GREELEY, COLO. — Dallas-based Edison Equity Management has received $23 million in construction financing for the development of 55 Resort Apartments, an age-restricted multifamily property located in Greeley. Located on the former site of the Garnsey & Wheeler Ford dealership, 55 Resort Apartments will feature 84 apartments for adults aged 55 or older. Each unit will feature stainless steel appliances, quartz countertops, hardwood flooring and tiled bathrooms. The four-story complex will include a business center, meeting room, fitness center, clubhouse, bike room, movie theater room, swimming pool, service coordination, a dog park, outdoor kitchen and grills, and covered and surface parking. Additionally, 55 Resort Apartments will offer exercise classes, service coordination and social activities, as well as 5,000 square feet of retail space leased to Austin’s American Grill restaurant. The development is slated to open in summer 2022. Dallas-based Hall Structured Finance closed the first lien construction loan for the borrower. GOLDEN, COLO. — Norvin Healthcare Properties has acquired Post Acute Medical Rehabilitation Hospital of Golden from Golden Senior Housing I Propco LLC for an undisclosed price. Post Acute Medical (PAM) occupies the 60,000-square-foot in-patient rehabilitation facility, located at 600 Golden Ridge Road. PAM is currently completing a $4.2 million renovation of the building, which will expand the capacity of the facility to 60 rehabilitation beds. Chris Bodnar, Lee Asher, Ryan Lindsley and Jordan Selbiger of CBRE U.S. Healthcare and Life Sciences Capital Markets represented the seller in the deal. Sabrina Solomiany, Zack Holderman and Cole Reethof of CBRE’s U.S. Healthcare and Life Sciences Debt & Structured Finance worked on behalf of the buyer to secure acquisition financing.

CASTLE ROCK, COLO. — Blue West Capital has brokered the sale of a single-tenant building located at 220 S. Wilcox St. in Castle Rock. A California-based 1031 exchange investor acquired the newly constructed asset for $2.8 million. The United States Postal Service occupies the 5,382-square-foot property as a mission-critical financial station that combines retail operations and carrier logistics. Zach Wright and Brandon Gayeski of Blue West Capital represented the seller, a Midwest-based real estate development firm, in the deal.

DENVER — Brookfield Properties has broken ground for the development of Central Park Logistics Center, an industrial project located at 9300 and 9400 E. 46th Place in Denver. Slated for delivery in spring 2022, Central Park Logistics Center will feature two buildings offering a total of 695,899 square feet of last-mile warehouse and industrial space. The buildings will feature 32-foot and 36-foot clear heights, cross-dock and front-park/rear-load designs, TPO cool roofs, clerestory windows, ESFR sprinkler systems, modern truck courts with ample car and trailer parking, and speculative office space completed with core and shell construction. Building 1, which will be located at 9300 E. 46th Place, will total 201,501 square feet, divisible down to 35,000 square feet. Building 2, located at 9400 E. 46th Place, will total 494,398 square feet, divisible down to 75,000 square feet. Ware Malcomb is serving as project architect and Brinkman Construction is the general contractor. Mike Wafer and Mike Wafer Jr. of Newmark are exclusive leasing agents for the project.

DENVER — Parkview Financial has provided an $8.7 million construction loan to 2926 Umatilla LLC, an entity of Generation Development, for the development of a speculative office building in Denver. Located at 2926 Umatilla St. within the LoHi submarket, the planned five-story property is situated on an infill lot formerly used for parking. The 32,734-square-foot building will feature underground parking for 30 cars via a stacked mechanical parking system. Generation Development acquired the site in late 2018 and construction on the project will begin soon. Completion is slated for fourth-quarter 2022. George Smith Partners arranged the loan. Denver-based BOSS Architects is serving as project architect.

Walker Dunlop Sale

LITTLETON, COLO. — Walker & Dunlop (NYSE: WD) has arranged the $134 million sale of Griffis Marston Lake, a 332-unit multifamily community in Littleton.  Built in 2002, the garden-style community was marketed as a value-add investment. The property offers a mix of one-, two- and three-bedroom units near major employers including the Swedish Medical Center, Denver Federal Center and Lockheed Martin. The community is also located roughly 10 miles south of downtown Denver and the Denver Tech Center. Dan Woodward, David Potarf, Matt Barnett and Jake Young of Walker & Dunlop brokered the transaction on behalf of the seller, a partnership between Denver-based Griffis Residential and Pacific Coast Capital Partners. Trevor Fase, also of Walker & Dunlop, secured fixed-rate, interest-only acquisition financing through Fannie Mae on behalf of the buyer, Kennedy Wilson.  This transaction follows a number of major multifamily deals in the Denver area during the month of October, including the sale of a five-building multifamily portfolio in Aurora; the funding of a 252-unit development and the $64.5 million sale of Mesa Verde Apartments in Arvada; and the $108.2 million acquisition of Neon Local Apartments in Denver.  Griffis Residential owns a portfolio of multifamily communities across Colorado, Texas, Oregon, Washington …

BRECKENRIDGE, COLO. — Birmingham, Ala.-based Southern Oak Capital and Green Rock LLC have acquired the Main Street Station retail condominiums in Breckenridge. The asset traded for $16.7 million. Built in 2002, the three-building property features more than 34,000 square feet of retail space and 22 tenants, including lululemon, local boutiques and restaurants.

AURORA, COLO. — Capstone has brokered the sale of Macon Flats, a five-building multifamily portfolio in Aurora. The asset traded for $7.1 million. The names of the seller and buyer were not released. Macon Flats features 56 one-bedroom units and one two-bedroom unit. The buyer plans to renovate the property to modernize the asset. Sean Holamon and Jason Koch of Capstone represented the seller and buyer in the deal.

AURORA, COLO. — EverWest Real Estate Investors has completed the disposition of a Class A distribution center located at 1953 N. Gun Club Road in Aurora. Terms of the transaction were not released. The mission-critical facility was built in 2012 as a build-to-suit for The Home Depot, which currently operates its Home Depot Pro business line out of the location. The 220,000-square-foot cross-dock building features 32-foot clear heights, 44 dock-high doors, low office buildout, ESFR fire protection, secure fencing and 15 trailer parking stalls. Additionally, the building has the potential to be expanded by 60,000 square feet and 24 additional trailer parking stalls on the east end of the 17.2-acre site. Krystal Arceneaux of EverWest directed the disposition and management of the asset. Trent Agnew, Larry Thiel and Carmon Hicks of JLL represented the seller in the transaction.

CASTLE ROCK, COLO. — Marcus & Millichap has arranged the purchase of Encore Castle Rock, a retail building located at 20 Wilcox St. in Castle Rock. A private investor acquired the property for $3 million. Cory Gross of Marcus & Millichap’s Denver office represented the buyer in the deal. Well State Healthcare is a tenant at the 8,297-square-foot property. The buyer plans to open a coffee shop and fitness facility at the building, according to Marcus & Millichap.
