After finishing 2016 with a bang, 2017 is shaping up to be another great year for retail real estate in Las Vegas. Tourism, construction, population growth, infrastructure improvements and business growth are all cause for excitement. The Strip is once again predicted to dazzle retailers. There are currently more than $9 billion in construction projects underway or scheduled through 2019. The development lineup is dominated by Resort World, Steve Wynn’s Paradise Park and a hopeful sale of Fontainebleau. Alon is another exciting project that is looking to replace a major funding source so it can begin construction. Several other important, but smaller projects are scheduled to come on line later this year and into 2018. These include infrastructure, retail expansion and additional hotel room projects. New retail and food arrivals to the Strip include Skechers, Walburgers, Morimoto, Sugarcane Raw Bar Grill, Giordano’s and John Rich’s Red Neck Riviera. Around 42 million visitors from the U.S. and around the world enjoyed Las Vegas in 2016, and we are anticipating even more in 2017. Las Vegas population growth also continues. LAS VEGAS — GTM Architects has completed design work with Sugar Factory American Brasserie at six new locations across the U.S., including its largest restaurant in Las Vegas. At 17,700 square feet on two levels, the Las Vegas location includes an indoor dining room plus two outdoor patios on both levels, a 14-seat mini-carousel leading to a private gazebo, a full service café, a bulk candy selection in the confectionary shop, and an upscale Chocolate Lounge spanning more than 3,000 square feet.
LAS VEGAS — Alston Construction has completed the $7 million remodel of the International Game Technology (IGT) campus in Las Vegas. The campus is located at 6355 S. Buffalo Drive. The project included a complete remodel of a Class A, three- story office building that features high-tech capabilities and extensive security requirements. The work was finished in six phases to reduce the impact on the more than 700 employees that occupied the campus and were temporarily relocated during construction. Southwest Corporate Park owns the property. It was developed by Panattoni Development.
RENO, NEV. — Griffin-American Healthcare REIT IV has purchased a 191,000-square-foot medical office building in Reno for an undisclosed sum. The Class A building is situated on the campus of St. Mary’s Regional Medical Center. The six-story building is fully leased to seven tenants. Approximately 80 percent of the building is leased to Prime Healthcare Services – Reno LLC, the operator of St. Mary’s Regional Medical Center. The property is the primary outpatient location for the hospital, providing healthcare services like wellness, physical therapy, obstetrics and gynecology, oncology, radiology, women’s health, neurology, bariatrics and internal medicine. Ensemble Real Estate Solutions & Investments developed the asset. CBRE’s Chris Bodnar and Lee Asher represented the seller, an unaffiliated third party. Griffin-American financed the acquisition using cash on hand. It also borrowed under its line of credit with Bank of America and KeyBank National Association. American Healthcare Investors and Griffin Capital Company co-sponsor the REIT.
LAS VEGAS — ACVII-Hacienda LLC has acquired the 252-unit Conejo Villas Apartment Homes in Las Vegas for $28.5 million. The community is located at 5060 W. Hacienda Ave. Conejo Villas was built in 1999. The community offers covered parking, a pool with a sundeck and spa, and a fitness center. Robin Willett, Antone Brazill, Devin Lee and Jerad Roberts of Northcap Multifamily represented the buyer.
RENO, NEV. — Zazzle has leased a 180,792-square-foot industrial facility at the South Valley Commerce Center in Reno. The space is located at 811 Sandhill Road. Zazzle currently operates three facilities in California. The ecommerce company began searching for a new manufacturing facility about a year ago. The landlord is a joint venture between Panattoni and Hillwood Investment Properties. Dave Simonsen of Kidder Mathews and John McKenna of Newmark Cornish & Carey represented Zazzle. Michael Nevis, Michael Hoeck, and Steve Kucera, also of Kidder Mathews represented the landlord.
RENO, NEV. — Hanley Investment Group has arranged the $4.9 million sale of a 7,624-square-foot retail building located in Reno. Jos. A. Bank and Sleep Number occupy the property, located at 6350 S. Virginia St. Hanley Investment represented the buyer, a Los Angeles-based private investor, in the transaction. Pegasus Investments represented the seller, an undisclosed real estate investment and development firm based in Indianapolis. Both tenants are operating under corporate leases.
LAS VEGAS — Hamilton Zanze has purchased the 232-unit Alicante Villa Apartments in Las Vegas for $35.5 million. The community is located at 4370 S. Grand Canyon Drive. Alicante Villa was built in 2001 four miles from downtown Summerlin. CBRE’s Jeffrey Swinger represented the seller, Kislak, in this transaction.
LAS VEGAS — Alston Construction has completed a 68,875-square-foot, built-to-suit facility for 3G Productions in Las Vegas. The new facility is located on 5.4 acres at the corner of Euclid Avenue and Russell Road. The firm completed a 51,400-square-foot concrete tilt up building with a 16,875-square-foot steel/concrete deck mezzanine to be used in the future by the owner. PFIILP Eastern Russell 70 LLC owns the $9 million project. 3G Production will offer the facility as a corporate event venue.
LAS VEGAS — The Freeman Storage Container Facility in Las Vegas is set to undergo a $3.5 million expansion. The additional 10,000 square feet will include a marshaling yard on the adjacent land. The project is located on seven acres and is scheduled for completion in June. Construction of the existing facility was completed by Alston Construction in October 2015. The developer was Panattoni Development Co. and the owner is Ponderosa Yard LLC.
