LAS VEGAS, NEV. — Strategic Storage Growth Trust II (SSGT II), a private real estate investment trust sponsored by an affiliate of SmartStop Self Storage REIT, has purchased a newly constructed self-storage facility in Las Vegas. Terms of the transaction were not released. Located at 5730 S. Durango Drive, the air-conditioned, 950-unit facility features 99,300 square feet of rentable space, camera surveillance, secured and alarmed doors, gated entry, LED lighting, ground-floor drive-up units, interior climate-controlled units with two easily accessible large capacity elevators, and covered exterior parking for RV/boats. The acquisition represents SSGT II’s first purchase in Las Vegas and the ninth property owned or managed by SmartStop in the Las Vegas market.

CARSON CITY, NEV. — Dickson Commercial Group (DCG) has brokered the purchase of a retail property located at 222 Fairview Drive in Carson City. The property traded hands for $3.2 million. The names of the seller and buyer were not released. Nick Knecht, Joel Fountain, Baker Krukow, Chris Shanks and Matt Dericco of DCG represented the buyer in the transaction. At the time of sale, Cash & Carry, formerly Smart Foodservice, occupied the 16,435-square-foot building.

CapRock-Point-Cheyenne-Las-Vegas-NV

LAS VEGAS — CapRock Partners has purchased a five-acre land site at 3919 E. Cheyenne Ave. in northern Las Vegas for the development of CapRock Point @ Cheyenne, a build-to-suit industrial asset. Terms of the acquisition were not disclosed. The site is permit-ready for the construction of a freestanding, 101,332-square-foot, Class A industrial building, which CapRock plans to deliver within nine months of start of construction. Tenants will have the opportunity to customize building plans for the build-to-suit spaces. Current building plans include the ability to divide the building into two units (45,507 square feet and 55,825 square feet); 13 dock-high doors; two grade-level doors; 30-foot clear heights; more than 100 parking spaces; a 132-foot truck court, including 60-foot truck apron and 53-foot truck circulation area; 2,000 amps, 227/480v, three-phase power; an ESFR sprinkler system; R-19 roof insulation; and build-to-suit office space. Mike Kendall, Gian Bruno, Chris Lane, Paul Sweetland, Jerry Doty and Dan Doherty of Colliers International represented CapRock Partners in the acquisition. Lane, Sweetland, Doty and Doherty are also overseeing leasing for the new facility.

Colvin acquired the 45,659-square-foot asset from an undisclosed seller for $6.1 million. Dean Willmore, Lauren Willmore, Mike Willmore and Stacy Shapiro of Colliers represented the buyer in the deal.

RENO, NEV. — Colliers International has arranged the sale of Silver Ridge Apartments, located at 1555 Sky Valley Road in west Reno. A private seller sold the asset to a partnership between Ideal Capital Group and Tilden Properties for $64 million. Kalah Espinoza with Colliers’ San Francisco-based Multifamily Investments Team and Melissa Molyneaux with Colliers’ Reno office represented the seller and procured the buyer in the transaction. Constructed in 1990, Silver Ridge offers 300 units in a mix of one-, two- and three-bedroom townhouse units averaging 1,000 square feet. Situated on 20 acres, the 295,840-square-foot property also has entitlements in place to allow for an additional 70 units to be developed within the existing site plan.

NORTH LAS VEGAS, NEV. — Harsch Investment Properties has started construction of Tropical Speedway Commerce Center in North Las Vegas. This new development will bring the company’s total holdings in metro Las Vegas to 30 properties totaling more than 10.5 million square feet. Totaling 150,000 square feet, Tropical Speedway Commerce Center will feature 28-foot to 32-foot minimum warehouse clear heights, 36 dock-high doors and eight grade-level doors, 221 parking spaces, a 130-foot minimum truck court and ESFR sprinklers. Completion is slated for second-quarter 2021. The facility will accommodate users ranging from 14,875 square feet to 150,000 square feet. The project team includes R&O Construction as general contractor and VLMK Engineering + Design and VTN Consulting Engineers as the design team. JLL’s Jason Simon, Xavier Wasiak and Rob Lujan will oversee leasing at the property.

LAS VEGAS — VICI Properties (NYSE: VICI), a New York City-based REIT, has provided a $400 million mortgage loan to a subsidiary of Caesars Entertainment Inc. (NASDAQ: CZR) that is secured by the Caesars Forum Convention Center in Las Vegas. The deal was set in motion in June when VICI and Caesars entered into an agreement whereby VICI provided Eldorado Resorts with a $400 million loan secured by the recently opened Caesars Forum Convention Center. The loan was conditioned to completion of the $17.5 billion merger between Eldorado and Caesars, which was officially completed in July. No details on what proceeds will specifically be used for were provided, but the COVID-19 pandemic has created major disruption within the gaming and hospitality industry and forced many operators like Caesars to function at reduced capacity and profit margins. VICI Properties also agreed to purchase 23 acres of undeveloped land in Las Vegas. Best U.S. Casinos, which covers the gaming and entertainment industry, reported that VICI agreed to pay $103.5 million for that acreage, but did not disclose any specific plans for future development.
