BRIGHTON AND NORTHGLENN, COLO. — The Ensign Group Inc. (NASDAQ: ENSG) has acquired the operations of Brighton Care Center, a 108-bed skilled nursing facility located in Brighton, and Malley Transitional Care Center, a 162-bed skilled nursing facility located in Northglenn. These acquisitions are subject to a long-term, triple-net lease. “We are excited about growing in Colorado,” says Barry Port, Ensign’s CEO. “These facilities are a great fit to our existing portfolio and we look forward to the contribution each will have in our operational market and clusters in Colorado.” This acquisition brings Ensign’s growing portfolio to 271 healthcare operations, 26 of which also include senior living operations, across 13 states.

COLORADO SPRINGS, COLO. — Crescent Real Estate has completed the disposition of a Class A office portfolio totaling 1 million square feet in Colorado Springs. The 13-building asset was sold as a mix of individual buildings and micro-portfolios to multiple buyers during the past four years for an aggregate price of $180 million. Aaron Johnson and Jon Hendrickson of Cushman & Wakefield represented the seller in the disposition of the entire portfolio. Crescent Real Estate originally acquired the portfolio of mid-rise and single-story office buildings in 2018 for $125 million. Crescent began divesting of the assets in 2019 through 2022. Pinnacle Real Estate Negotiates Sale of 20-Unit Apartment Building in Englewood, Colorado

ENGLEWOOD, COLO. — Pinnacle Real Estate Advisors has brokered the sale of a multifamily property located at 3444 S. Marion St. in Englewood. The asset sold for $4.2 million, or $208,000 per unit. The names of the buyer and seller were not released. Built in 1971, the building features 20 apartments. Chris Knowlton, Mark Knowlton and Jim Knowlton of Pinnacle Real Estate Advisors, Craig Branton of Cushman & Wakefield and Taylor Nelson of Land Title handled the transaction.
AURORA, COLO. — Peakview Realty has acquired Shoppes at Parker Commons, a retail center located at 2701-2787 S. Parker Road in Aurora. Special Servicer LNR Partners LLC sold the asset for $8.2 million, or $255 per square foot. Built in 1987, the 32,297-square-foot property was 92 percent at the time of sale. Tenants include H Mart, H&M Dental, Farmers Insurance, O’Hair Salon, Volcano Tea House, Neo Lashes and Nails, and QQ Massage. Jason Schmidt of JLL Retail Capital Markets Investment Sales and Advisory led the team that represented the seller in the deal.
DENVER — Berkadia has negotiated the sale of University Lofts, a mixed-use student housing community in Denver. Amplify Development Co. sold the property to an undisclosed buyer for $24.5 million. Located at 2372 E. Evans Ave., University Lofts features 36 units totaling 98 beds in a mix of studio, two- and four-bedroom layouts. Community amenities include a newly renovated student lobby, heated underground parking and street-level retail. Kevin Larimer, Brandon Buell, Nick Steele, Tyler King and Nate Moyer of Berkadia represented the seller in the transaction.
NORTHGLENN, COLO. — JLL Capital Markets has arranged the $28.8 million refinancing of Northglenn Marketplace, a regional shopping center located at 421 W 104th Ave. in Northglenn. Eric Tupler and Rob Bova of JLL Capital Markets Debt Advisory secured the five-year, floating-rate loan through HTLF for the borrower, a joint venture managed by Hutensky Capital Partners. Lowe’s Home Improvement Warehouse, JO-ANN Fabrics and Crafts, Ross Dress for Less, PetSmart, Woodley’s, Office Depot, Painted Tree Boutiques, dd’s Discounts, Five Below, K&G Fashion Superstore and Cinzetti’s are tenants at Northglenn Marketplace, which was built in 1999.
LAKEWOOD, COLO. — Capstone Colorado Land Team has brokered the sale of a 7.65-acre lot at 10785 Colfax Ave. in Lakewood. Austin, Texas-based Artesia Real Estate Investors acquired the land parcel for an undisclosed price. The site includes the former Sears department store and a separate outparcel building that previously operated as the Sears Automotive Center. The two unoccupied buildings offer a total of 163,957 square feet of commercial space. Travis Hodge and Anthony Bobay of Capstone represented the undisclosed seller, while Artesia Real Estate Investors was self-represented in the transaction.
Broe Real Estate Group Begins Second Phase of $200M Cherry Creek North Mixed-Use Development in Denver

DENVER — Broe Real Estate Group has unveiled plans for the second phase of its $200 million Cherry Creek North redevelopment project in Denver. 250 Clayton, an eight-story, 175,000-square-foot mixed-use building, will complement 200 Clayton, the company’s eight-story, 76,000-square-foot first phase. Fully preleased, 200 Clayton is on track for delivery in spring 2023. The Beck Group designed 250 Clayton, which will feature retail space and institutional-quality commercial office space with floor plates as large as 27,000 square feet. Construction of the second phase is scheduled to begin in fourth-quarter 2023.
Origin Investments, Jackson Dearborn Plan $117.9M Apartment Community in Colorado Springs

COLORADO SPRINGS, COLO. — Origin Investments and Jackson Dearborn Partners have formed a joint venture to develop Solace at The Ranch, a $117.9 million multifamily community at 7718 E. Woodmen Road in Colorado Springs. Construction is underway for the project, which will feature a three-story, 374-unit, garden-style apartment community and 12 carriage house-style units. The first units are slated for delivery by year-end 2024, with the balance of the units being delivered in phases over a period of several months. The community will consist of 21 residential buildings and a clubhouse. The unit mix will be 52 three-bedroom, 210 two-bedroom and 112 one-bedroom layouts, and the carriage houses will be a mix of two- and three-bedroom floor plans. Additionally, the community will offer 628 parking spaces, including 189 attached and detached garages. The carriage house units will sit atop attached garages. Sub4 Development is serving as general contractor for the project.
J.P. Morgan Divests of 340,960 SF Industrial Portfolio Near Denver International Airport

DENVER — Institutional investors advised by J.P. Morgan Global Alternatives have sold Airport Central Portfolio, a two-building industrial property near Denver International Airport in Denver. Boston-based TA Realty acquired the asset for an undisclosed price. Jeremy Ballenger, Tyler Carner, Jim Bolt and Jessica Ostermick of CBRE National Partners in Denver represented the seller in the deal. Situated on 15 acres at 11777 E. 55th Ave. and 11475 E. 53rd Ave., the 340,960-square-foot asset includes two multi-tenant distribution buildings. The buildings are 93 percent leased to seven diversified tenants. Current unit sizes range from 19,000 square feet to 86,200 square feet with the ability to divide and combine units in the future as tenant demand dictates. The buildings feature clear heights ranging from 24 feet to 26 feet with dock-high and drive-in loading, ESFR/wet sprinklers and rail service by Union Pacific.
