Camino Verde Acquires 28-Unit Apartment Community in Las Vegas

LAS VEGAS — Camino Verde Group has purchased a 28-unit multifamily property located at 2556 S. Van Patten St. in Las Vegas’ Historic Commercial Center District. Terms of the transaction, including acquisition price and the name of the seller, were not released. Camino Verde plans to rebrand the property as Camino 2556 and implement a $300,000 interior and exterior improvement plan. Built in 1963, Camino 2556 features 28 units in a mix of one-, two- and three-bedroom layouts with oversized kitchens and closets. The property’s four garden-style buildings are adjacent to Camino 2575, another Camino Verde Group-owned property.

Dickson Commercial Arranges $2.7M Sale of Mixed-Use, Multi-Tenant Asset in Nevada

STATELINE, NEV. — Dickson Commercial has negotiated the sale of a two-building property located at 298 Kingsbury Grade and 160 Pineridge Drive in Stateline. Kingsbury General Improvement District acquired the assets from JM Ranches for $2.7 million. The two multi-tenant properties offer a total of 15,788 square feet of office, industrial and retail space. Travis Hansen of Dickson Commercial Group represented the seller in the transaction.

NORTH LAS VEGAS, NEV. — Sun Commercial Real Estate has arranged the sale of a retail asset located in North Las Vegas. Passco Management Services sold the property to an undisclosed buyer for $3.5 million. Located at 1820 E. Lake Mead Blvd., the building features 28,129 square feet of retail space. Roy Fitz and Dylan Heroy of Sun Commercial Real Estate represented the seller in the transaction.

LAS VEGAS — Capovilla Management has completed the sale of McFarlane Medical Center in Las Vegas. An undisclosed buyer acquired the property for $10.4 million. Located at 8352 W. Warm Springs Road, the property features 39,279 square feet of medical office and office space. Lisa Hauger and Timothy Erickson of Sun Commercial Real Estate represented the seller in the deal.

LAS VEGAS — Northcap Commercial has arranged the sale of Summer Place Apartments, a multifamily property located in Las Vegas. Summer Place Apartments LLC sold the asset to an undisclosed buyer for $6.7 million, or $60,268 per unit. Built in 1979, the 112-unit property is located at 27 N. 28th St. Devin Lee, Jason Dittenber, Jerad Roberts and Robin Willett of Northcap Commercial handled the transaction.

LAS VEGAS — 3D Investments has completed the disposition of Las Brisas De Cheyenne, a multifamily property located in Las Vegas. Epic Investment Services acquired the asset for $22 million, or $125,000 per unit. Located at 3985 E. Cheyenne Ave., Las Brisas De Cheyenne features 176 apartments. Patrick Sauter, Art Carll-Tangora and Steve Nosrat of the Sauter Multifamily Group at Avison Young represented the seller in the transaction.

Tower 16 Capital Partners Sells 228-Unit Apartment Community in Las Vegas

LAS VEGAS — San Diego-based Tower 16 Capital Partners has completed the disposition of Altura on Duneville, a multifamily property located in Las Vegas. An undisclosed buyer acquired the asset for $35.5 million. Located at 5050 Duneville St., the community features 228 one- and two-bedroom apartments. Community amenities include two swimming pools and on-site daycare. Tower 16 Capital Partners originally acquired the property in 2018 for $24 million. During the company’s two-year hold, it implemented exterior and interior unit renovations and added new amenities, including a new leasing office, gym, business center and game room.

Cushman & Wakefield Brokers $3.8M Sale of Office Building in Las Vegas

LAS VEGAS — Cushman & Wakefield has facilitated the sale of a freestanding office building in Las Vegas. The buyer, 6425 W. Sahara Propco, acquired the multi-tenant asset for $3.8 million, or $102.04 per square foot. Built in 1995, the two-story property features 37,730 square feet of office and showroom space. Centrally located at W. Sahara Avenue and Mann Street, the building features an entryway, landscaping and the opportunity for prominent monument signage. Charles Moore, Marlene Fujita and Hunter Bradshaw of Cushman & Wakefield represented the seller, Equity Partnership Property Management, in the transaction.

CapRock Partners Sells Three Industrial Assets in Las Vegas Totaling 276,912 SF

LAS VEGAS — CapRock Partners has completed the disposition of a three-property, 276,912-square-foot industrial portfolio in Las Vegas. Nicola Wealth Real Estate, a Canada-based subsidiary of wealth management firm Nicola Wealth, acquired the assets for an undisclosed price. The acquisition is Nicola Wealth’s first venture into the Las Vegas market. The portfolio includes The Park @ Arville at 4350 Arville St.; Valley View Commerce Center at 5130, 5160, 5190 and 5230 S. Valley View Blvd.; and Valley View Business Park at 3021 S. Valley View Blvd. Built in 1974, The Park @ Arville features 160,554 square feet of multi-tenant space, with suites ranging from 1,000 square feet to 10,000 square feet with private storage yards and 15-foot to 20-foot clear heights. Valley View Commerce Center was constructed in 1989 and features 73,508 square feet of multi-tenant space, with suites ranging from 1,776 square feet to 6,528 square feet, and 15-foot to 17-foot clear heights. Developed in 1986, the 42,850-square-foot Valley View Business Park offers suites ranging from 2,000 square feet to 7,000 square feet. The property is close to Interstate 15, with convenient access to U.S. 95 and McCarren International Airport.

HENDERSON, NEV. — WestCorp Management Group, in partnership with Nevada West Development, has opened The Aviator, a multifamily community in West Henderson near the Henderson Executive Airport. Located at 3660 St. Rose Parkway, The Aviator features 380 apartments in a mix of one-, two- and three-bedroom layouts ranging in size from 836 square feet to 1,390 square feet. Each unit offers quartz countertops, stainless and energy-efficient appliances, wood-style flooring, walk-in closets and in-home washer and dryers. Additionally, the property offers Sky Suites, which are top-floor units that feature 12-foot coffered ceilings, Transom windows and three-panel glass slider walls in the living room.
