PARKER, COLO. — Armstrong Capital Development (ACD) has completed the sale Parker Keystone, a retail center in Parker. A publicly traded REIT acquired the asset for an undisclosed price. Located at the intersection of South Parker Road and Lincoln Avenue, the Class A, multi-tenant property was fully leased at the time of sale. The property totals 16,600 square feet. Current tenants include Bank of America, Wingstop, Dunkin’ Donuts and AAA Colorado. ACD completed the transaction on behalf of its ACD 2013 Fund LP. Cory Gross of Marcus & Millichap handled the transaction.

Trailbreak Partners Receives $24.3M Construction Loan for Multifamily Project in Denver

DENVER — Trailbreak Partners has received $24.3 million in construction financing for the development of 32nd and Eliot Apartments, a Class A multifamily community in Denver’s Highlands neighborhood. Located at 3245 N. Eliot St., the three-story 32nd and Eliot will feature 124 apartments in a mix of studio, one- and two-bedroom units averaging 647 square feet. Twelve of the units will be designated as affordable, reserved for residents earning up to 80 percent of area median income. Units will offer in-unit washers/dryers, balconies, large windows, stainless steel appliances, custom cabinetry, luxury vinyl plank flooring and walk-in closets. Community amenities will include a clubhouse, resort-style plunge pool, hot tub, courtyard, roof deck, remote working spaces, a fitness center and sub-grade parking garage. Rob Bova led the JLL Capital Markets team that secured the senior construction loan through FirstBank.
COLORADO SPRINGS, COLO. — NorthPeak Commercial Advisors has arranged the purchase of a retail building located at 7858 and 7946-8012 Woodmen Center Heights in Colorado Springs. An undisclosed buyer acquired the property for $4.8 million, or $480 per square foot. The name of the seller was not released. Kevin Calame and Matt Lewallen of NorthPeak Commercial Advisors represented the buyer in the deal.
NorthPeak Commercial Negotiates $6.3M Sale of Affordable Housing Portfolio in Aurora, Colorado

AURORA, COLO. — NorthPeak Commercial Advisors has arranged the sale of an affordable housing portfolio located at 1571 Beeler St. and 1641 Alton St. in Aurora. The assets traded for $6.3 million, or $75,000 per unit. Totaling 74,596 square feet, the multifamily portfolio features 84 apartments. Keith Hardy and Joe Hornstein of NorthPeak Commercial represented the undisclosed seller, while Scott Fetter of NorthPeak Commercial represented the undisclosed buyer in the transaction.
Marcus & Millichap Brokers Sale of 22,424 SF Concorde Place Office Building in Centennial, Colorado

CENTENNIAL, COLO. — Marcus & Millichap has arranged the sale of Concorde Place, a Class B office property in Centennial. A limited liability company sold the asset to an undisclosed buyer for $2.4 million. Situated on a 1.38-acre site at 7208 S. Tucson Way, Concorde Place features 22,424 square feet of office space. Brandon Kramer and Chadd Nelson of Marcus & Millichap’s Denver office represented the seller in the deal.
COLORADO SPRINGS, COLO. — Flywheel Capital has completed the disposition of a mission critical Class A office/flex and industrial manufacturing/distribution portfolio in Colorado Springs. A private partnership acquired the asset for $54.3 million. Totaling 289,018 square feet, the portfolio includes two two-story buildings located at 10125 and 10205 Federal Drive within Interquest Business Park. Building A (10125 Federal) is a fully leased, 191,924-square-foot, multi-tenant office building. Building B (10205 Federal) is a fully leased, 97,094-square-foot, industrial manufacturing and distribution facility occupied by a single tenant. Aaron Johnson and Jon Hendrickson of Cushman & Wakefield represented the seller in the transaction.
DENVER — Riverfront Shops LLC has completed the disposition of The Shops at Riverfront Park located in the Riverfront Park neighborhood of downtown Denver. A local private partnership acquired the property for $11.8 million, or $370 per square foot. Jon Hendrickson, Aaron Johnson and Mitch Veremeychik of Cushman & Wakefield represented the seller in the transaction. The Shops at Riverfront Park features 31,898 square feet of retail space along the ground floors of Riverfront Tower, Park Place Lofts and Promenade Lofts, all of which are at the base of the Millennium Bridge.
Lument Provides $31.6M Freddie Mac Refinancing for Seniors Housing Property in Westminster, Colorado

WESTMINSTER, COLO. — Lument has provided a $31.6 million Freddie Mac loan to refinance Keystone Place at Legacy Ridge. The 160-unit seniors housing community is located in Westminster, a northern suburb of Denver. Built in 2011, Keystone Place at Legacy Ridge features independent living and assisted living units. The community has maintained strong occupancy throughout 2022. Eric Mestemaker, Doug Harper and Casey Moore led the transaction for Lument. The Freddie Mac loan features a 10-year term, five years of interest-only payments, 30-year amortization and a fixed interest rate. The loan refinanced two existing Freddie Mac loans totaling $28.2 million and provided almost $3 million in cash-out proceeds. During the loan process, the community enjoyed a substantial improvement in net operational income, as occupancy rates rose and rent collections increased. Lument subsequently adjusted its underwriting and successfully secured an increase in loan proceeds. Lument also helped Keystone take advantage of Freddie Mac’s index lock functionality to lock the interest rate more than three months prior to closing, saving 100 basis points and generating substantial debt service savings. COLORADO SPRINGS, COLO. — Capstone has arranged the sale of a 29,732-square-foot apartment building located at 801-849 S. Union Blvd. in Colorado Springs. The asset traded for $6.4 million. The names of the seller and buyer were not released. Pat Knowlton of Capstone represented the seller and buyer in the deal. Built in 1972, Union Boulevard Apartments features 970-square-foot, two-bedroom/one-bath units. The property underwent significant upgrades, including exterior painting and updating the parking lots. Additionally, a portion of the units were renovated. The buyer plans to continue renovating the units.
