HONOLULU — Ross Dress for Less will open two new stores in Honolulu on July 15, 2017. The openings are part of the retailer’s 2017 proposed expansion program of about 70 new locations nationally during the year. A 32,000-square-foot store will be located at Nimitz Highway and Sumner Street. Another 24,000-square-foot store will be located in Ala Moana Center at Ala Moana Boulevard and Piikoi Street. With these stores, Ross will have 19 stores in Hawaii. Together, Ross Dress for Less and dd’s DISCOUNTS currently operate approximately 1,560 off-price apparel and home fashion stores in 37 states, the District of Columbia and Guam. Alexander & Baldwin Purchases Five Buildings at Honokohau Industrial Park in Hawaii for $10M

KAILUA-KONA, HAWAII – Alexander & Baldwin has acquired five buildings within the Honokohau Industrial Park in Kailua-Kona for $10 million. The buildings are situated on two lots within the 37-acre industrial park. They are centrally located to service both Kailua-Kona and the Kohala Coast. The buildings contain a total of 73,200 square feet and are currently 94 percent leased to tenants in the construction, tourism, food distribution, automotive repair and transportation industries. The purchase was largely financed with sales proceeds from non-income producing properties.
LAHAINA, HAWAII — Marriott International Inc. (NASDAQ: MAR) has sold the Westin Maui Resort and Spa to a joint venture between Trinity Investments LLC and Oaktree Capital Management LP for approximately $317 million. The 759-room oceanfront resort is situated on 12 acres along Ka’anapali Beach in Lahaina, a town on the island of Maui’s western coast. Guestrooms are split between two 12-story buildings: the 553-room Ocean Tower, which recently underwent a multimillion-dollar renovation, and the 206-room Beach Tower. According to Bloomberg, the sale represents an effort to dispose of assets that Marriott acquired in its $14 billion takeover of Starwood Hotels & Resorts Inc., which was completed in September 2016. Under the terms of the transaction, Marriott will continue to manage the property. “The sale demonstrates the strength of the Westin brand and reaffirms our commitment to our asset-light strategy as we continue our merger integration,” said Leeny Oberg, chief financial officer of Bethesda, Md.-based Marriott. The deal raises Trinity’s volume of transactions in Hawaiian hospitality properties over the last six months to more than $600 million. HONOLULU — Salem Partners has partnered with Mandarin Oriental Hotel Group to build Mana’olana Place, a hotel and multifamily property currently under development in Honolulu. The development is slated to open in early 2020. The 36-story, 743,000-square-foot tower will be located in the Ala Moana District at the intersection of Kaipolani Boulevard and Atkinson Drive. Mana`olana Place is the first approved project in the city’s new Ala Moana transit hub. The Mandarin Oriental, Honolulu hotel will consist of 125 guestrooms and suites. The tower’s upper floors will consist of 107 private homes. The property will feature a rooftop restaurant and bar with landscaped outdoor terraces and gardens. The hotel will also feature a spa with eight treatment rooms, a fitness center and an 80-foot outdoor swimming pool. Colorado-based [au]workshop is the design architect on the project, while Architects Hawaii Ltd. will serve as the executive architect. The design team also includes Dianna Wong Architects + Interior Design and Hart Howerton Landscape Architects. Salem Partners is a Los Angeles-based investment bank and wealth management firm. MAUI AND KAUAI, HAWAII — TRC, formerly Terramar Retail Centers, is in the final phase of construction on two shopping centers located on the islands of Maui and Kauai in Hawaii. Developments include Pu’unene Target Center, a 264,000-square-foot retail center anchored by Target and Petco in Kahului, Maui; and Hokulei Village Shopping Center, a 125,000-square-foot retail center anchored by Safeway and Petco in Lihue, Kauai. The anchor Target location is currently open at Pu’unene Target Center. Commercial Consultants Inc. is in charge of leasing for both projects.
LIHUE, HAWAII — Holliday Fenoglio Fowler (HFF) has arranged $96 million in financing for the development of Timbers Kauai – Ocean Club & Residences on the Hawaiian island of Kauai. The private oceanfront residence club will be situated within the planned Hokuala Resort in Lihue. Timbers Kauai will be the first real estate component of the planned 450-acre Hokuala Resort development that encompasses the existing Jack Nicklaus Signature Golf Course. Future developments within the resort will include a boutique hotel, luxury residential neighborhood, retail shopping village, resort spa, multiple dining options and multiple wedding venues. Timbers Kauai amenities will include an infinity-edge, oceanfront swimming pool with expansive terrace; family pool with beach entry, waterslide and waterfalls; poolside dining; fitness center and motion studio with outdoor lanai; spa and wellness center; Keiki Club for children; business center; club lounge; retail and sundries shop; and the private Ocean Club restaurant. The project is scheduled for completion in summer 2017. HFF’s Paul Brindley, Bryan Clark and Brad Greenway secured the construction financing from Mosaic Real Estate Credit.
EdR, Laconia Development Begin Construction of $110M Student Housing Community Near the University of Hawaii

HONOLULU — A joint venture between EdR and Laconia Development has begun construction of a $110 million student housing development located adjacent to the University of Hawaii in Honolulu. The community will offer 599-beds in a mix of one-, two-, three- and four-bedroom units with ground-floor retail and structured parking. Rooftop amenities will include a fitness center, outdoor terrace lounge, community kitchen, study lounges and gaming areas — all with views of Waikiki, Diamond Head and Manoa Valley. EdR will be the 90 percent owner in the community, and will manage the property upon completion. The project is scheduled for delivery in summer 2018 or 2019.
LAHAINA, HAWAII — A joint venture between funds managed by Ares Management LP (NYSE: ARES), SMW Hospitality LLC and Trinity Investments LLC has acquired The Ritz-Carlton Kapalua in Lahaina on the Hawaiian island of Maui. The JV acquired the property from a partnership between Woodridge Capital Partners LLC and Colony Capital Inc. The price was not disclosed. The Ritz-Carlton Kapalua is an oceanfront property located on 49 acres of Maui’s northwest shore. The hotel is part of the 23,000-acre master planned Kapalua resort, home to the Kapalua Wine and Food Festival and the PGA Tour’s Tournament of Champions. The resort is renowned for its golf courses, tennis facilities, beaches, restaurants and shops. The Ritz-Carlton Kapalua features 297 guestrooms, as well as 107 condos within a dedicated wing of the hotel. Known as The Residences, the one- and two-bedroom condos were recently renovated. The joint venture plans to renovate the hotel’s common areas and guest rooms following the acquisition. HILO, HAWAII — DoubleTree by Hilton has opened the Grand Naniloa Hotel Hilo, a 320-room hotel on the Big Island of Hawaii. The historic property recently underwent a $30 million renovation. The hotel includes Hilo’s only nine-hole golf course, along with a swimming pool and fitness center. It is located at 93 Banyan Drive. WHR LLC owns the property, which Aqua-Aston Hospitality manages.
HONOLULU — The Honolulu City Council has approved Salem Partners’ plan to develop a 36-story mixed-use tower in Honolulu. The $700 million project will be situated across from the Convention Center. Named Mana`olana Place, this will be the first project in the city’s newly adopted Ala Moana transit-oriented district. The tower will feature 505,000 square feet that will house a 125-room ultra-luxury hotel, 109 condominiums, about 12,500 square feet of retail and dining, a large public plaza and gardens. Construction is expected to start in 2017 for completion in 2020. Mana`olana Place will create a pedestrian-friendly environment with street frontages leading to the public plaza at the corner of Kapiolani Boulevard and Atkinson Drive.
