Industrial activity runs a wide gamut in Colorado Springs. Situated on the busy I-25 corridor, the Centennial State’s second-largest city is a key distribution point to Northern Colorado and surrounding states. But distribution is only part of the story. Thanks in part to Fort Carson Army base on its southern edge and the U.S. Air Force Academy to its north, the seat of El Paso County is home to an assortment of aerospace and defense manufacturers, as well as other industry clusters ranging from medical equipment makers to suppliers of semiconductor components. “It’s a military-friendly community that offers a lot of support for entrepreneurs and families just separating from their respective branches,” says Megan Mechikoff, an associate broker specializing in industrial real estate at NAI Highland Commercial Group. “That generates a lot of startups that work directly for the Department of Defense or attach themselves to a larger brand like Lockheed Martin or Northrop Grumman.” Colorado Springs attracts employers with its highly educated workforce, affordable cost of living and excellent quality of life, which includes mild winters on the protected Eastern slopes of the Rocky Mountains and proximity to outdoor activities and winter sports, Mechikoff says. AURORA, COLO. — Essex Financial Group has arranged $13 million in financing for the acquisition of Summer Valley Shopping Center in Aurora. Blaire Butler and Matt Perigard of Essex’s Capital Markets team secured the 10-year, fixed-rate loan for the undisclosed buyer. At the time of financing, the Summer Valley Shopping Center was 99 percent leased to 18 retailers. Current tenants include VASA Fitness and Dollar Tree.

THORNTON, COLO. — Rockefeller Group has purchased a 35.6-acre parcel in the Denver suburb of Thornton from Confluent Development for an undisclosed price. Confluent originally acquired the site in 2022 and obtained all entitlements and approvals for an industrial development. Rockefeller Group plans to utilize the site to build 25 Commerce Park, a three-building, 453,550-square-foot industrial park located at E. 152nd Avenue and Washington Street. The developer broke ground this week and completion is slated for first-quarter 2025. 25 Commerce Park will feature a 131,250-square-foot distribution center with 28-foot clear heights, 220 parking spaces, 31 dock-high doors and four drive-in doors; a 146,300-square-foot distribution facility with 28-foot clear heights, 224 parking spaces, 33 dock-high doors and four drive-in doors; and a 176,000-square-foot property with 32-foot clear heights, 231 parking spaces, 41 dock-high doors and four drive-in doors. Additionally, there are 39 trailer parking stalls available to tenants at each of the three buildings. The project team includes Grey Wolf as designer, Golden Triangle Construction as general contractor and Kimley Horn & Associates as civil engineer. Todd Witty and Daniel Close of CBRE represented the buyer in the land acquisition and will market the project upon completion.

DURANGO, COLO. — Armstrong Capital Development has purchased Durango Town Center, a shopping center located at 1125, 1145 and 1185 S. Camino Del Rio in Durango. A local private investor sold the asset for $14.5 million. At the time of sale, Durango Town Center was 98 percent leased to 20 tenants. A Walmart Supercenter shadow anchors the property. Ryan Bowlby and Drew Isaac of Marcus & Millichap’s Denver office represented the seller, while Bowlby also sourced the buyer in the transaction.

BROOMFIELD, COLO. — St. John Properties has started construction of Simms Technology Park, an 81-acre mixed-use business community in Broomfield. Upon completion, the project will feature nearly 600,000 square feet of single-story and multi-story office and flex/research-and-development (R&D) space, as well as complementary retail amenities. The first phase of the park includes a single-story 41,000-square-foot office building and two flex/R&D buildings offering a total of nearly 70,000 square feet of space. Totaling just over 110,000 square feet, the three buildings are designed to achieve LEED certification. Completion of the three buildings is slated for summer 2024. In summer 2022, Broomfield City Council granted approval for St. John Properties to begin development activities on Simms Technology Park, a $125 million project at the intersection of North Simms Street and West 112th Avenue in Broomfield County, approximately 20 miles northwest of Denver. The Baltimore-based developer acquired the development site from Brocade Communications Systems LLC in 2020. Opened in 2016, Residences Inn Breckenridge features 129 guest rooms, a fitness center, full breakfast, cocktail hour and lounge, year-round outdoor pool and spa, barbeque grills, a 24-house front desk, ski storage and 1,700 square feet of event space.

LITTLETON, COLO. — Greenwood Village-based Hawkeye INVSCO has completed the disposition of a three-property retail portfolio in Littleton to an undisclosed investor for $15.1 million. Totaling 101,103 square feet, the portfolio includes Marketplace at Ken Caryl, Columbine Plaza and Marina Pointe Shopping Center. Located at 10143 W. Chatfield Ave., Marketplace at Ken Caryl features 47,606 square feet and was originally built in 1981. Columbine Plaza, located at 6671-6745 Ken Caryl Ave., offers 33,947 square feet of multi-tenant space. Marina Pointe Shopping Center, located at 7444 W. Chatfield Ave., features 19,550 square feet on 1.8 acres. Jon Hendrickson, Aaron Johnson and Mitch Veremeychik of Cushman & Wakefield represented the seller in the deal.
