AURORA, COLO. — A joint venture between Legacy Partners and Griffin Capital has broken ground on Legacy Metro 525, a 380-unit apartment community in Aurora. The transit-oriented development will be adjacent to the Sable light rail station and near I-225 and Highway 83. Legacy Metro 525 will offer a mix of 380 studio to three-bedroom apartments, with an average unit size of 846 square feet. It is scheduled for completion near the end of 2025. Legacy and Griffin Capital closed on the construction financing with a loan from Poppy Bank of Santa Rosa, Calif. The developers purchased the site, located at 525 S. Dawson St. in southern Aurora, in September 2022. Cushman & Wakefield’s team of Wade Fletcher, Jim Capecelatro, and Mike Kboudi brokered the sale transaction.

WELLINGTON, COLO. — Cushman & Wakefield has arranged the acquisition of a single-tenant freestanding retail property located at 7590 Fifth St. in Wellington. A joint venture between Stover LLC, Cheyenne I LLC, Cheyenne II LLC and Meldrum LLC acquired the asset from Wellington CO DG LLC for $2.5 million. Dollar General occupies the 9,100-square-foot building, which was built in 2021. Jared Goodman and Anne Spry of Cushman & Wakefield represented the buyer, while John Wertz of Wertz Real Estate & Investment Services represented the seller in the deal.

CENTENNIAL, COLO. — Blue West Capital has brokered the sale of a single-tenant retail property, located at 20201 E. Smoky Hill Road in Centennial. A Colorado-based real estate investment company sold the asset to a Colorado-based family for $2.7 million. Starbucks Coffee occupies the newly constructed building on a net-lease basis. Tom Ethington of Blue West Capital represented the seller in the transaction.

MONUMENT, COLO. — RealSource Group has arranged the sale of a single-tenant retail building located at 213 W. Highway 105 in Monument, approximately 50 miles south of Denver. A Monument-based private investor sold the asset to a Houston-based private real estate investment firm for $3.1 million. Oil change service provider Grease Monkey occupies the 5,309-square-foot building, which was built in 1995 and renovated in 2007. The tenant recently signed a 10-year initial lease with 10 percent rental increases every five years. Austin Blodgett and Jonathan Schiffer of RealSource, along with ParaSell Inc., represented the seller in the deal.

AURORA, COLO. — Newmark has arranged the sale of Valet Living, an industrial property located at 15761 E. Centretech Parkway in Aurora. Brandev LLC sold the building to TenBar Inc. for $1.8 million. The asset features 10,048 square feet of industrial space. Chris Nordling of Newmark represented the seller, while Unique Properties represented the buyer in the transaction.

AURORA AND LAKEWOOD, COLO. — The Ensign Group Inc. (NASDAQ: ENSG) has acquired the operations of Hampden Hills Post Acute, a 218-bed skilled nursing facility in Aurora, and Mapleton Post Acute, an 84-bed skilled nursing facility in Lakewood. Both properties are located in first-ring suburbs of Denver. Ensign has signed long-term, triple-net leases for both. The owner was not disclosed. These acquisitions bring Ensign’s growing portfolio to 290 healthcare operations, 26 of which also include senior living operations, across 13 states.  Ensign subsidiaries, including Standard Bearer, own 108 real estate assets and sublease three healthcare operations to a third-party.

COMMERCE CITY, COLO. — Industrial Outdoor Ventures (IOV) has completed the disposition of an 11.9-acre Industrial Service Facility (ISF), which is a property that is used to store, maintain or dispatch vehicles, equipment or bulk materials. The sale also included a flex building at 8780 E. 93rd Place in Commerce City. The buyer and price were not disclosed. Completed in September 2022, the 52,500-square-foot Class A maintenance and repair facility features 4,200 square feet of office space and can accommodate a single user or multiple tenants. The shop area features two wash bays and 18 drive-through service bays, as well as sealed concrete floors and trench drains. Additionally, the property includes a fully fenced and secured yard for parking and storage, LED lighting and extensive landscaping. Mike Wafer, Mike Wafer Jr. and Mike Viehmann of Newmark represented IOV, while James McGill and Chris Schultz of JLL represented the buyer in the transaction.
