes, and the 210-unit, 15-building Advenir@Wildwood, formerly Wildwood Apartment Homes. Advenir@Wyndam is located at 2540 Sunset Drive. It was built in 1990 and renovated in 2010. Advenir@Wildwood is located at 3226 Lake Park Way. It was also recently renovated. Advenir has acquired 1,000 apartment units since August in the Greater Denver area, and nearly 3,000 units since late 2011. The firm is actively looking to expand its portfolio. Advenir represented itself in this transaction. The unnamed seller was represented by HFF’s Jordan Robbins. Freddie Mac financing was secured by Eric Tupler and Josh Simon of the same firm.

DENVER – Lee & Associates has opened an office in Denver. The new outpost is located at 1610 Wynkoop Street. The office will be headed up by John R. Bitzer, who will act as managing broker. He will be joined by principals JR Bitzer and Ron Webert. Bitzer is a 30-year industry veteran. He founded Bitzer Real Estate Partners in 1995. This is Lee’s 51st office. The firm also recently opened an office in Cleveland as part of its regional and national office expansion strategy.

The electrical motor controls manufacturer was represented by Adam Micheli of Berkshire Hathaway and Gwenivere Snyder of Colorado Landmark Realtors. The landlord, Neoserv Co Qrs 10 13 Inc, was represented by Chris Ball, Brandon Ray, Alec Rhodes, Tyler Smith and Aaron Valdez of Cassidy Turley.

SHERIDAN, COLO. – Oxford-Santa Fe Business Park, a 190,000-square-foot industrial property in Sheridan, has received $10.5 million in acquisition financing. The park is located at 1800 & 1880 W. Oxford Ave. and 4111-4251 S. Natches Court. Oxford-Santa Fe was built between 1983 and 1985. It is currently 96 percent leased, with 44 tenants. Financing was arranged by Steve Bye and Conor McCahill of NorthMarq Capital’s Denver regional office.

DENVER – The Bascom Group acquired the 112-unit Skyline View apartment community in the Denver submarket of Aurora for $8.4 million. The community is located at 456 South Ironton Street. It was built in 1972 and renovated in 2007. Debt financing was arranged by Gary Mozer and Katie Rodd of George Smith Partners. It was provided by One West Bank.

COLORADO SPRINGS, COLO. – Budget Self Storage, a 51,400-square-foot self-storage facility in Colorado Springs, has sold to an unnamed buyer for $3.4 million. The property is located at 4915 Galley Road. It was 97 percent occupied at the time of sale. The seller, an LLC, was represented by Adam Schlosser, Chico LeClaire and Matt Tyler of Marcus & Millichap’s Denver office.

COLORADO SPRINGS, COLO. — Advenir at Cheyenne Crossing, an apartment complex in Colorado Springs, has received a $3.8-million loan. The community is located at 640 Wycliffe Drive. The supplemental loan was originated by Charles J. Foschini, Christopher Apone and Christian Lee of the CBRE Capital Markets, South Florida Institutional Properties team, on behalf of Advenir@Cheyenne.
