LAS VEGAS — Nadel Architecture + Planning, as architect and designer, has completed the 155,000-square-foot Phase IV expansion of Showcase Mall, a 481,400-square-foot retail and entertainment destination owned by Gindi Capital. Located at 3767 S. Las Vegas Blvd., the 155,000-square-foot phase includes the addition of a 50,000-square-foot Burlington and a 20,000-square-foot Target. Gindi Capital plans to add a rooftop bar and restaurant 75 feet above street level, offering views of the Las Vegas Strip.

While many businesses have been allowed to operate at limited capacities, we’ve also seen many larger office users elect to work from home over the past nine months.  This increase in work from home scenarios has naturally created a large increase in sublease availabilities in the market. Prior to March 17, 2020, we were tracking 24 subleases consisting of 555,000 square feet, with two of those spaces being 257,000 square feet and 61,000 square feet, or roughly 57 percent of the overall inventory. Since March, we’ve seen the number of availabilities increase to 70 with a total of more than 1.2 million square feet of space. This represents an increase of 118 percent. We’re tracking an additional 313,000 square feet of pending subleases that have yet to hit the market. This will bring the total to 78 options, with six of the availabilities being 50,000 square feet or larger.  Large tenant activity was minimal over the past nine months. HOUSTON — The Howard Hughes Corp. (NYSE: HHC) has unveiled plans to add approximately 2 million square feet of new development across four of its master-planned communities in Las Vegas; Cypress, Texas; Columbia, Md.; and Honolulu. At Summerlin, which is located along the western rim of the Las Vegas valley, Howard Hughes has planned 1700 Pavilion, a 10-story office building. The Class A property will span 267,413 square feet and offer views of the entire valley. Additionally, the company will build Tanager Echo, the second phase of the Tanager luxury apartments. The 295-unit apartment complex will be situated on nearly three acres. Touchless entry and enhanced air filtration will be featured throughout both projects, which will be built simultaneously. Construction is expected to begin in the second quarter with completion slated for late 2022. At Bridgeland in Cypress, Texas, Howard Hughes has started construction of Starling at Bridgeland. The 358-unit apartment project is the first multifamily development to be built in Bridgeland Central, the 900-acre future town center. Starling at Bridgeland will incorporate extensive fitness features and will be located within walking distance of Josey Lake. Completion is slated for summer 2022. HENDERSON, NEV. — White Oak Healthcare MOB REIT has purchased a medical office building located at 2779 W. Horizon Ridge in Henderson. Stable Development sold the asset for $18.8 million. The property features 38,129 square feet of medical office space within close proximity of Dignity Health’s hospital campus. Mark Schuessler and Mike Tabeek of Newmark represented the buyer and seller in the transaction.

Green-Valley-Town-Center-Apts-Henderson-NV

HENDERSON, NEV. — American Nevada Co., in partnership with Tradewind Properties, has broken ground on Green Valley Town Center Apartments, a multifamily community located near the corner of Olympic Avenue and Mountain Vista Street in Henderson. Totaling 258,858 square feet, Green Valley Town Center Apartments will offer 300 units spread across 23 residential buildings in a mix of three-story buildings and carriage homes. Slated for delivery this fall, the community will feature a clubhouse, fitness room, pool, spa, dog park, fire pit lounge, putting green and pickleball court, as well as co-working space for at-home or remote workers. Pier Construction & Development is serving as general contractor for the project. Green Valley Town Center Apartments is the first partnership between American Nevada Co. and Northern Nevada-based Tradewind Properties.

LAS VEGAS — SR Construction, as design-build contractor, has completed a five-story patient tower at Centennial Hills Hospital in Las Vegas. The new tower features 72 patient beds, plus two floors of shell for additional intensive care, intermediate and medical surgical units. Centennial Hills Hospital opened The Birthplace within the new tower, adding two labor and delivery suites along with 36 mother-baby suites. Additionally, the hospital opened its new 36-bed nursing unit at the tower. SR Construction broke ground on the tower in October 2019 and completed all construction phases for the project in November, four months ahead of the scheduled delivery date.

By Mike Mixer, Colliers International – Las Vegas At the beginning of 2020, Las Vegas was anything but ugly. Nevada’s economy was one of the fastest growing in the country. Unemployment was the lowest ever at 3.6 percent, while casinos reported three straight months of $1 billion in winnings. Then COVID came along and things got real ugly, real quick. The entire Las Vegas Strip was shut down, closed…on less than a day’s notice. The Las Vegas unemployment rate hit a staggering 34.2 percent. One out of three people in Las Vegas became unemployed in April 2020. Meanwhile, the last time the Strip was shut down was after the JFK assassination in 1963. The bad doesn’t look so bad compared to the ugly. As the year comes to a close, the Las Vegas Strip has reopened, but with fewer visitors. Low visitor demand hits hard in a city with more than 150,000 rooms. Las Vegas hotel occupancy has dropped from 90 percent down to 44 percent. Room rates have seen a milder drop this year, down only 6.77 percent (from $133 a night to $124 a night). The Las Vegas Gaming Market was also unlucky, especially without a robust convention …

LAS VEGAS — CapRock Partners has completed the acquisition of a 12.9-acre parcel at the junction of South Riley Street and West Hacienda Avenue in Southwest Las Vegas. Additionally, the company has successfully petitioned to rezone of the site to allow for the development of a three-building industrial park. The speculative industrial park will include: A 132,450-square-foot facility with 28-foot clear heights, five grade-level doors and 26 dock-high doors A 75,836-square-foot building with 24-foot clear heights, five grade-level doors and 22 dock-high doors A 21,976-square-foot property with 24-foot clear heights, one grade-level door and two dock-high doors The industrial park will also feature a 180-foot shared truck court, more than 200 parking spaces and ESFR sprinklers. Each building is also divisible down to approximately 10,000-square-foot units. Constructed is slated to begin in early summer, with completion scheduled for early spring 2022. The project team includes Lee & Sakahara as architect, Fulcrum Construction as general contractor and Kimley Horn as civil engineer. Brendan Keating and Amy Ogden of Logic Commercial Real Estate represented the undisclosed seller, while Rob Lujan, Xavier Wasiak and Jason Simon of JLL represented CapRock in the land acquisition. Additionally, JLL is overseeing leasing of the property.

LAS VEGAS — Colliers International has arranged the sale of an industrial building located at 6676 Escondido St. in Las Vegas. Green Bean Battery acquired the property for $1.3 million. The asset features 6,059 square feet of industrial space. Brian Riffel and Tyler Jones of Colliers International represented the seller, Escondido Investments, in the transaction.

NORTH LAS VEGAS, NEV. — Panattoni Development has completed North 15 Logistics, a 550,601-square-foot industrial project on 30 acres at the intersection of Interstate 15 and Speedway Boulevard in North Las Vegas. North 15 Logistics features two buildings with up to 36-foot clear heights, ESFR sprinkler systems, R-30 roof batt insulation and concrete truck courts. The tenant improvements are now complete, and Ruby Has occupies 373,363 square feet at the project. With six warehouse locations across the United States and Canada, Ruby Has offers third-party logistics using technology and integration to allow for faster shipping and a reduction in freight costs. A comingled fund managed by Clarion Partners owns the project, with Panattoni Development serving as developer. Alston Construction served as contractor and HPA Architecture served as architect.
