BASALT, COLO. — Realty Capital Partners, a Dallas-based equity investor, has invested $11.7 million in the development of 72 residential rental units tailored for active adults (age 55 and over) in Basalt. Developer Realty Capital Residential has acquired the land and secured all necessary entitlements, permits and approved plans. The project will encompass a modern living concept and 2,600 square feet of ground-floor restaurant space. Groundbreaking is set for this month, with completion slated for August 2025. The community will feature one- and two-bedroom floor plans ranging from 675 square feet to 1,322 square feet.

DENVER AND PHILADELPHIA — Hersha Hospitality Trust (NYSE: HT) and KSL Capital Partners LLC have entered a definitive merger agreement under which affiliates of KSL will acquire all the outstanding common shares of Hersha for $10 per share in an all-cash transaction valued at approximately $1.4 billion. Philadelphia-based Hersha is a self-advised real estate investment trust in the hospitality sector, owning and operating luxury and lifestyle hotels in coastal gateway and resort markets. The company’s 25 hotels total 3,811 rooms and are located in New York, Washington, D.C., Boston, Philadelphia, South Florida and California. KSL is a private equity firm specializing in travel and leisure enterprises in five primary sectors: hospitality, recreation, clubs, real estate and travel services. In addition to its Denver headquarters, the firm also maintains offices in New York City, Stamford, Conn., and London. The purchase price represents a premium of approximately 60 percent over Hersha’s closing share price on Friday, Aug. 25, the last full trading day prior to the announcement. COLORADO SPRINGS, COLO. — Andover Properties has acquired a self-storage facility situated on 23 acres in Colorado Springs. Terms of the transaction were not released. Andover will rebrand the 215,748-square-foot facility under its Storage King USA brand. Previously, the asset operated as AAA Platte Self Storage. The property has 681 climate-controlled units in a variety of sizes. The Storage King USA portfolio now totals 158 facilities in 18 states across the country, with five assets in Colorado.

COLORADO SPRINGS, COLO. — NorthPeak Commercial Advisors has arranged the purchase of a retail space located at 4425 Buckingham Drive in Colorado Springs. The asset traded for $2.6 million, or $1,100 per square foot. The property features 2,347 square feet of retail space, which a Dunkin location currently occupies. Matt Lewallen and Kevin Calame of NorthPeak Commercial Advisors represented the buyer in the deal. Further details were not disclosed.

LAFAYETTE, COLO. — Real Capital Solutions has acquired Medtronic Lafayette Campus from Ryan Cos. for $188 million. The acquisition consists of two five-story life sciences office buildings located at 200 and 250 Medtronic Drive in Lafayette, approximately 20 miles north of Denver. Completed earlier this year, the 42-acre, 404,159-square-foot property is Medtronic’s second largest U.S. campus, which will eventually house about 1,200 employees. As sole tenant of the property, the medical device company has a guaranteed, 20-year, triple-net lease.

ENGLEWOOD, COLO. — Malman Commercial Real Estate has arranged the acquisition of an 8,050-square-foot industrial building located at 2703 S. Shoshone St. in Englewood, just south of Denver. AMAC Holdings Ltd. purchased the asset from LTW Properties LLC for $1.6 million. Jake Malman of Malman Commercial represented the buyer, while Tim Shay and TJ Smith of Colliers represented the seller in the transaction.

ENGLEWOOD, COLO. — Westcore has completed the disposition of Dove Valley Business Center, a warehouse distribution center located at 14101 E. Otero Ave. in the Denver suburb of Englewood. An undisclosed private investor acquired the asset for $29.7 million. Built in 2018, Dove Valley Busines Center features 149,776 square feet of Class A industrial space with 28-foot clear heights, ESFR sprinklers, dock-high and drive-in loading, a large truck court and outdoor storage. At the time of sale, the facility was fully leased to five tenants. Jeremy Ballenger, Jim Bolt, Tyler Carner and Jessica Ostermick of CBRE National Partners in Denver represented the seller, while MidPacific Asset Advisors represented the buyer in the transaction. Tyler Reed, Dominic DiOrio and Peter Beugg of Stream Realty Partners handled leasing for the property.

City Lights Church acquired the property from Ashton Greeley Property LLC for $5.5 million. Originally built in 1985 and since renovated, the 48,044-square-foot building was vacant at the time of sale. The property is situated on more than 4.6 acres. Completed in early 2023, The Wright features seven three-story residential buildings offering a mix of 132 one-bedroom units, 65 two-bedroom units and six three-bedroom units. Residences ranges from 675 square feet to 1,351 square feet, with rents starting at $1,769 per month. The units feature plank-style flooring, stainless steel appliances, quartz countertops, private patios or balconies, walk-in closets and in-unit washers/dryers. Community amenities include a clubhouse with communal kitchen, dining area and hospitality bar; fitness center with state-of-the-art equipment and a private studio for on-demand spin classes and training; private game room; business center; and conference room.
