CASTLE ROCK, COLO. — NavPoint Real Estate Group has brokered the purchase of retail property located at 4400 Barranca Lane in Castle Rock. Printers Parkway Partners LLC acquired the asset from an undisclosed seller for $1.8 million. Pep Boys, an automotive aftermarket retail and service chain, occupies the 4,020-square-foot building. Brent Ham of NavPoint Real Estate Group represented the buyer in the transaction.

NorthMarq Brokers Sale of 260-Unit Alta Green Mountain Multifamily Property Near Denver

LAKEWOOD, COLO. — NorthMarq has arranged the sale of Alta Green Mountain, a recently completed apartment community located in Lakewood, a suburb of Denver. Boston-based TA Realty acquired the property for an undisclosed sum. Located at 13055 W. Mississippi Court, Alta Green Mountain features 260 apartments, a fitness center, private garages and an indoor/outdoor clubhouse with business center and outdoor lounge area. Completed in 2020, the property totals 250,640 square feet of rentable area. Dave Martin and Brian Mooney of NorthMarq’s Denver Investment Sales represented the undisclosed seller in the deal.
Pathfinder Partners Buys Highlands at Red Hawk Apartment Community Near Denver for $18.2M

CASTLE ROCK, COLO. — San Diego-based Pathfinder Partners has purchased Highlands at Red Hawk, a multifamily property located in Castle Rock, a suburb south of Denver. An undisclosed seller sold the asset for $18.2 million. Constructed in 2017, Highlands at Red Hawk features 56 apartments in a breakdown of 16 one-bedroom/one-bath, 10 two-bedroom/one-bath, 22 two-bedroom/two-bath and eight three-bedroom/two-units. Each unit includes granite countertops, stainless steel appliances, walk-in closets, in-unit washers/dryers and fireplaces. Community amenities include fob-entry access, a community pool, fitness center, game room, coffee bar and barbecue/picnic area. Highlands at Red Hawk is Pathfinder’s 11th Colorado acquisition and sixth apartment property for its Pathfinder Pacific Fund that launched earlier this year.
COLORADO SPRINGS, COLO. — Quantum Commercial Group has facilitated the sale of an office property located at 301 and 305 S. Union Blvd. in Colorado Springs. Hillside Community Preparatory School acquired the asset from the County of El Paso, Colorado, for $2.5 million. The property features 103,591 square feet of office space. Taylor Stamp, Dale Stamp and Andrew Oyler of Quantum Commercial Group represented the seller, while Mike Helwege of Core Commercial Brokerage Co. represented the buyer in the deal.
DENVER — Nexus Commercial Realty has directed the sale of 1302 Milwaukee, a multifamily property in Denver. The property traded hands for $2.4 million. The names of the buyer and seller were not released. Brandon Kaufman and Nik MacCarter of Nexus represented the seller, while Gunnar Wilson of Nexus represented the buyer in the transaction. Located at the corner of 13th Avenue and Milwaukee Street, the property consists of 10 one-bedroom units and two studio apartments. The seller implemented a capital improvement program including the addition of a new boiler, windows and plumbing. The buyer plans to renovate the units and bring the rents up to market value.
AURORA, COLO. — Pinnacle Real Estate Advisors has arranged the sale of a multifamily property located at 15500 E. 13th Ave. in Aurora for $3.1 million, or $110,714 per unit. The names of the seller and buyer were not released. At the time of sale, the 28-unit building was 18 percent vacant. The property was built in 1972. Josh Newell, Bart Thompson and Jesse Allen of the Newell Team at Pinnacle Real Estate Advisors represented the seller and buyer in the deal.
COLORADO SPRINGS, COLO. — Watermark Residential, a wholly owned affiliate of Thompson Thrift, has acquired nearly 21 acres of land in Colorado Springs for the development of Ascent by Watermark. The three-story, resort-style multifamily community will feature 360 apartments in a mix of one-, two- and three-bedroom layouts, averaging just under 1,000 square feet. Each apartment will include gourmet bar-kitchens with quartz countertops, stainless steel appliances, walk-in closets, garden tubs, full-size washers/dryers and designer light fixtures. Ascent by Watermark will offer a variety of amenities, including a clubhouse with televisions; conference rooms; technology centers; a 24-hour fitness center with Fitness On Demand and spinning rooms; swimming pool with cabanas and entertainment areas; and pet-friendly bark parks and doggie spas. Construction is slated to begin later this month, with completion scheduled for fall 2022.
Hines Breaks Ground on 397-Unit Residences at RiNo in Denver’s River North Arts District

DENVER — Hines, along with investment partner Cresset-Diversified QOZ Fund, has started construction of Residences at RiNo, a for-rent residential community at the entryway to Denver’s River North Arts District. Situated within North Wynkoop’s 1.25 million-square-foot mixed-use development, the 11-story project will feature 397 residences in a mix of studio, one- and two-bedroom floor plans ranging from 542 square feet to 1,715 square feet. Additionally, the property will feature a limited number of affordable units and live/work units. Each residence will include modern kitchens with quartz countertops, designer-like backsplashes and stainless steel appliances; in-unit washers/dryers; electric door locks; matte black fixtures; and wood-style flooring. On-site amenities will include a heated swimming pool with terrace; two outdoor kitchens with gas grill; dining areas and sofas; a large garden area with outdoor gaming, hammocks, yoga deck and fire pits; a gym with on-demand virtual fitness classes and Skier’s Edge training equipment; pet space and dedicated dog park; and bike shop and storage room. DENVER — Brennan Investment Group has purchased an industrial facility located in Denver’s Interstate 70 Corridor at the intersection of interstates 70 and 225. The acquisition price was not released. Brennan Investment acquired the asset from BlueLinx, which simultaneously leased back the 147,040-square-foot facility. BlueLinx is a distributor of building and industrial products in the United States and operates through a broad network of distribution centers. The buyer purchased the building, including an existing short-term lease, with future options of renewing, re-leasing or redevelopment.
PARKER, COLO. — Taylor Street Advisors has arranged the purchase of Animal Emergency & Specialty Center, located at 17701 Cottonwood Drive in Parker. Woodridge Apartment Holdings acquired the single-tenant property from Veterinary Property Management for $7.8 million. Compassion-First Pet Hospitals occupies the 19,338-square-foot building with more than 10 years remaining on its triple-net lease. The building sits on a 69,696-square-foot lot.
